3 THE BRITISH ENGINEERIUM IS AN ENGINEERING AND STEAM POWER MUSEUM SITUATED WITHIN THE BRIGHTON AND HOVE CONURBATION. IT COMPRISES A SERIES OF 19TH CENTURY, HIGH VICTORIAN, GOTHIC BRICK BUILDINGS WHICH WERE ERECTED IN 1866, AS A PUMPING STATION FOR THE LOCAL WATER SUPPLY COMPANY. THE ENGINEERIUM HAS BEEN BEAUTIFULLY RESTORED OVER THE LAST TEN YEARS BY THE BRITISH ENGINEERIUM TRUST. IN RECENT YEARS, ADDITIONAL ACCOMMODATION HAS BEEN ADDED, EXTENDING THE BUILDINGS WITH SEVERAL NEW BUILDINGS, TO A TOTAL FLOOR AREA OF 33,625 SQ.FT / 3,123 SQ.M. THE ENGINEERIUM SITS UPON A TOTAL SITE AREA OF 2.5 ACRES/1 HECTARE. THE BRITISH ENGINEERIUM - A BRIEF HISTORY The British Engineerium (formerly Goldstone pumping station) is an engineering and steam power museum situated within the Brighton and Hove conurbation. It comprises a series of 19th Century High Victorian, Gothic brick buildings which were erected in 1866, as a pumping station for the local water supply company. A second engine was added in At the time of construction, Brighton and Hove suffered from a lack of clean water due to the rapid growth of the town in the 18th and early 19th century. Thomas Hawksley was commissioned to find a new site for a pumping station and in 1858 he advised that the shallow chalk valley at Goldstone bottom was a suitable candidate for supplying water from the natural aquifer below. approximately 600,000 litres of water per hour. In 1884, a cooling pond and leat were built on the adjoining land. The site ran successfully until the 1950s when it became redundant due to the addition of several post-war pumping stations across the city. In 1971, the site was saved from demolition by Jonathan Minns, a Londonbased steam and engineering expert who set about saving the buildings and their contents. In 2006, the site was acquired by its present owners who have continued with the restoration and construction of the new buildings, with a view to creating an engineering themed visitor attraction. The facility opened in 1866 and consisted of the original boiler house with adjacent engine room, coal cellars and a chimney, all built of polychrome brick. Demand for water continued to rise and in 1876 the corporation undertook a major expansion of the pumping station, by adding a second engine room, together with the large coal shed (corliss room) and additional workshop facilities. Both engines were capable of pumping

The renowned Theatre Royal, Duke of York s Picture House and Brighton Museum are all a stroll away and the city regularly hosts festivals and exhibitions including the annual Brighton Pride Festival, Brighton Comedy Festival and Brighton Festival, the largest arts festival in England and one of the largest in Europe. BRIGHTON & HOVE Brighton and Hove is a seaside resort, some 55 miles south of London with an estimated population of 273,000, forming part of a larger conurbation stretching along the coast of approximately 480,000. It is connected to the national road networks by the A(M)23 north and the A259 and A27 east west routes and has excellent rail links via Brighton, Hove and Portslade stations, making London Victoria accessible in under one hour. LOCATION The Engineerium complex lies within the conurbation of Brighton and Hove at the corner of Neville Road and The Droveway, which is accessible from the A23/A27 and the A270 east-west thoroughfares. The site is immediately adjacent to Hove Park, a green space extending to some 40 acres with tennis courts, steam train ride and various other facilities. Public transport routes are available in Neville Road and the site is approximately 1.5 miles from Hove and Aldrington mainline railway stations.

5 THE OPPORTUNITY Significant potential for a variety of uses LEISURE BUSINESS SPACE EDUCATIONAL MEDIA CAMPUS INSTITUTIONAL The Engineerium has been beautifully restored over the last ten years by the British Engineerium Trust. In recent years, additional accommodation has been added, extending to some 15,015sq.ft / 1,395 sq.m in several new buildings, which are currently internally unfitted. This brings the total floor area of the buildings to 33,625 sq.ft / 3,123 sq.m, sitting upon a site of 2.5 acres/1 hectare. The new buildings were developed with the concept of creating a themed visitor attraction, based around the existing heritage steam museum and as such lend themselves to a variety of uses which could include leisure (D2 use), D1 uses and offices (B1), or a mixture of these uses. The new buildings have been finished to a shell specification and are, thus, ready for final fit out by the new occupiers. PLANNING The site currently comprises a variety of buildings, most of which are classed as a museum which falls under class D1 use. The engineer s house is used as offices, which is complementary to the main museum use of the site. It is considered that the site is suitable for a variety of alternative uses which would be subject to a change of use. The site and buildings fall under the Engineerium Conservation area which extends to 8.89 acres / 3.59 hectares and includes a site on the other side of the road (not included in this sale). Parts of the site are Listed Grade II, including the boiler and engine house plus chimney (cooling pond and leat), the coal shed (corliss room) and the flint boundary wall. 6 THEMED VISITOR ATTRACTION The current owner, whilst lovingly refurbishing the entire complex, had the vision to create a significant visitor destination site telling the story of the World of Engineering. The intention was to mix the old and the new by combining heritage and history with the latest entertainment technologies to create a unique family theme park experience, including the British Militarium (a fully immersive exhibition experience of the machines and industrial warfare), Dr Volks mystery ride (a train ride exploring the mystery of electricity and its power for invention), a 5D cinema together with a restaurant and cafe area, all supplemented with the beautiful grade 2 listed steam engines. This is an example of the versatility of the site and potential of the buildings. TENURE The entire site is available freehold with vacant possession upon completion, with our clients preference for a sale. However, consideration will also be given to proposals from operators on a leasehold basis.
