PRESENTATION TIPS In property as in all things, first impressions count. Here are a few tried and trusted tips on presenting your property to its best effect. FROM VALUATION TO COMPLETION AND BEYOND Our team will work closely with you throughout the sales process, advising on everything from the value of your home through to presenting your property and ensuring a speedy completion. At every stage, our focus is on making sure you have all the information you need to make decisions; we are not in the business of simply telling clients what they want to hear. Setting the right price Our in-depth understanding of the London market is founded on many years of experience and on ongoing research. As well as tracking every transaction in our marketplaces, we also receive regular briefings from our research partner Volterra to help us monitor the wider economy and forecast the general trend of the property market. All of this knowledge enables us to set the maximum achievable price for every property and, in any given year, we expect to achieve over 98% of our clients combined asking prices. Making the right impression Presentation is absolutely key. When needed, we tell our clients to prepare their properties as if Homes & Gardens were doing a photo shoot the next day. In most cases, we will provide a detailed list for each room setting out how to make your property look its best. Many of our clients are extremely busy, so we have dedicated teams ready to do anything from cleaning the windows to, perhaps where a property has been left empty, fully furnishing a house. Every viewing will be accompanied and we always arrive early (with the right keys it s the simple things that make all the difference). We make sure lights are turned on and that the scene is set for an unpressurised viewing. We have even been known to make unmade beds, pick up litter outside a property and arrange flowers to show a property at its best. Above all, we never try to oversell a house experience tells us that a property will sell itself if the scene has been set. Agreeing a sale The best way of agreeing a sale to the right buyer will vary from property to property. Sometimes it will be important to arrange a high number of viewings, other times to show it only to a handful of people who are perfect for that particular property. If we are taking the less is more approach, we often find that after sealed bids the ideal buyer has been identified and the ideal price achieved. Managing the sale through to completion Once your sale has been agreed, our team will keep in touch with all parties to make sure the transaction proceeds smoothly and on time. One of the key areas we focus on is making sure documentation is assembled early on as this helps the sale to proceed quickly. If documents need to be sourced at the eleventh hour a copy of a covenant from the local planning office, for example we don t wait for solicitors letters; we go there ourselves and pick them up by hand. We will be there every step of the way, right through to helping with the moving arrangements. For example, if your Steinway piano has a long journey to your new home, we can put you in touch with people who will make sure it arrives safely. When painting your front door, stick to traditional heritage colours for period properties and pretty pastel shades to tone in with your brickwork. Fresh paint works miracles. You can transform a room with good lighting. Gardens, roof terraces and balconies: scrub up brickwork, mow lawns, plant out beds and keep them free of weeds, varnish decking and make trellising good. Pretend Homes & Gardens are doing a photo shoot in every room......but remember that you are selling a home not a show house de-clutter but don t make it look too clinical. Most people will be drawn to a window, so make sure they are all gleaming. Give every part of your house a function; turn that old landing space into a study, for example. Kitchens and bathrooms should gleam and sparkle. Remove pet food and kitty litter they really put buyers off.
