3 This information pack is designed to help you make the most of your stay at Sun Hill Farm and help things run smoothly. Every effort has been made to ensure your comfort and we aim to provide a high quality service. Emergency Evacuation Procedure In the unlikely event of a fire, please think of your own safety first. There are fire blankets and extinguishers located in the kitchen. Please evacuate people as necessary before attempting to extinguish any minor outbreaks. 4 Departure Unless alternative arrangements have been made, we kindly request that you vacate before 10.00am on the day of your departure, this will give us time to prepare the house to the same high standard for the next guests. If you would like a later departure, it may be possible to make special arrangements if no-one is arriving that day but only by prior arrangement. Please, leave the keys in the key box, let us know if there have been any problems and, if possible leave the comments form which was in your welcome pack. Wi-Fi Internet Connection We have invested in a Wi-Fi network which will allow you to connect to the internet from your house, and around the site generally, which is free to use. Look for Sunhill on your networks and follow through onto the internet. Care of the Property We have decorated and equipped the houses to a high specification, most items have been individually sourced and are expensive to replace. We do understand that occasionally accidents happen; please report breakages as soon as possible to give us time to replace them before the next guests arrive. Please also refer to our terms and conditions. Dog Owners For your pet s safety and consideration of our other guests, please be mindful of the following: This property permits dogs. Please clean up after your dog. Please keep your dog on a lead at all times outside the confines of the property. Do not allow dogs upstairs, into the bedrooms or on to furniture. Children at Sun Hill: Sun Hill is a safe place for children and they can explore the whole grounds but need to take note of a few basic rules: 1. Beware of vehicles and horses on the drive. 2. Must not have access to the hot tub. 3. Keep away from the main road. 4. No access to the racing yard. Fireworks We do not permit any form of fireworks or floating lanterns at Sun Hill Farm. Racing Yard Please note that the racing yard is out of bounds. Tours of the stable yard are available starting from 35 per group and can be carried out Monday Friday with prior notice. Badges and lunch can also be arranged in advance for local race meetings. Newspapers Papers can be arranged in advance Noise Please respect any neighboring properties and keep noise levels to a minimum between 10.00pm and 8.00am. Smoking The house is strictly non smoking.

5 In the Property Your accommodation has been designed to offer comfort and easy living. If you have any requirements for extra utensils or crockery please just ask. Appliances For information on any of the appliances within the property, please see the information tablet located in the kitchen. Recycling and Rubbish Disposal Rubbish should be put in the bin which can be found outside at the front of the house. Towel Rails The bathrooms have heated towel rails which will come on twice a day with the heating. The Heating System The house has under floor heating on the ground floor with radiators upstairs. This is controlled by an oil fire boiler to provide the heating and the hot water. There are thermostats around the property to control the temperature, please bear in mind the underfloor heated areas take a while (2-3 hours) to react. The upstairs radiators have control dials on the radiators themselves. Please note that the conservatory will not be heated throughout the winter in order to protect the grape vine! Wood Burning Stove in Kitchen Logs and kindling are provided and are stacked in the log store at the front of the house. Firelighters are stored in the log basket in the house. Please read the operating instructions which can be found in the tablet. Gas Fire A gas fire can be found in the living room and dining room. Instructions how to operate these fires can be found on the tablet. WARNING: The outside of the fires can become hot, please do not allow children to operate or play with the stove.

6 Things to do at Sun Hill Farmhouse Walking and Cycling Sun Hill Farm is a safe place to walk around, please be mindful of our neighbours and respect privacy. Children may want to use the drive for cycling, please supervise younger children and watch out for cars. The Leyburn area is superb for walkers and cyclists. There are many routes for both activities directly from the site and others just a short drive from the area. We will be happy to show you where these are and can provide maps if you require. BBQs Sun Hill Farmhouse has a barbeque provided which you are more than welcome to use this. You may use your own charcoal (available from local shops/garages) in these BBQs but please leave the BBQ clean and ready for future guests and make sure the cold ashes go in the metal bin. Pet Pals If you are just popping out for the evening and require a dog sitter, or out for the day and need your dog walking, a fully trained member of the pet pal s team will be able to assist you with your dog until you return. We can arrange a photo shoot with an expert photographer. Great if you're here to celebrate a special occasion or even if you just want a high quality memento of your stay. Meals/Dine-in Catering Service Private dining is a wonderful alternative to eating out in a restaurant, making full use of your holiday home and creating an intimate dining experience. If you re celebrating a special occasion or simply want to put your feet up while you're away why not allow us to arrange for a professional chef to prepare, cook and serve a meal of your choice in the privacy and comfort of your holiday home? We currently use four catering services, all you need to do is have a look at the sample menus and then ring us to put your order in. The service includes providing and cooking the food, setting the table, serving and clearing up after the main course - leaving you free to enjoy the rest of the evening. Special Treats If you have a special occasion or celebration we can arrange for gifts and treats to be delivered to your holiday property. 7 The local Area Sun Hill is situated 3 miles east of the market town of Leyburn. Leyburn is at the heart of Wensleydale and is known as, A Town for all Seasons. With spectacular views of the surrounding countryside, unusual local shops and cafés, traditional pubs and a weekly market, it's an ideal base for walking, sightseeing, or just watching the world go by. Leyburn acts as a gateway to the Yorkshire Dales with stunning scenery and a whole host of activities just a short drive away. The Yorkshire Dales run into Cumbria, the Lake District is only 60 miles away and easily reached by car for a day trip. To the east lies The North Yorkshire Moors National Park and Northumberland to the north is also near enough to visit in a day, boasting some of the finest beaches in Britain. The Yorkshire Dales is full of charming little villages, there are teashops and good pubs everywhere catering for all tastes and budgets. Although a small garden, its situation overlooking the River Swale with the waterfalls in the background and the intensive planting make it unique and very special. The garden was selected out of 3200 in 1995 for the R H S/Daily Mail National Garden Competition's First Prize. Constable Burton Hall is standing at the entrance to Wensleydale. Designed by the celebrated architect John Carr for Sir Marmaduke Wyvill, and completed in 1768, it is widely recognised as one of the finest medium-sized English houses built in the Palladian style. Middleham Gallops - Middleham, Near Leyburn Racecourse training in Middleham has been around for over 200 years, there are 15 successful training stables in the area. Why not take a trip up into Middleham, watch the horses training, perhaps visit the castle and call in at the Blue Lion or the White Swan for lunch! The Forbidden Corner Tupgill Park Ind. Est., Coverham Voted best children s attraction in Yorkshire. A labyrinth of follies, tunnels, chambers and surprises needs to be pre-booked. Highly recommended. 13 Explore the Yorkshire Dales Swaledale and Wensleydale are within the Yorkshire dales National park and are areas of outstanding beauty. We have picked out the most notable towns to visit here, see also Reeth - Once the capital of the local lead mining industry, Reeth is now a popular place with visitors to the dales and has many tea rooms and craft shops, mainly based around the large village green. Try the Garden House Pottery on the corner of the green selling homemade pottery and Damson cheese. The Overton café is worth trying Hawes - This unique market town is famous for its chocolate box, picture postcard appeal, but it also home to some of the most delicious cheese, made famous by Wallace & Gromit, and the ancient art of ropemaking. There is a popular market, held every Tuesday. Aysgarth - Near the village of Aysgarth the river Ure tumbles over a series of limestone steps which are known as Aysgarth falls. Although not particularly high the waterfalls are a famous beauty spot & were made even more famous when they featured in Robin Hood- Prince of Thieves with Kevin Costner. Richmond Is an important market town with many shops, hotels, inns and cafes. It is home to the Georgian Theatre and the 11 th Century Caste. There is also a market every Saturday. Middleham - Is home to the largest Keep castle in the North of England and a royal heritage that once earned it the title of the Windsor of the North. Explore the towns charming cobbled market squares, Georgian and Victorian tearooms and a rich horse racing heritage. Over 500 leading flat racing and national hunt race horses are trained here and a visit to the Middleham stables and gallops is a must.
