11 O Callaghan Properties O Callaghan Properties was established in 1969 and is one of Ireland s most successful privately owned property development and investment companies with commercial, retail and residential projects throughout Ireland. We recently completed a total of 600,000 ft 2 of retail, residential and high specification offices in Opera Lane and Half Moon Street in Cork city centre, Ireland s second largest city. Both of these developments opened in October 2009 and include tenants such as Top Shop, H & M, New Look, Next, Boots and Gap. It has been widely acknowledged that both developments contributed significantly to the urban regeneration of Cork city centre. We also recently completed the Mahon Point mixed use development in Cork. Mahon Point is an edge of town Retail led development and its principal elements include a 150,000 ft 2 retail park, a 350,000 ft 2 shopping centre, an office park and residential units. The shopping centre and retail park were opened in 2005 and include tenants such as Debenhams, Tesco, Boots, Next, Zara and B & Q. We developed a similar project on a 180 acre site at Liffey Valley, Dublin in partnership with Grosvenor Estates. The shopping centre element was opened in 1998 and has been a huge success to date. The project currently consists of a 500,000 ft 2 shopping centre, 100,000 ft 2 of office space, two retail parks, hotel, crèche and motor mall. The second phase of the project has been designated as a Major Retail Centre. This will involve a major extension to the shopping centre and the provision of town centre facilities, residential units and office accommodation. We are also involved as stakeholders in the Clonburris Strategic Development Zone (SDZ). The Government designated the majority of the Clonburris lands (c. 180 hectares) as an SDZ in July South Dublin County Council finalised a Planning Scheme for the SDZ portion of the lands in The proposed Plan is intended to facilitate the development of 8 new neighbourhoods which together may accommodate up to 16,000 new homes and associated community facilities and up to 600,000 ft 2 of net retail floorspace. We have developed a number of other mixed use projects around Ireland including the Merchants Quay Centre, The Paul Street Centre and the North Main Street Centre in Cork, the Golden Island Shopping Centre in Athlone, the Carlow Shopping Centre in Carlow and the Arthurs Quay Shopping Centre in Limerick. We are also major house builders, having completed approximately 6,000 units to date. We currently have a land bank for a further 1,500 units. 11
