1 BOB & MICHAEL HORNE S SUN CITY REAL ESTATE REPORT Sun City Shadow Hills July 1 - December 31, 2016 In 27 states average home prices have surpassed their pre-recession peaks and the national average is only 4% less. In California this is mostly being driven by the large city markets like Los Angles, San Francisco and San Diego. In these markets inventories are tight, demand is strong and prices have exceeded their pre-recession peaks. In our valley we see things improving as well. Compared to the same period last year sales prices across the valley continue to improve. Sun City Shadow Hills improved in sales volume and prices began to rise in the second half of the year. Until two years ago Canadian buyers had been a large part of our market. The unfavorable exchange rate caused almost all of this activity to evaporate contributing to a soft Sales volume in 2016 far outpaced 2015 and the 116 homes for sale as of January 1 st, 2017 is 15% fewer than last year. While this is great news for sellers, there are some concerns as we start Interest rates, which inched up ¼% in December, are forecast to reach 4.6% by years end. There is also legislation pending in California which would no longer allow second home owners to take deductions of mortgage interest on second homes. The second half of 2016 saw year over year improvement in median and average prices in the Valley and Sun City Palm Desert but not in Sun City Shadow Hills. SCPD s improvement was not as strong as the valley average. SCSH improved in sales volume but not in average or median price. In 2016, a larger portion of sales occured under $400,000 and a smaller portion occurred over $400, <$400,000 73% 70% $400,000 - $600,000 25% 25% $600,000+ 2% 5%

2 The 1st Half, the 2nd Half and All of Sale Volume & Pricing Sun City Shadow Hills sales volume for 2016 was better than 2015 for the entire year, both first half and second half. However, this increase in volume did not translate into higher prices. Golf course homes, however experienced increases in both communities. By the end of August there were only 65 homes for sale. The summer months of June, July and August produced 56 escrows. Amazingly, this is only 3 fewer than the 59 escrows that were produced during the peak season of January, February and March.
