1 Q3 FALL 2018 TRANSAMERICA AGENCY NETWORK On Tuesday, August 14, 2018, Transamerica Agency Network, a unit of Transamerica Corporation, rewarded some of its top producers with a trip to San Francisco that included a rare and unique journey to the 48th floor of the Transamerica Pyramid. Close to 500 participants took the journey to 48 over a period of five and a half hours to take in the spectacular view and share the moment with fellow colleagues. Amy Ingalls, Transamerica s Director of Meetings and Events, and her crew, came out from Cedar Rapids, Iowa, to help coordinate the tour. She was assisted by the Pyramid Center s property management team. The tour had been scheduled over a year in advance. The extensive planning on everyone s part made the operation a smooth success, as the property management team had to juggle the large movement of guests to and from 48, while not disrupting the normal flow of tenant and guest traffic in and out of the building. Amy s comments: The trip to the 48th floor took place on the second day of the annual Leaders Conference for the Transamerica Agency Network distribution group. The Conference was announced in June 2017 and immediately after the announcement the attendees asked about touring the Pyramid. There was substantial interest in the building given that the Pyramid is Transamerica s logo. Every detail of the tour was planned from staging the participants, to moving them up the elevators, to security the event went off without a hitch and was a huge success! In my 17+ years with Transamerica it s very rare that an event go so flawlessly! The property management team covered every detail in the pre-planning and execution phases of the event. Even the skies cooperated that day and the participants were treated to a fantastic, clear view of San Francisco. A leader s conference attendee commented: The view was so awesome! I can t believe Transamerica arranged the special tour for us! I didn t realize that the general public can t even go up there! WOW! 2 NEWS & EVENTS WEST WING ROOF UPDATE We would like to thank you for your continued patience as we work toward completing the West Wing Roof Replacement project at the Pyramid. The West Wing Roof Replacement has been a complex project. As you can imagine, many of the existing materials and codes have changed or no longer exist since the building originally opened in We initially anticipated completion earlier in the year but due to unforeseen circumstances with engineering, testing and code compliance, the completion date has been pushed to the end of the year. However, the scaffolding is scheduled to be removed by or before the end of November at which point the remainder of the project will occur in the interior portion of the Pyramid. Safety remains our top priority and every precaution must be taken, especially for a project that is happening 853 feet off the ground! We understand the frustration surrounding the aesthetics of the existing scaffolding, but we want to assure you the purpose of this structure is for your safety. 4 RECOGNIZING KEVIN YANG Kevin Yang is our 2018 recipient of the Audley Hargraves Award for Customer Service Excellence. Kevin joined the Pyramid security team in June 2017 as a roving officer from a background as a park ranger in the California Forestry Service. He quickly displayed a great customer service ability and received wonderful feedback from tenants and Kevin Yang, flanked by members of the Pyramid Center Property Management and Allied Universal security team. visitors alike. Kevin consistently performs above par and was promoted to SOC officer in March He has set the bar high for other security officers. Kevin s aspirations are to enter law enforcement and he is actively pursuing that new challenge in his life. We look forward to Kevin s continued success and sustained security excellence at the Pyramid Center. MICHAEL FOSSE PYRAMID CENTER INTERN At the beginning of August, Michael had the pleasure of interning with the property management team at The Pyramid Center. In his brief two weeks with us, he had the opportunity to learn how to create and sustain positive relationships with tenants, analyze leasing documents and financial reports, and discover some of the structural and operational intricacies unique to the Pyramid. Additionally, he grasped the importance of clear communication in an often fast-paced industry. Michael is a full-time student studying finance at San Francisco State University. Prior to his time here, Michael interned downtown at 525 Market Street and Salesforce West, along with Skywalker Properties in the Presidio. Previously, he was a tutor for general business and finance courses on campus, which allowed him to embrace his passion for working with and helping people. After his expected graduation in May of 2019, he plans to pursue a career in property management where he can continue to develop this skillset. Michael moved to the Bay Area three years ago for more career opportunities than what is available in his small hometown in Southern California. When not studying for exams, networking with industry professionals, or staring at Excel for his class, Michael enjoys checking out new bars and restaurants with friends, as well as exploring the coast and photographing land and cityscapes with his DSLR camera. Although his internship ended, Michael is thankful for the privilege of spending his summer break at one of the most iconic buildings in the country and learning from the extremely dedicated, close-knit team in the Building Office. 4

6 505 SANSOME One of the newest tenants at the Pyramid Center is Greystone & Co., a commercial property finance firm based in New York City. Tim Thompson, Managing Director of the firm s Northern California real estate lending business said, we love the space and the views. The location puts Greystone s team closer to clients and within walking distance of hotels where the firm s visitors stay, he explained. Greystone moved into the building June 1 from the Waterfront Plaza. The Pyramid Center s amenities were also a factor in the decision to move. We re really lucky here, Thompson said, pointing to excellent parking arrangements and access to public transit. Some employees ride bicycles to work and take advantage of the bike lockers and showers. Thompson said he has joined the fitness center and looks forward to hosting corporate events at the top of the Pyramid and the conference room at 505 Sansome. Greystone is active in the multi-family and healthcare sectors, providing mortgages across a range of platforms including Fannie Mae, Freddie Mac, HUD, CMBS, bridge, mezzanine, and proprietary loan products. It takes a crew of 30 dedicated and professional porters working day and night to keep the more than 500,000 square-foot center sparkling. One of the most recognizable faces on the team is Ana Molina, one of four porters working the day shift. danny.pickard@cushwake.com She always comes to work with a smile and there s no job that s too big or too small for her, says Henry Chamorro, Lead Day Porter for The Pyramid Center. Molina moved from her native El Salvador in 2000 and has been a member of the Janitorial Services team for 14 years. She s married with three children, ages 15, 11 and 6. Her off hours are spent with her family and she enjoys watching Netflix. Keeping the Pyramid beautiful is hard work, and it s an important part of presenting a professional face to tenants and visitors. The job starts with keeping the floors clean and dry to prevent slips. Removing clutter, recyclables and refuse is a never ending task. But that s just the start for the Janitorial Services team. Our crew takes pride in the details of their work including disinfecting door handles, elevator buttons, walls and any other surfaces that have heavy traffic, Chamarro explains. Disinfectants prevent the spread of germs and illness. The challenge is one Molina embraces. I like that when I mention where I work, my friends know what building I am referring to, she says. Working at the Transamerica Pyramid is great. The building is very beautiful and I enjoy working there because of its rich history as an iconic building of San Francisco. My co-workers and the tenants make my job easy and enjoyable to come to work every day. I enjoy coming in to work and being there for the tenants when they need me. 7
