The lodge is set in over an acre of wooded garden only 20 minutes from Edinburgh. The house is a 'Techie s' dream with 5 flat screen TVs, a 10x10 movie screen with a Sony HD projector, a Playstation and games console as well as HD Sky movies. There is a full music system on three levels of the house easy to use Bluetooth connectivity on all 3 levels of the house. There is also wi-fi throughout. 3 Interior & Grounds The house sleeps 30 guests in 17 double beds, 9 single beds and 2 double sofa beds If you are happy to share a double bed, extra guests will be charged at a reduced cost of 30pp per night. This extra cost can be paid at the meet and greet service on arrival. There are three en-suites, one family bathroom and a large wet room on the ground floor. Top floor - Bedroom One (Master bedroom): Five double beds and en-suite with large walk in shower and Jacuzzi bath Middle floor - Bedroom Two: Two double beds - Bedroom Three: Two double beds - Bedroom Four: Five double beds. All sharing a large family bathroom and walk in shower Ground floor - Bedroom Five: Two singles, one double with en-suite - Bedroom Six: Two double beds, en suite. - Bedroom Seven & Eight: with curtain partition, 4 single beds, sharing a large wet room Bonus room - 3 single beds with wash hand basin, this room has no window Hot Tubs The house has two outside hot tubs which can comfortably seat up to 8 guests at any one session. Luxury New Spa If you wish your whole party to enjoy themselves at the same time then please book our new enclosed luxury Spa. This new area, which is attached to the house, has a large 20 foot swimming pool with swim pro jets, so you can test your swimming against the tide?! The Spa also has a thermal hot tub, sauna and Champagne bar for your enjoyment. The new bar comes with four bottles of complimentary sparkling wine. It also has cocktail mixers, two ice making machines and a wine chiller for up to 8 bottles of wine. This is a wonderfully place to relax and unwind at any time during your stay. The addition of a new karaoke machine with over 200 tracks to sing along too adds to the fun! This fabulous facility can be booked for only 490 for your full weekend stay. The Spa facility can be paid at the meet and greet service on arrival. Guests who book use of the spa benefit from the option of early check in and late check out. It can seat 8 guests comfortably in leather club armchairs. Cinema The cinema has two large sofas seating up to 8 guests. You have the option of watching your favourite film on the big screen or switching over to Sky sports for the Golf, rugby or football? Also with an xbox 360 you can sit back and play your favourite games. Gym The gym has 5 punch bags, speed ball and a trampoline. Guests can visit the majestic castle, explore the royal mile or descend into the city s haunted vaults. Its boasts a wonderful mix of restaurants, pubs, trendy bars and funky night life that provides the perfect venue for any celebration. The owners can arrange golfing near the mansion at the 18 hole West Linton Golf Club. There are over 20 golf courses in an around Edinburgh to practice on. 8 Location & Local Information The house is 14 miles from Edinburgh city centre and is in the fantastic conservation village of West Linton. The village has an award winning restaurant that is just a 5 minute walk from the house. The Gordon Arms Pub has a roaring log fire and many real ales and is only 3 minutes from the house. Calm, the nearby health and beauty salon, does relaxing head, body and hand massages and is a 5 minute walk. There are two golf courses around West Linton and the famous Rosslyn chapel is only 9 miles away. The house is on the loan that leads onto the old "Roman road" and on to the pent land hills. Peebles town is only 10 miles away and Glentress mountain biking centre is just beyond. Page 8

This is paid prior to arrival and will be refunded in full after departure subject to damage inspection. - Arrival time: Departure time: Energy costs included?: Included in the rental price. - Linen & towels included?: All linen included in the rental price. Bath towels can be supplied for 5 pp - Pets welcome?: Pets allowed. - Changeover day: Fridays's and Monday's. - End of stay cleaning included?: Included. Please leave the property in the state that you found it. - Smoking Allowed?: No smoking in the property. - Insurance: It is recommended that all guests take out insurance to cover against potential cancellation and any accidental damage caused during your stay at the property. - Other Ts and Cs: Hen parties are very welcome at Linton Lodge, please contact our concierge team for further details. No outside entertainers/entertainment allowed - like DJ's with their own music systems for example. It is strictly prohibited to bring any outside music systems to the house. Please only use the sound system that is provided in the house. The in-house music system has Bluetooth and can play on all three levels of the house. No outside catering vans with their own generators allowed in the grounds. - Other 2: The Outdoor Hot Tubs. Please note that due to having to re-fill and clean the hot tubs after every departure, it might be that 1 of the hot tubs is not up to full temperature till the Saturday morning/tuesday morning - depending on your day of arrival. - Other 3: 490 for unlimited use of the spa throughout your stay (please note that there is an additional 30 charge for a mid-stay spa clean for 7-night bookings) Hot Tub - It is important to be aware that we can only guarantee that one outside hot tub will be in operation during your stay. - The hot tubs require a full drain and filter service between guest stays before being refilled for use. - It takes 24 hours for the water to heat up to the desired temperature. Parties/Celebrations - Linton Lodge does not entertain stag parties, 18th or 21st Birthday parties. - We ask all our guests to give special consideration after 11pm to our neighbours, some of whom have young families.
