3 2 INVESTINHAMILTON.CA INVESTINHAMILTON.CA 3 GROWING TOGETHER BUSINESS RETENTION BRAVE NEW CODE A local Information/Communications/Technology firm invested in 2,100 square feet of co-location office space in Hamilton s downtown in In the economic development practice, it is widely accepted that 80% of the growth for a local economy comes from those already investing in the municipality, while only 20% of growth comes from new investment from outside the municipality. That is why the City of Hamilton has an award-winning business retention and expansion program to actively encourage and assist local businesses with expansion plans, identifying new markets, and hiring more staff. The following businesses are just some of the business retention and expansion highlights from the past year: Superior Radiant Products An industry leader in the design and manufacture of energy efficient infrared heating solutions with locations in Canada, USA and China, Superior expanded by 43,000 square feet at their Stoney Creek head office. 2,100 SQ. FT. co-location office space Terra Greenhouses A $2 million expansion to the former Oakridge greenhouse consisting of 10,570 square feet of greenhouse additions, 8,945 square feet of garden centre addition, and a 10,000 square foot agricultural warehouse addition. Millier Dickinson Blais (MDB) MDB expanded from 2,000 square feet to approximately 3,700 square feet in MDB opened their first Hamilton office in 2007 with one person, and now employs eight full-time employees in Hamilton, with further expansion of staff in Hamilton over the next year. HAPPENINGS OF 2010 $1 BILLION DOLLARS in building permits achieved (1 st time ever) INNOVATION FACTORY starts at McMaster Innovation Park CANADA BREAD CO. begins construction on 385,000 square foot bakery
4 4 INVESTINHAMILTON.CA INVESTINHAMILTON.CA 5 HAMILTON INTERNATIONAL AIRPORT AIR CARGO LOGISTICS FACILITY Together the Provincial and Federal Governments, and TradePort, have invested $12 million in a new 77,000 square foot cargo facility. When complete, approximately half of the building will be dedicated to anchor tenant Cargojet, with the remainder operated by TradePort as a common-use facility focused on growing cargo throughput by introducing common-use infrastructure for shippers and forwarders, providing capabilities to handle perishable items, and offering office space for client use. 77,000 SQ. FT. facility- construction commenced Walters Group Walters Group is a tightly integrated network of companies and partners offering end to end solutions to design, fabricate and erect complex steelwork projects throughout North America. Walters recently completed two expansions: The Stoney Creek Business Park location which has Walters occupying approximately 50,000 square feet of space employing approximately 30 people; and Feature Walters, a division of Walters Group, which involved an expansion of operations by relocating Walters Toronto office to Hamilton to become more fully integrated into the Walters Family of companies. This expansion increased their workforce by another 8 employees. Kubes Steel Kubes Steel is the Canadian leader in steel rolling and bending services, custom fabrication and industrial fabricating. Kubes continues to grow in Hamilton expanding by 36,000 square feet in 2014 with the opening of an additional fabrication and parts assembly facility. Gay Lea Foods Gay Lea Foods acquired the Hamilton institution of Salerno Dairy in a deal that will see Salerno s 185 employees retained in Hamilton and add to Gay Lea s workforce of 650 in the Province of Ontario. This investment represents a strategic acquisition in the City s burgeoning agri-business/food processing sector. HAPPENINGS OF 2011 MAPLE LEAF FOODS 498,000 square foot processing plant GORILLA CHEESE launches Canada s 1 st grilled cheese food truck PIPELINE STUDIOS moves its animation firm from Oakville to Hamilton
5 6 INVESTINHAMILTON.CA INVESTINHAMILTON.CA 7 JANCO STEEL Port of Hamilton The 2014 total cargo volumes for the Port of Hamilton were 10,526,732 metric tonnes (MT), representing a 5% increase over As well, the Port welcomed 157 overseas vessels in 2014, with the balance (462) operating within the Canada/US Great Lakes. Overseas tonnage was 2 million MT, a gain of 39% year-over-year and the highest volume of overseas cargo in a decade. Sobotec Acquired a 30,000 square foot industrial building to expand its Stoney Creek operations and created 20 new high tech positions, bringing its total Hamilton employment to over 210. Sobotec is a leader in the design, fabrication and installation of Aluminum Composite Panel Systems and is the largest processor in North America. Expanded its current operations with a multi-million dollar investment and 10,000 square foot addition to make room for a state of the art cut to length line which will increase their capacity and broaden their capabilities. 10,000 SQ. FT. addition to be built 55 Hatt Street, Dundas This flex office building is approximately 38,000 square feet, and is the first phase of an $8 million project for the site. HAPPENINGS OF 2012 STEEPED TEA Construction begins on the Ancaster Business Park distribution centre NAVISTAR Breaks ground on Red Hill Business Park distribution centre HILTON HOMEWOOD Work starts on 15 storey hotel in downtown core
6 8 INVESTINHAMILTON.CA INVESTINHAMILTON.CA 9 ARCELORMITTAL DOFASCO (AMD) Invested $120 million for its state of the art No.6 Galvanizing Line and $33 million for its new No.3 Temper Mill. The company also announced an additional $55 million investment in the overhaul of its No.4 line into a dual product line for Galvanize and Galvalume steel. These investments are sustaining the company s 5,400 jobs and creating a world class steel finishing stream. SUSTAINING 5,400 JOBS Gala Bakery Expansion into a new 11,000 square foot building in the Red Hill Business Park. This $1 million investment, retained 15 jobs with plans for additional hires over time. Triple M Metals Triple M, rated one of Canada s 50 best - managed companies six years running, is a fully intergraded recycler of ferrous and non-ferrous scrap metal. Triple M recently expanded their Hamilton operation into a new $25 million, 30,000 square foot facility. Plant Products A full-service supplier of fertilizers, pest control products and seeds in North America, Plant Products expanded operations by leasing 47,000 square feet in the Ancaster Business Park to be their Eastern Canada Distribution Centre and Sales Office, with approximately 30 new employees. Steeped Tea Expansion of 12,000 square feet growing to a total of 20,000 square feet. HAPPENINGS OF 2013 PIER 7 & 8 City of Hamilton gains full control NATIONS FRESH opens 55,000 square foot grocery store downtown STACKPOLE invests $8 million in 85,000 square foot manufacturing facility

BUSINESS ATTRACTION Over the past several years, Hamilton has been ranked the top place to invest in Canada and Ontario and has seen an exponential rise in building permit values. Much of this growth is directly attributable to a myriad of interest from the Greater Toronto Area (GTA), the diversification of the local economy that can accommodate new businesses from various economic sectors, and a multitude of transportation systems that not many cities in Ontario can claim. The following businesses are just some of the business attraction highlights from the past year: Dependable IT An inbound/captive contact centre relocated to Hamilton s downtown core operating in 18,000 square feet of office. It is expected that over time this investment will yield over 300 new jobs in Hamilton s core. NAVISTAR One of the world s leading truck, bus, recreational vehicle and diesel engine manufacturers completed a new 250,000 square foot parts distribution centre in the Red Hill Business Park. The $20 million investment will be home to employees. 250,000 SQ. FT. facility completed Sucro Can Inc. This 82,000 square foot new business retrofitted part of the former Lakeport brewery space to accommodate a new liquid sugar processing facility. This created five new jobs. Made For You by Madeline Centrally located in the heart of Downtown Hamilton, Made For You By Madeline opened in June This open kitchen bakery prides its reputation on organic grain that is milled on-site into the freshest flour resulting in outstanding treats.
8 12 INVESTINHAMILTON.CA INVESTINHAMILTON.CA 13 Fraunhofer A partnership between McMaster University and Germany s Fraunhofer Institute for Cell Therapy and Immunology, will develop innovative technologies to automate production for cell therapies, significantly lowering the cost to treat degenerative diseases. The joint project is anticipated to create up to 100 jobs and attract top scientists and industry researchers from around the world. It will also help establish Hamilton as a hub for Ontario s life sciences sector. Arts & Science Brewery A $10 million, 50,000 square foot retrofit of the former Lakeport Facility into a new craft brewery and hospitality venue. This investment includes 30 new jobs and new life for this former brewery. Burloak Tech. An $11.5 million investment in high-tech 3D printing and scanning equipment. One of only three facilities in Canada with this capacity, Burloak provides global inspection and engineering support services around the world. Burloak s investment resulted in the creation of 9 new jobs with plans to grow to 50 in two years. West Avenue Cider Co. Leased 10,000 square feet on Brockley Drive for the relocation of their hard cider business, creating five new jobs. EB Media Solutions Opened in 2014, EB Media Solutions is an awardwinning web design company offering an array of services including design and development, online marketing, and strategy sessions. Kinstruct Health Opened in 2014 in Waterdown Ontario, Kinstruct Health offers complete holistic care, family chiropractic, naturopathic, acupuncture, registered massage, prenatal support and classes and holistic nutrition. Ancaster Professional Centre A new 13,000 square foot medical office facility located just minutes away from the Ancaster Business Park.
9 14 INVESTINHAMILTON.CA INVESTINHAMILTON.CA 15 RESIDENCES OF ROYAL CONNAUGHT After several years of sitting vacant, the sales office for this condominium complex launched in The first phase of construction will begin in 2015 and involve 122 luxury condos. Over the course of the entire five phase investment, there are 700 units planned. CONSTRUCTION BEGINS IN 2015 DOWNTOWN LOOKING UP URBAN DEVELOPMENT In 2014, there were over 300 new jobs created in the downtown corenearly 1,000 jobs have been created over the past three years alone. In all, there are 24,700 jobs in the Downtown Hamilton Urban growth centre, making it the largest employment district in the city. In addition to job market growth in Hamilton s downtown core, there has been a large increase in urban development. Over 2,000 condominium units are either under construction or soon to be under construction and the downtown core is seeing an influx of students from post-secondary campuses and creative industry professionals. The following are just some of the urban development highlights from the past year: 123 James Street North This new office built (the first in decades for the downtown) was completed in 2014 consisting of three floors, 30,000 square feet, and a cost of $10 million. City Square Condos Construction continued on City Square Condos Tower 2 at 85 Robinson Street. The development has a total of 99 units. 150 Main Street West Construction continued on this downtown renewal project that includes 142 condominium units with commercial space at the first and second levels of the existing seven storey former Revenue Canada building together with a five storey addition. The lower level will be excavated to supply a six (6) storey combined underground and above ground parking garage.
10 16 INVESTINHAMILTON.CA INVESTINHAMILTON.CA 17 EDS AND MEDS INSTITUTIONAL DEVELOPMENT Along with a great number of private sector investments, expenditures on public sector investments are changing the landscape of the city. From new hospitals, to new university campuses, Hamilton is increasingly becoming known around the country as a health and education leader. The following are just some of the institutional highlights from the past year: The Ron Joyce Children s Health Centre The only centre of its kind in Canada, this centre includes four key services- Autism Spectrum Disorder Service; Child and Youth Mental Health Program; Developmental Pediatrics and Rehabilitation Program; Prosthetics and Orthotics Service. These programs will accommodate more than 70,000 visits annually, cared for by teams of approximately 300 specialists and staff. Construction on this 170,000 square foot centre began in May 2014 and completion is scheduled for Fall DAVID BRALEY HEALTH SCIENCES CENTRE Construction neared completion on McMaster s new David Braley Health Sciences Centre in The $84.6 million, 192,000 square foot project will be the home of Hamilton Public Health Services, a large family health clinic and several academic divisions of the Michael G. DeGroote School of Medicine, including the Department of Family Medicine, and programs for continuing health sciences education, faculty development, education research development and the Foundation for Medical Practice Education. 192,000 SQ. FT. facility near completion St. Joseph s Healthcare new West 5 th Campus The Margaret & Charles Juravinski Centre for Integrated Healthcare on St. Joseph s new West 5th Campus officially opened in February 2014 and is now home to more than 700 staff and volunteers. The building marks an incredible $581 million investment in Hamilton by the Ministry of Health and Long Term Care and was supported locally by more than $10 million in donations to the St. Joseph s Healthcare Foundation.
