Vendor Profile below (7) Signing date of the sales agreement : December 26, 2007 (scheduled) (8) Date of acquisition : February 1, 2008 (scheduled) (9) Funds for acquisition : Use of borrowed funds is planned. *1 The name is scheduled to be changed after the Investment Corporation acquires the asset. *2 Type A represents assets under management that have executed their profitability to a certain degree but have rooms to produce further profits. 2. Reasons for Acquisition The reason for this acquisition is to improve the portfolio in Other Major Regional Cities, reflecting the basic policy of asset management and the investment stance provided in the Investment Corporation s Articles of Incorporation. When deciding on the acquisition, the following points were assessed in particular:

2 Location with High Competitiveness; High Grade with Large-scale Renovation Completed Niigata City is a central city in the Hokuriku area, with a population of 805,533 (as of the end of November 2007) and home to the prefecture government office of Niigata Prefecture. The city became an ordinance-designated city on April 1, Niigata City has the function of a traffic junction on the Japan Sea-side of Honshu (main island), with Niigata Station serving the Joetsu Shinkansen (bullet train) and local lines connecting to the Tohoku and Kinki areas, expressways spreading in every direction from Niigata City to include the Hokuriku, Kanetsu, Banetsu and Nihonkai Tohoku expressways, and the Port of Niigata which has a long history of operation. The property is an office building with good location and high visibility, as it stands approximately two minutes on foot from the Bandaiguchi exit of Niigata Station on the JR Joetsu Shinkansen and Shinetsu Honsen lines and is located on the three-way corner in the block closest to Niigata Station along Higashi Odori street running from Niigata Station through Bandaibashi bridge. The Niigata Station North Exit zone, to which the property belongs, is a central office area in Niigata City with a concentration of many large-scale buildings centering on Higashi Odori street. The area is often considered as a relocation destination by major tenants because of its proximity to Niigata Station, while it can be expected to meet a certain level of relocation needs for relatively small tenants. In addition, major renovation construction was conducted on the property in 2000 in the entrance hall and common areas of each floor as well as a renovation of the elevators. Since many of the office buildings in the area are many years old and have not had any renovation constructions, the property has certain advantages in the level of facilities as well. The Investment Corporation has evaluated the location and characteristics of the property, and judges that the property will continue to have high competitiveness in the concerned area. 3. The location (residence indication) shows the address of the office building on the upper line and that of the parking lot on the lower line. (Note 2) The total floor area of the parking lot on the separate site indicates the figure entered in the inspection certificate, and includes the floor area of the annexed building (type of building: management office, building structure: light steel frame structure with zinc coated steel flat roof, floor area: 19.44m 2 ). (Note 3) The Investment Corporation plans to conclude a building management consignment agreement with Bussan Real Estate Co., Ltd. limited to a three-month period from the acquisition of the property. (Note 4) The figure is the combined value of the office building and the parking lot on the separate site. 1. The property does not meet the requirement of height limitations and the structure of emergency exit stairs, but discussions will be held with the Niigata City Office on how to handle the issue and the seller shall take responsibility and liability to solve the problems by the date of acquisition by the Investment Corporation. 2. The road on the southwestern side of the parking lot on the separate site is subject to city planning (as decided on January 20, 2006). When the city planning is implemented, the southwestern side of the said site will be set back by approximately 14m from the current boundary with the road. The project plan has not yet been decided, and it will begin in 2021 or after if it is implemented. 3. The Investment Corporation has no plans to pledge collateral for the asset at present. 4.
