The campus provides 788 student bed spaces and ancillary facilities on a previously vacant site adjacent to the University s existing Docklands campus. Located opposite London City Airport, the site is bounded by the Royal Albert Dock, a publicly accessible dock edge path to the south, the Docklands Light Railway, Gallions Reach Roundabout, University Way to the north and Woolwich Manor Way to the east. The building was constructed using mainly precast concrete because of its inherent robust nature, acoustic and thermal properties. This also helped eliminate wet trades, thus saving time and money and increasing the speed of erection. 04

It reduces the time taken to complete a project thus resulting in a shorter period of disturbance for surrounding properties. Our precast units arrive ready for installation and are scheduled to be on-site just-in-time so they can be lifted directly into place. This prevents unnecessary handling and so reduces the diesel or electricity used by mobile plant and cranes. Whats more, this rapid process compared with in-situ options means precast sites are less vulnerable to delays caused by inclement weather. For example using FP McCann s (Bell & Webster s) RoomSolutions TM on a building footprint of 32 beds, 4 kitchens and central core area per floor, it takes approximately two weeks to complete the construction, including the installation of the bathroom pods. 08

10 benefits of room solutions Acoustically versatile As a dense material, precast elements in a building make for a peaceful lifestyle. Privacy and effective sound reduction are ensured, which makes precast and makes a precast structure an ideal choice for residential buildings in particular. Because precast can be moulded to any shape, size and texture it can be used to deflect or absorb noise. This makes it a good acoustic host for music but also an effective sound barrier along side busy roads. Thermally efficient Concrete can be dense or lightweight and this choice affects its thermal behaviour. In either case, precast concrete can act as a thermal sink or as an insulator. In some buildings you can see precast doing both. Pre-installed services Precast concrete can carry pre-installed services and fixtures, whether these are communications, plumbing or even windows. Services can be cast within the precast element or panels can include connection plates ready to receive heating and lighting fittings on site. This makes both construction and maintenance easy.
