Pacific Box & Crate Port City Bldg Pacific Box & Crate Site The Pacific Box & Crate development will transform an 80,000 square foot warehouse into a modern office and retail space with custom amenities for office users, while not losing the industrial grit of the building s spirit. Raven Cliff Development is leading the effort to create other amenityrelated uses such as a yoga and wellness studio by Ashley Bell, a 10,000-square-foot food hall spearheaded by Michael Shemtov of Butcher & Bee, and managed by Jonathan Ory, who is also relocating his own Bad Wolf Coffee from Chicago to the new building, and other soon-to-be announced additional food and beverage ventures. The first phase of the project will encompass approximately 130,000 square feet on almost ten acres of land. The new project is expected to be delivered in early

7 AREA DEVELOPMENTS. Magnolia Magnolia is a 100 acre mixed-use development that will include a mixture of office, retail, multi-family and hospitality buildings. The first phase of development is slated to begin in early The developer is a team comprised of WestRock, Pope & Land and Branch Properties. The initial infrastructure to the project was built pre-recession. The immediate area is seeing an influx of restaurants, office and retail users coming to the area as a scarcity of land is driving people to the Upper Peninsula. The overall timeline for the project is a 15 year build out. 7
