2 OVERVIEW The subject Hampton Inn & Suites is located in the SoBro area of Downtown Nashville and performs in the top 5% of Hilton s system. The property s owner, LCP Hotels, is expanding the existing 6-story 154-key property to include an additional 53 rooms (hotel will have 207 rooms in total). All existing hotel rooms will be renovated and a street-level retail space constructed on the north face of the structure (facing 4th Ave South & Bridgestone HQs). The retail storefront and entrance faces 4th Avenue South and has direct exterior access from the sidewalk. The retail space does not connect to the lobby and is located on the opposite side of the structure. No loading dock is available DELIVERY CONDITIONS Floor: gravel floor without slab Metering of Utilities: all utilities will be separately metered with Tenant 100% responsible for cost of meter unit and all monthly utility expenses.
