3 THE SITE IS AOXIMATELY 1 KILOMETE ILAD FOM THE GULF OF ST VIET AD SLOES FOM SOUTH TO OTH OVIDIG DIET SEA VIEWS. MEYE OAD, LOSDALE Land ownership This council owned land is located at Meyer oad, Lonsdale. The site is approximately 1 kilometre inland from the Gulf St Vincent and slopes from south to north providing direct sea views. Access The site boasts an extensive 940 metres of street front access onto Meyer oad, a frontage split into two sections only by a small parcel of land owned by the oyal Society for the rotection of Animals (SA). The extensive 8 hectare site represents numerous possibilities for commercial development. Surrounding areas Typical surrounding development includes offices, workshops, recycling centres and factories on the western side of Meyer oad, established throughout the 1970s 80s with more recent development in Magna ourt providing a superior standard of industrial accommodation. Services and headworks reliminary investigations have been undertaken by council with regard to headworks infrastructure, including water and electricity available to the site. A plan showing local utilities is provided on page 3. Zoning ursuant to the Development Act and as detailed in the Development lan for the Onkaparinga ouncil area, the site is zoned as industry and more particularly defined within the General Industry olicy Area 58. The objectives of the industry zone and policy area are to accommodate various industrial developments, service industries, warehousing, storage activities and commercial development with an industrial basis all suitably located with regard to impacts on adjoining localities, required transportation routes and community needs. Valuation A valuation conducted in April 011 applies a value of $.9 million an extremely competitive pricing of $35 per square metre for the buffer parcel of land.

History When Lonsdale Developments ty Ltd (a division of itimark roperties au/industrial/citimark) purchased the former Mitsubishi engine plant at Lonsdale in March 006, MS roperty was appointed as the roperty and Asset Managers for Southlink Industrial ark. From the initial site planning to the relaunch as the Southlink Industrial ark, MS roperty has completed background stages 1 3 which included: managing the upgrade of the site infrastructure (ongoing) re establishing the facility to accommodate multiple tenancies coordinating and managing the upgrade of the existing land improvements coordinating the successful leasing and re leasing of over 5,000 square metres of factory and warehousing to various tenants completing of an initial feasibility analysis for sub division and/or development of the vacant 15 hectares of land on the overall site. Surrounding properties The 5 hectare industrial park includes factory and warehouse accommodation of approximately 55,000 square metres and development land of approximately 15 hectares. Established buildings within are currently leased to Bosch, SM Automotive, esourceo, Australian lastic rofiles (ipe King) and ipe Systems. Valuation This vacant industrial site is now available at price of $60 per square metre.
