3 Welcome From the cosy entrance hall, step through the middle door to Mallory where you emerge into a grand hallway. Dressed in honey coloured pitch pine panelling and hosting a majestic, wide-sweeping mahogany staircase carved by craftsmen, this hall immediately conveys a sense of history. This is not just another Lakeland home Kick off your muddy boots at the bottom of the stairs, there s ample room for seating in this broad and inviting hallway. A door at the end of the hall takes you through to the rear hallway and a useful downstairs WC, also housing the boiler. Ahead lies the door leading to your expansive grounds.

4 Tucked away Traverse through to the left to discover a sitting room fit for royalty. Above, the high vaulted ceiling is a true work of art and reinforces the stature of this country manor house. Sneak a peek at the authentic servant s bell push to the left of the sideboard, a vestige of its grand age and a nod to the heritage of the room in its former incarnation as the home s dining room, when once it would be used to call butlers and maids. Uncover nooks, alcoves and recesses straight out of an E Nesbit novel all of which make for a grand game of hide-and-seek; the perfect playground for children and grandchildren. So vast is this room that there is ample space for your dining table, so gather around and study the maps as you prepare your next expedition into the north western Lakes. This room is no stranger to such discussions; former resident Dr Wakefield - a local record-breaking fell runner - once sat in this very room alongside Mallory to discuss route plans and to thrash out the finer details of the 1922 Everest expedition in which he served as team doctor.

5 Magic moments Linger awhile by the enormous bay window and radiate in postcard perfect views out over the croquet lawn. In the spring, admire the outspread purple limbs of the resplendent rhododendron whilst the red squirrels scamper by to take their dinner at the feeder. Time now to check your own provisions. Sidle through the glass paned double doors into your kitchen. Sympathetic units and pristine laminate surfaces are offset by pretty sage green splashback tiles, whilst elegant ornithological wallpaper bedecks the wall framing the dining table. From here sit and enjoy a casual breakfast looking out onto a pretty rockery with its rotation of flowers starting with a flurry of snowdrops and followed by drifts of daffodils, tulips and bluebells idyllic.

6 The main ascent Time for the main ascent. Retrace your steps to that incredible entrance hallway, and glide your hand along the smooth mahogany handrail (owner - whether you re five or 85, it s great fun to slide down! ). Each spindle is intricate and the substantial newel post at the bottom is ornately carved, unique threads adding to the richly weaved tale of Mallory. Pause midway through your climb on the half landing, and, bathed in light from the triple panelled window, enjoy inspiring views over the back lawn and the colourful azaleas below. Such a lovely old manor house, its charm and personality are apparent at every turn, particularly at the graceful sweep of the balcony rail on the landing as it continues round to a large linen cupboard. Make camp for the night, or the next thousand nights, in your lavish en-suite bedroom. Elegantly wallpapered in a green and white naturalistic Sanderson design, stand a while at the pitch pine panelled windows; rest on the window seat and enjoy the picture of the grounds and the trees with tantalising views of the fells beyond.

7 Relax in comfort Beyond lies your sparkling en-suite featuring a large bath with shower head attachments. Perfect for soothing aching limbs after a bracing day on the fells. Next door lies another bounteous bedroom, made much in the image of the master suite. Enjoy the same splendid views, but swap the soothing bath for an invigorating spritz in your corner shower. There is no light pollution here. On a clear night the sky is peppered with stars.

8 The grounds Outside, explore your exclusive private grounds. With an abundance of lawn and seating areas for those summer picnic lunches, live the life of an English country gent of old, honing your swing on the 9-hole putting course, or perfecting your peg-out on the croquet lawn. Or of course you could simply relax beneath the weeping ash enjoying a book and a glass of chilled wine as the scent from the azaleas on the rear lawn drifts by and the children map the numerous secret pathways that course their way through the many specimen trees and past the tadpole-filled pond. Outside always offers interest, seeing the seasons go by, the colours of the garden. In spring, the evening sun floods in and the garden is at its most colourful.

9 Out and about Time to pay homage to the traditions of your home, so pull on your walking boots and let your feet show you the way.take a left to head for Latrigg and Skiddaw - England s sixth highest mountain, or turn right along the terrace road for breath-taking views over Derwent Water and Borrowdale. For an alternate taste of the region s heritage, climb up to Dodd Fell, where the Lakeland poets Southey, Wordsworth and Coleridge once roamed, soaking up the inspiration for so many of the nation s best loved poems. Vibrant Keswick is down the road and is home to an abundance of shops, supermarkets and eateries such as walkers favourite the Dog and Gun, famed for its robust goulash. The M6 at Penrith is a mere 20-minutes motor away and from there the country awaits. But don t take our word for it, in the words of one happy visitor : What a magnificent home! The grounds are beautiful, the scenery amazing and it is close enough to town whilst being restful and secluded.
