2 Hospitality newsletter 2 Russia Toyoko Inn hotel will open in Moscow The first hotel of Toyoko Inn, which is the largest hotel chain in Japan, will be built close to Krasnoselskaya metro station. The 11-storey hotel will be built at 15\17 1st Krasnoselsky Lane. The total area of the hotel will amounts to 10,000 sq. m. The hotel will be able to accommodate up to 440 people. The lobby and training center will be placed on the ground floor. The dining room and technical premises will be located underground. A new Radisson Blu hotel in Moscow Radisson Hotel Group (RHG) will act as an operator of a hotel within a multifunctional complex with the total area of thousand sq. m. on site of Sport hotel in Moscow located at 90/2 Leninsky Ave. The Radisson Blu Leninsky Prospect Hotel with the total area of 31.5 thousand sq. m. and 150 rooms is planned to open in The infrastructure will include: a conference area, a gym, spa center, a lobby bar and two restaurants. Yandex announced the purchase of a site for new headquarters Yandex has signed an agreement to purchase a land plot with the total area of 4 ha at 15 Kosygina Street for the construction of its new headquarters. As of January 2019, there is Korston Club Hotel (former Orlyonok) located on this land plot. The company will receive the land plot after the approval of the Moscow government. The transaction amount achieved $145 m. After the approval of the transaction and preparation of the project, the building of the Korston Club Hotel will be most likely demolished. Amtel Properties bought Holiday Inn in Moscow region Structures affiliated with Amtel group acquired the Holiday Inn Moscow Vinogradovo hotel with 154 rooms located in Moscow region 12 km away from Sheremetyevo International Airport. The amount of the transaction was not disclosed. Eco-hotel Izumrudny les opens a new congress hall Eco-hotel Izumrudny les opens a new congress hall with a cinema, a restaurant, a lounge and multifunctional areas. The facilities of the hotel could be used for negotiations, strategic sessions, conferences and teambuilding events. There is also a multifunctional hall with the total area of 312 sq. m., which is able to accommodate up to 260 people. There are also special relocatable partitions, which enable to divide the hall into 3 separate areas. Boutique hotel will open in Moscow City A 5-star boutique hotel with 49 rooms will open as a part of a multifunctional complex with a concert hall at 2 Presnenskaya Emb. There will be a direct access to the stage and the hall from hotel rooms. The total complex area will be about 490 thousand sq. m. The concert hall will be located under the translucent dome with a diameter of 64 m, made in the form of a giant clock. Crowne Plaza Moscow Tretyakovskaya opened in Moscow InterContinental Hotels Group opened the second Crowne Plaza in Moscow. Crowne Plaza Tretyakovskaya hotel has 159 rooms with a panoramic view on the city center and is located in Zamoskvorechye district. Hotel provides all facilities required for effective work and leisure, including high speed Wi-Fi. There are 3 conference halls, a bar, a restaurant, a fully equipped gym and a 24/7 wellness center. Before joining Crowne Plaza the hotel was known under Aquamarin name. Two hotels will be built in Moscow As of January 2019, a construction permit for two hotels in the center and in the east of Moscow was issued. The total number of rooms will amount to 359 rooms. Hotel at 2-4 Kozhevnicheskaya Street is designed for 255 rooms. There will also be an underground parking for 134 cars. The hotel at 34 Veliyaminovskaya Street will

The hotel building will be located in the industrial zone surrounded by offices and industrial buildings. The Book hotel complex opened in Moscow in test mode The Book is a hotel complex located at 15 Novy Arbat Street in the famous dom-knizhka building. This property was acquired in 2014 by Capital Group. The investment amounted to approx. RUB 6.4 bn. The building has been completely renovated. There is Pentahotel hotel for 228 rooms on the 1-11 th floors of the building. The Book Apartments are located on the 12 th, 13 th and th floors. They are designed for people who come to Moscow for a long period of time. Intermark Residence apartments are located in the remaining rooms. FSK Leader will build an apartment hotel in Saint Petersburg FSK Leader will invest RUB 4 bn in the construction of an apartment hotel in Saint Petersburg. The hotel will be constructed at Kolomyazsky Ave. in the Primorsky District. A 13-storey apart-hotel, consisting of two buildings for 1,500 apartments with the total area of 45 thousand sq. m. with a restaurant, a gym and other services for residents, will be constructed on the land plot with the total area of 3 ha. The hotel will be the 5 th project of the company in Saint Petersburg, but the 1 st in the format of serviced apart-hotel. Two sites for the construction of an apartment hotel were acquired at the end of December 2018 from Apart-Prestige and Union Apart companies. The transaction amount achieved RUB 800 m. The construction of the apartment hotel will start in Q The project will be implemented in 2 phases. Completion of construction is planned in Capsule hotel opened in Pulkovo The first capsule hotel began operating in the common area of the Pulkovo terminal. Aerosleep installed 13 sleep capsules on the ground floor of the terminal. Each capsule is equipped with a bed (160 x 200 cm.), which can accommodate two adults and a child. In the capsule there is also a mirror, a safe, an entertainment system and free Wi-Fi. Investment in the project amounted to approx. RUB 3 m. The accommodation price will amount to RUB 190 per hour during the test mode. E3 Group will build an apart-hotel AVENUE APART in Saint Petersburg The E3 Group of Companies will invest RUB 1 bn in the construction of an apartment hotel in the Nevsky district of Saint Petersburg near Tovarishevsky Ave. The project implies the construction of an 18-storey building with the total area of 15 thousand sq. m. The AVENUE APART complex will include 391 rooms, a gym, a pharmacy, a shop, a restaurant and a co-working space. This will be the 3 rd project implemented under this brand. Four Points by Sheraton opened in Krasnodar Group of companies "RAMO-M" opened the hotel Four Points by Sheraton Krasnodar. The amount of investment in construction exceeded RUB 2 bn. The hotel has 200 rooms, including suites, a conference room, six meeting rooms, a gym and restaurants. Sheraton Ufa will change its brand Ufa Sheraton hotel will change its brand in As of December 31, 2018, the franchise agreement signed by the hotel owner, the Granel group, with the Sheraton, expired. The parties refused to extend the contract. Until the transition to the new brand is completed, the hotel will be temporarily called Congress Hotel Ufa. The transition to a new international brand is planned to be completed by February Arkhyz Royal Resort & Spa opened in Arkhyz New hotel complex Arkhyz Royal Resort & Spa opened in late December at the resort Arkhyz in Karachayevo- Cherkessia. The hotel is located in the tourist village Romantic and has direct access to the ski slopes in the ski in zone and offers 87 rooms of different comfort levels for up to 230 guests. The complex includes a restaurant with an internal hall for 100 seats and an all-season outdoor terrace. The hotel s infrastructure also includes a lobby bar, a fitness center, ski equipment rental with a locker storage room, a children s center, a tour desk, parking for guests personal transport, a private transfer service and the thermal spa complex. For guests arriving on a business trip, there are two modern conference rooms.

4 Hospitality newsletter 4 Golf club and hotel will be built if Primorye South Korean company Dongnam Industry is investing about RUB 2 bn in the creation of a golf course on the territory of the Primorye entertainment resort. Investor has signed the corresponding agreement with JSC Corporation for the Development of Primorsky Krai. Russian partner of Dongnam direct company is Vladivostok Country Club. At least 80 ha of land are required to implement the above-mentioned idea. Dongnam Industry expects to implement the project within a year from the moment of receiving the land for rent. The first stage includes the creation of a 9-hole field, the construction of a club house and related infrastructure. It is planned to build a 4-star hotel with 100 rooms. The resort zone Primorye is located at Muravyinaya Bay near Vladivostok. It is planned to build at least 8 hotels with restaurants and casinos on the territory with the total area of 619 ha. Opening of two new facilities - Naga Vladivostok and Shambhala - is scheduled for AFK Sistema will build a hotel in Karelia AFK Sistema and its partners plan to invest in the construction of hotels Karelia. In the next two years, the corporation and partners will invest about RUB 2 bn in projects in this region. AFK Sistema already has two operating hotels in Karelia - the former presidential residence Shuyskaya Chupa and the Cosmos Petrozavodsk Hotel (for more than 100 rooms). For Wyndham Hotels & Resorts the Ramada hotel in Novosibirsk will be the first hotel beyond the Urals. The company plans to increase the number of hotels in Siberia in the future. Georgia Radisson Hotel Group opened a new hotel in Tsinandali The newest addition to the group s premium lifestyle collection new Radisson Collection Hotel, Tsinandali Estate Georgia for 141 rooms. The hotel is located in 100 kilometers from Tbilisi in Kakheti region in the middle of a historic 18-hectare park, including the Tsinandali Palace Museum of Prince Alexander Chavchavadze. The hotel s amenities include 3 restaurants of international, authentic Georgian and French cuisine, 3 bars, a SPA complex on the top floor with a panoramic swimming-pool, premises for meeting and events of 2,350 sq. meters as well as an open amphitheater featuring a retractable roof which can accommodate up to 1,200 people. Wyndham Grand Tbilisi will open in 2019 Wyndham Hotels & Resorts plans to open Wyndham Grand Tbilisi hotel in April It will become the first hotel under Wyndham Grand brand opened in the CIS countries. Wyndham Grand Tbilisi offers 161 rooms, located in the city center at Freedom (Svobody) Square, near the National Museum of Georgia and other important landmarks and tourist attractions.

5 Hospitality newsletter 5 Hotel operators news The Radisson Royal Hotel Moscow joined Radisson Collection The Radisson Royal Hotel Moscow (former Ukraina hotel) joins Radisson Collection effective January Radisson Hotel Group operates only world s top hotels under brand Radisson Collection. The Radisson Royal Hotel Moscow will be the first Russian hotel under Radisson Collection brand. The hotel offer 501 guest rooms, an art collection, Diorama of Moscow, 26 on-site shops, a 600-square meters fitness-center with an Olympicsized swimming pool and own collection of 10 yachts offering city river cruises, 19 restaurants and bars on site, meetings and events facilities, as well as congress park with the capacity for over 1,500 people. LVMH bought Belmond hotel operator French luxury goods producer LVMH Moet Hennessy Louis Vuitton SE signed an agreement to acquire hotel operator Belmond Ltd for $ 2.6 bn. Belmond Ltd is a British company that operates hotels and also provides train and cruise services worldwide. The company has 36 hotels under operation, including the Hotel Cipriani in Venice, Copacabana in Rio de Janeiro, and the Grand Hotel Europe in Saint Petersburg. Earlier it was reported that other companies, including Middle Eastern and Asian public funds, large hotel operators and investment companies, were interested in acquiring Belmond. AFK Sistema acquired blocking stake in Intourist AFK Sistema acquired the blocking stake in its hotel company Intourist from the Moscow government. The share of JSC Business Nedvizhimost (affiliate of Sistema) in the company s capital increased from 66% to 91%. Previously, the Moscow government owned 25% in Intourist. After several unsuccessful attempts to sell the asset this year, the city was able to sell it, reducing the price of the stake to RUB 495 m. AFK Sistema owns hotels in Russia, Czech Republic and Italy. The hotel operator is Cosmos Group. Becar Asset Management becomes partners with Wyndham Hotels & Resorts Wyndham Hotels & Resorts hotel chain and the management company Becar Asset Management signed a memorandum of cooperation. Partners plan to launch about 30 apart-hotels projects within 10 years. In addition, the parties agreed on joint activities to promote Wyndham Hotels & Resorts brands in Russia and the CIS countries.
