RUGBY REALTY ( WILL BE SPENDING OVER $10 MILLION TO COMPLETELY REPOSITION THIS ASSET. Lobby Ownership will spend $1.5 million on a total lobby renovation to a modern, contemporary design. Fitness Center A new fitness center (featuring Precor cardiovascular equipment) and locker rooms will be added to the building, which will be available to tenants at no cost. Shared Conference Facility The shared conference facility will be renovated and will continue to be available to tenants at no additional cost. New modular furniture can be arranged in a variety of configurations that allow for boardroom style meetings, presentations, and training sessions. Garage Repairs Landlord will be spending $4 million to completely renovate and repair the garage to Class A standards. Elevator Modernization Passenger elevators will be modernized with destination dispatch, bringing state-of-the-art service into the building. Bathroom Renovations Select common area restrooms will be renovated and modernized. Lighting Upgrade Common area and parking garage lighting will be converted to LED, which will improve aesthetics and reduce energy use and operating expenses. These savings will be passed on to the tenant.
