8 ECONOMIC ANALYSIS From downtown properties appreciated 9.7% while properties within 1/2 and.1/10 miles of the B-Line Trail appreciated 13.1% and 11.8% respectively. New developments under construction total $54.5 million for a total investment surrounding the trail at $75.18 million. IU Kelly School of Business/2012

9 BUILD IT AND THEY WILL COME Nearly 70% of respondents do not live in the downtown area signaling the trail is already attracting consumers that do not live in direct proximity to the trail. 22% of trail users were from an area code outside of Bloomington, this signals a large amount of users from outside the community and opportunity for larger markets for potential developers.
