3 Overview As part of the ongoing Scottish Accommodation Occupancy Survey (SAOS) contract, The Moffat Centre, commissioned by VisitScotland, is continuing to produce monthly and quarterly outputs. This fourth quarterly report for 2017 forms part of the agreed outputs. Executive Summary The buoyancy of demand for Scottish tourism is reinforced in accommodation tourism performance (Oct-Dec 2017). The continued appeal to international markets given the relative strength of UK Sterling in comparison to other major currencies continues to make visiting Scotland an attractive proposition. Uncertainty about employment and the economy during the current Brexit climate will impact on leisure spending at a domestic level and this seems to be evidenced across a range of sectors from Touring to Self-Catering to Serviced Accommodation. Positive performance in serviced accommodation is demonstrated in many market segments and at a location level Edinburgh and the Lothians continues to enjoy strong occupancy rates as have a number of regions. Guest House and B&B operations show even healthier performance reflecting growth in demand amongst more price sensitive consumers. This trend is also reflected in Self- Catering accommodation which has evidenced the greatest growth in demand as operators also benefit from the value of dual listing with on-line consolidators such as Airbnb, which continues to increase market share. The combined impacts of a Sterling currency value proposition; an anticipated increase in international tourist arrivals to the UK; and the improvement in sales distribution channels on-line has undoubtedly helped extend the appeal of the Scottish commercial accommodation supply into the Oct-Dec period helping to counteract traditional patterns of seasonality in demand.
