4 GETTING READY FOR THE SPOTLIGHT TOTTENHAM COURT ROAD STATION WILL BE BUSIER THAN HEATHROW AIRPORT T H E CAPITAL S T R A N S P O R T HUB At the centre of London s most exciting and ambitious regeneration projects, Tottenham Court Walk will establish the area as a go-to high street destination for Fitzrovia, and build on the creation of the flagship Primark and Zara stores on East Oxford Street. The quality hotels, bars and restaurants that have always characterised Fitzrovia and Charlotte Street continue to define it as one of London s premier entertainment districts. The advent of Crossrail in 2018 will recast Tottenham Court Road station into the West End s major transport hub, offering both tube and train services to more than 200,000 passengers each day. A number of new developments are helping change the face of the area, which will open up connectivity between Oxford Street and Tottenham Court Road. Tottenham Court Walk s retailers can expect to benefit from an increase in footfall of more than 75 million a year, equating to 110 million potential customers.
5 A S T Y L I S H & A FFLUEN T AUDIENCE CROSSRAIL WILL BE THE CATALYST TO INCREDIBLE DEMAND FOR SHOPS, CAFÉS AND RESTAURANTS IN THE AREA There are currently 135,940 workers within half a kilometre, with an average retail expenditure that s almost 50% higher than the UK norm. Worker densities along some parts of Tottenham Court Road currently exceed 225,000 workers per square mile, with a total footfall in 2014 of 18.4 million. In addition, the same area is home to 25,000 residents with an expected population rise of 7.3% over the next five years. For retailers, this means a captive seven day trade. A youthful academic population of over 160,000 students ensures there s a higher percentage of people aged between 15 and 34 in the area than anywhere else in the UK. 6 CREATING B E T T E R PUBLIC SPACES The West End Project is being led by Camden Council a 26m vision to transform the Tottenham Court Road area over the next four years. They are committed to improving congestion and air quality and plan to convert the one way system of Tottenham Court Road and Gower Street for two-way traffic.
