9 THE CHARETTE PROCESS A charette is an intensive effort by a group of individuals with varying interests and knowledge bases on a topic, focusing on identifying and addressing constraints and opportunities within a limited timeframe. 12 RIVER OAKS DISTRICT Houston, TX The River Oaks District is a mixed-use project that includes 297,000 square feet of luxury retail, restaurant and entertainment, 71,000 square feet of Class A commercial office and 279 luxury residential apartments. The project also includes approximately 1,200 new parking spaces in a 5-level parking structure. The site is located within 1 mile of the Uptown-Galleria District to the west and the prestigious neighborhood of River Oaks to the east. The site also has significant frontage along Westheimer Road, which as the primary thoroughfare from the Galleria District to Downtown Houston 6 miles to the northeast, has daily traffic counts of 80,000. Phase 1 to open Summer 2015.

13 BUCKHEAD ATLANTA Atlanta, GA Located at the intersection of Peachtree and West Paces Ferry Roads, Buckhead Atlanta will feature approximately 1.5 million square feet of new development including 267,000 square feet of upscale retail stores, restaurants and cafes, more than 125,000 square feet of office space and 370 luxury high-rise residences. Buckhead Atlanta will fit seamlessly into the existing Buckhead Village, with pedestrian-friendly streets and a mix of residences, great food and luxury retail shops that are new to Atlanta. Retailers include a mix of local, regional, national and international brand names. The development features lush landscaping and varied storefronts to create a unique shopping district that allows for a shopping experience unlike the enclosed malls currently in the surrounding area. Buckead Atlanta opened in September 2014 and currently has 23 retailers open and operational.

14 SYMPHONY HONOLULU Honolulu, HI Symphony Honolulu is the latest residential offering in Honolulu s Kakaako area. Symphony features 388 residential condominiums as well as JN Exotics, Hawaii s premier luxury auto dealer. Amenities of the project include: a seventh-floor terrace lounge with all-inclusive, state-of-the-art fitness center and yoga studio, private movie theater multimedia rooms, social dining room with catering kitchen, inviting infinity-edge pool and Jacuzzi spa as well as entertainment cabanas for outdoor dining and several guest suites. As of January 2015, 85% of the condominium units at Symphony Honolulu are under contract for sale. Target completion date is first quarter of 2016.

15 SALT Tempe, AZ SALT is a 3.7-acre site in Tempe, Arizona, which has been fully entitled for a four-story, 265-unit, Class A apartment building. Located on the south side of Tempe Town Lake, the site is currently vacant and is part of the Hayden Ferry Lakeside Master Plan, near Arizona State University and the Mill Avenue Entertainment District. It is next door to the new 2,000,000-square-foot State Farm campus currently under construction. The project site includes residential, retail, hotel and office uses. The development will feature studio, 1, 2, and 3 bedroom living spaces. Residents will enjoy boutique resort style amenities with two pools, spa, yoga lawn, poolside cabanas, multiple outdoor barbeque areas, lush landscaping, and direct frontage on Tempe Town Lake. The community also includes a large gym complete with cardio equipment, free weights and resistance training equipment, a media room, and a spacious social room. SALT is slated to open in early 2016.

16 IOWA RIVER LANDING Corlaville, IA Iowa River Landing is a 180-acre mixed-use development located in Coralville, Iowa, along Interstate 80 and First Avenue on the Iowa River. The project is a public/private partnership between OliverMcMillan and the City of Coralville. The dynamic destination includes a 250-room flagship Marriott Hotel and Conference Center; a 330,000-square-foot retail town center; office, residential and entertainment offerings; as well as a transportation facility that will connect Iowa River Landing to downtown Iowa City and the University of Iowa via light rail.

17 EV San Diego, CA EV is a five-story residential building fronting 13th Street between Market and G Streets in the East Village District of downtown San Diego. Covering three-quarters of a city block, the new construction includes 208 mid-rise and ground-level apartments with studio, one- and two-bedroom residences, plus two groundlevel retail spaces of approximately 2,660 square feet each. In addition, the building will include common areas for residents at the ground floor and an extensive rooftop deck. EV is currently under construction and is slated to open in the spring of 2015.

19 GLEN TOWN CENTER Glenview, IL The Glen Town Center is truly a new heart of activity for the Village of Glenview. It is a $250 million, 50- acre mixed-use project that includes 1,100,000 square feet of buildings, 3,000 new parking spaces on the street and in six new parking structures, three new public parks, and new city streets and sidewalks, all developed by OliverMcMillan as the master developer. The uses include retail (department stores, mid-sized and small retail), gourmet grocery, theaters, restaurants, small food, service retail, office, apartments, flats, and four-story brick row homes/ condominiums.

20 UPTOWN DISTRICT San Diego, CA Located in the vibrant Hillcrest neighborhood of San Diego, Village Hillcrest provides over 250,000 square feet of mixed-use space. Tenants include Landmark Theatres and 24 Hour Fitness as well as several restaurants, retailers and office tenants.

23 NASHVILLE Nashville, TN OliverMcMillan and Spectrum Emery ( OM & SE ) are entering into a co-development partnership to transform the original convention center site in Downtown Nashville, Tennessee into a dynamic mixed-use development featuring retail, residential, office, dining and entertainment. The project includes 77,608 square feet of creative office space situated above retail and a 350 unit residential tower. In addition, it will feature approximately 242,000 square feet of retail and dining space, an additional 35,000 square feet slated for an entertainment venue, and approximately 40,000 square feet for the National Museum of African American Music. Construction is anticipated to begin in 2016.

24 WESTMINSTER Westminster, CO In January 2015, the City of Westminster, the Westminster Economic Development Authority and OliverMcMillan executed a Development Agreement for the redevelopment of the 105- acre site of the former Westminster Mall, located at U.S. 36 and Sheridan Boulevard. The TOD-designated site is located between Boulder and Denver, adjacent to U.S. 36, an RTD Bus Rapid Transit line stop, as well as next to a future RTD light rail station. OM s vision for the project is a high-density, mixed-use development with both for sale and for rent residential, office, retail and hospitality, along with parks, and a major pedestrian and bike-friendly landscaped boulevard traversing the property from North to South. The City of Westminster has already begun site work and infrastructure, at their own expense. The first phase of vertical construction is anticipated to begin Q4 of The development agreement includes project subsidies, which will be funded by a combination of city land sales and other public financing mechanisms. In addition, the City will contribute land and pay for all parking lots and structures for commercial uses (retail & office).

25 IRVING Irving, TX Located on the former Texas Stadium site, OliverMcMillan has an Exclusive Negotiation Agreement ( ENA ) with the City of Irving, Texas to re-develop the 79 acre site located between Dallas and Fort Worth. The property has been programed to include 225,000 square feet of office, 230,000 square feet of retail and restaurant, 400 for rent apartment, and two (2) key hotels totaling 400 rooms an approximate 25 acres of the 80 acre site. OliverMcMillan, in partnership with the City of Irving is currently in discussions with a Fortune 150 company to relocate their global headquarters to the site and occupy the remaining 50 + acres. This new Headquarters would consist of approximately 1,500,000 square feet of office space and bring over 5,000 jobs to the property.

26 VILLAGE OF KAPOLEI Kapolei, HI Through an RFP process, OliverMcMillan (OM) was awarded the right to develop 26 acres of prime land in Oahu s second City of Kapolei by the landowner, the State of Hawaii. The property is located across from the newly constructed Walmart and involves the last development parcel of the State s Villages of Kapolei master plan neighborhood. The proposed project involves a mixed-use urban village. Current plans anticipate approximately 154,000± sf of retail and 414 residential units, of which 51% will be considered affordable (<140% area median income) as required by the State. OM is the master developer of the project, responsible for the development of site infrastructure, retail and the market-rate multi-family project components. OM will divest responsibility for the development and operation of the affordable component of the project to Hunt Development (along with UHC Communities). The property will be acquired under long-term ground lease (65 years or longer), with no ground lease payments until project completion/opening. Construction is anticipated to begin in 2016.
