43 Glossary of Property Terms Office Assignment This is to transfer an interest in a lease an will be subject to approval from the landlord. The incoming assignee must be able to demonstrate strength of covenant. The initial tenant has no remaining responsibility once the assignment has been completed. Subletting When a tenant sub leases their interest to another party but the tenant still has a responsibility to the landlord for the performance of all covenants in the lease. Break Option A clause within a lease which gives the tenant or landlord a right to terminate the lease before the normal expiry date. The lease will generally define the length of notice to be given and may provide for a financial penalty upon exercising the option. Passing Rent The rent currently payable under the lease. Rent Reviews A provision in the lease whereby the amount of the rent is to be reconsidered at stated intervals generally 5 yearly. The method and procedure for reviewing the rent are outlined in the lease. Net Internal Area (NIA) The basis of measurement used for city centre offices. It is the usable space in a building measured to the internal finish of structural, external or party walls, but excluding toilets, lifts and plant rooms, stairs and lift wells, common entrance halls, lobbies and corridors. Jones Lang LaSalle always recommends that a purchaser/lessee carry out on site measurements to verify areas. Gross Internal Area (GIA) The basis of measurement generally used in suburban offices. It is the area of a building measured to the internal face of the external walls at each floor level and includes lift rooms, plant rooms, service accommodation such as toilets, lobbies, corridors, cleaner's rooms etc. Jones Lang LaSalle always recommends that a purchaser/lessee carry out on site measurements to verify areas. Practical Completion A signed statement issued by the developer's architect at the time that a building is complete in virtually all respects and ready for occupation. Service Charge The amount payable by a tenant on account of services provided by the landlord.
