1 RIDGE Property and Construction Consultants 2013: issue two Mountain of Motorsport Work is due to start on site this month for a new motor racing circuit in China. A fantastic high-end automotive and motorsport leisure project near Shaoxing, south of Shanghai. The scheme comprises a new motor racing circuit, with 27.5 acres of mixed-use development around an 80m high mountain. Working for Apex Circuit Design, Ridge is providing Project Management, Architecture, Cost Consultancy and M&E Engineering for the 250million programme. Together, we will deliver a contemporary state-of-the-art design to reflect the aspirational brand of this development. 2 Accommodation for 5700 Students Purpose-built student accommodation is one of the UK s fastest growing property investment trends. UCAS has reported a 9% increase in applications to higher education this autumn. Significant investment opportunities have consequently opened up for the private sector to support higher education providers in meeting their requirements for residential accommodation. Ridge is delivering a number of these schemes across the country including: Stoke on Trent: Liverpool: Winchester: Exeter: Cardiff: 120 beds (for Urban Sleep) 326 beds (for Urban Sleep) 400 beds (for Moorfield Group) 492 beds (for a JV including Moorfield Group) 540 beds (for Student Castle) Newcastle: 200 beds (for Student Castle) Leeds: 240 beds (for Downing Developments) Chatham Lodge, Liverpool Swansea: 900 beds (for M&G Investments) Swansea Hatfield: Ridge has been appointed by M&G Investments (one of the UK s largest investment houses) to act as Monitoring Surveyor on a scheme to provide new student accommodation for Swansea University by the autumn term This scheme comprises circa 900 study bedrooms and flats, together with an administration/management suite, mini market, coffee shop, laundrette and dining hall beds (for Bouygues) Exeter August saw the completion of 492 purpose-built student apartments on the site of a former print-works in central Exeter. Appointed by Moorfield Group (a leading property-related investment, trading and development company), Ridge acted as Employer s Agent, Quantity Surveyor, CDMC and Clerk of Works. Designed to target overseas as well as domestic students, the accommodation comprises studios, multi-bedroom/ cluster apartments and extensive communal facilities.
3 Conserving our Heritage Liverpool Institute of Performing Arts In 2011 Liverpool Institute for Performing Arts purchased the former College of Art and Design to provide additional space to complement the Institute s existing facilities and accommodation. Ridge has been appointed to act as Project Manager and Quantity Surveyor for this scheme, which provides an opportunity to restore this important heritage asset whilst enhancing the quality and appearance of the Canning Street Conservation Area in Liverpool. Lady Lever Gallery National Museums Liverpool approached Ridge for assistance with its plans to submit a number of grant applications including a bid to the Heritage Lottery Fund. If successful, the Grade II listed Lady Lever Gallery in Port Sunlight will benefit from a 1million redevelopment. The expectation is to launch the programme of works in 2014 the Gallery s centenary year. The Heritage Centre, Odney Recently completed, the John Lewis Heritage Centre has been created at Grove Farm in Cookham. The Centre, which will store the historic JLP archive collections, also offers space for talks, exhibitions as well as Arts and Crafts workshops. The distinctive cedar wood cladding has been routed with a Charles Voysey design. The new centre, which functions as a working department for the Partnership, is open to the public on Saturdays.
4 London Relocation On 4 November our London office moved around the corner to Harling House, 47-51, Great Suffolk Street, London, SE1 0BS. This new location provides more space for our growing team, with a fantastic view of the London city skyline and is conveniently situated above Gordon Ramsey s new venture the Union Street Café. De-commissioning hospital buildings Ridge is providing services for the decommissioning of more than 20 buildings at Southmead Hospital (Bristol) in advance of a new PFI hospital. Phase I: Over a period of 20 weeks, live services were disconnected and contaminated elements were removed from 22 buildings. Phase II: Prior to the next phase of the PFI contract, we carriedout a similar exercise for a large proportion of the whole site. The contract calls for the decommissioning to take place over a 6-week period in May next year. The client decided to decentralise the boiler plant (in advance of the decommissioning) as part of the same contract; consequently, there will be a number of advanced enabling contracts carried out between January and July. Phase III: Once the work at Southmead has been completed there will then be a contract let for the decommissioning buildings at the Frenchay site. CABI Headquarters CABI, a not for profit organisation, solves problems in agriculture and the environment in order to improve the lives of some of the world s poorest people. This project will provide CABI with a new exemplar HQ building in Wallingford. Ridge will project manage and provide cost consultancy for the construction of the 2-storey 3100m² building, through to completion. Aesthetically the headquarters is a stunning building with a curved roofline and green roof integrated with photovoltaics. It is a unique development, targeting BREEAM Excellent. The site is adjacent to an Area of Outstanding Natural Beauty and outside the local development plan - as such the masterplan has been designed to accomplish a low impact on the Oxfordshire countryside. 5 Expertise in the Spotlight Stock Condition Surveys What is the value of a stock condition survey? There are two key questions for an Asset Manager: 1: Can we identify poorly performing properties in a coordinated way and justify re-investment decisions that improve value for money? and 2: Have we maximised our resources on the right things? With good stock condition information and a suitable analysis tool the answer to both of these can be a confident Yes. Stock condition data can be used to: Identify high and low-cost properties to help inform stock viability modelling Develop planned maintenance and improvement plans Monitor compliance with Decent Homes, or any other standards Record works completed Prepare expenditure profiles for business planning Inform option appraisals. Maintaining a robust stock condition database is crucial to the decision making process. The starting point for all of this is the collection of accurate, usable (but not excessive) data to populate the system. Ridge has a dedicated team of stock condition survey specialists that focuses on this type of project - last year we successfully undertook over 35,000 individual property condition and energy surveys on all residential property types including traditional, non-traditional and high-rise blocks. The team has been undertaking surveys since 1995 and is one of the most experienced specialist teams in the country, having completed thousands of stock condition survey projects across the UK.

Shaoxing: a new 250M motor racing development in China (see cover story) The Hague: refurbishment of the British Ambassador s Residence Moscow: feasibility study for turning a stable block at the Embassy Residence into town houses Guernsey: The Royal Development, a 250M mixed-use scheme on the waterfront at St Peter Port Vienna: building services design of a new Data Suite for United Nations New York: electrical works at UN Plaza Ottawa: 1) replacement of roof-mounted chiller units at the British High Commission; and 2) electrical upgrade works at Foreign & Commonwealth Office residences across the city Abuja: 1) continuing to work on the new British High Commission; and 2) replacement windows, to blast standard, in the existing High Commission Ghana: works have started on site for a new Police Hospital at Accra, being built by International Hospitals Group IN BRIEF Greene King Capital Improvements Our long-standing and successful relationship with the pub retailer and brewer Greene King has taken another huge stride forward with our appointment to monitor property maintenance to their entire estate, which exceeds 2,700 properties. Our appointment is to ensure that building fabric, building services and sewage treatment plants are maintained to a high level and that any remedial works are fit for purpose. Oxford Spires Academy Ridge structural engineering and M&E teams have successfully supported Kier Construction in its bid to secure a number of Academy projects funded by the CfBT Education Trust. The 6million Oxford Spires Academy project was the first to reach construction stage, and opened for students in September. Infrastructure The Ridge infrastructure team has recently been awarded commissions from Network Rail, London Underground and the Thames Tideway Tunnel Project. The Tideway Tunnel will provide a major new sewer to accommodate overflows from London s Victorian sewer system. If given the green light, work is due to start in 2015 and the construction will be split geographically into three main contracts worth a total of around 1.6billion. Ascot Racecourse Ridge has been appointed by Ascot Racecourse to deliver an exceptional new restaurant within the Grandstand, ahead of Royal Ascot The new 2.5million facility will provide one of the best racecourse hospitality venues in the world, with a 220-cover restaurant offering unrivalled views over the racecourse. This acquisition further enhances our structural engineering team experience and adds expertise in civil engineering, drainage and flood alleviation design.
