From April 2018, when all facilities have become operational, Benchmark expect to achieve an average rack rate of $250/night for two-bedroom apartments and $280/night for all three-bedroom apartments. At the same time, they project an average annual occupancy of 85% across the entire development. If these targets are hit, it will result in a 9.4% NET annual yield for owners of the two-bed apartments and 10.2% NET for three-bed apartment investors. Extensive due diligence has been conducted to arrive at these figures some of which you can see in our Orlando hotels: amenities and rack rate comparisons document. This research clearly illustrates that the resort is right at the top end of the local hotel market when it comes to the provision of onsite facilities, despite the cost of staying there being far lower than similar local alternatives. On top of this, the size of even the two-bed apartments is incomparable to all other options and five times larger than the average hotel room in the US (based on research by New York University). Already, the operational apartments have been hugely popular, with the resort having been rated excellent or superb on all major hotel review websites. This is despite the fact that construction work has been ongoing and not all facilities have been completed.
