3 BOULDER AREA The Boulder Area Micro Market Report (MMR), prepared by LIV Sotheby s International Realty, compares 2016 mid-year statistics (January through June), to that of 2015, for single family homes and attached dwellings in Boulder County. The average sales price of single family and attached dwellings combined rose 16.8%, resulting in an average price of $588,256. The pace of sales has slowed slightly (down 12.0% from 2015), although double-digit average price appreciation (up 16.8% from 2015) has more than made up for the decline. Boulder County is experiencing a severe shortage of inventory across all price ranges, but more acutely as the price range lowers. Average sales price to list price ratio remains over 100%, and winning bids are often significantly over asking. Even in the luxury market (homes priced over $1M), average days on the market are a mere two months. Boulder and surrounding communities are often cited in the media as best places to live in the country, and our economy is growing rapidly. More jobs and increasing incomes will continue to drive prices higher for as long as the supply stays so limited. No changes in the variables of this equation are anticipated anytime soon. MID-YEAR Highlights: Louisville s average price is $568,305 up 11.6% Foothills Communities of Boulder County s average price is $894,708 up 19.5% University Hill s average price is $1,050,904 up 14.5% Central Boulder and Historic District s average price is $1,355,992 up 27.4% 2,084 homes sold for an average of $588,256 or, $1,233,326,967 total dollar volume sold.
