18 II. Healthcare City Location: Ningxia, China Site Area: 11,070,00 sq.m., 16,600 Mu Buildable: 6,207,250 sq.m. BUA: 5,773,000 sq.m. Status: Design Development Estimated Cost: $10 billion. This project is intended to be one of the leading healthcare tourism destinations in the world. It is an all-inclusive therapy city, with areas for residential, commercial, educational, entertainment, and sporting facilities that make the patients and their families feel at home and fulfill all their needs while on the road to recovery. 1. 20 III. Hotel City Location: Marsa Alam, Egypt Site Area: 500,000 sq.m., BUA: 340,000 sq.m. Status: Under Construction Estimated Cost: $700 million. This one-of-a-kind project concept is creating a city of hundreds of small boutique hotels in one destination. The project is divided into different zones, where each zone is given a different cultural and architectural theme. The pilot project, currently under construction, is a stand-alone 300 room hotel. The rest of the project consists of 3000 rooms divided amongst 300 boutique hotels, each of which contains from 8 to 20 rooms. Spread across the 500 thousand square meters are more than 200 different commercial, service and retail outlets, creating an open shopping resort in 7 different themes: Arabian, Mexican, Asian, Anglo, Greek, Meditteranean and Modern International. 24 1. This is the project site, Hotel City. i ii iii 2. Phase I of the project is currently under construction. 5. Since this is the rear part of the site, raise the 4 subdivided zones by 4 meters to maximise view of the sea. This is used to separate vehicular movement - at 0m level - from pedestrian movement above. 7. Create 3 nodes along the axis for ease of pedestrian movement: the Hotel City entrance (i), the main plaza that connects the 4 subdivisions at 1 point (ii), and the vertical transition point which moves pedestrians from 4m to 0m level (iii). i ii 3. This divides the remainder of the site into 3 different zones. iii 6. Create a main view and movement axis along the centre of the site to connect the highway to the sea. 8. Create smaller plazas that serve as gathering spaces inside each of the 4 subdivisions, all connecting to the main central plaze. All the projects zones are given a different theme and character. 4. 30 IV. Meydan Residential District Location: Site Area: BUA: Status: Dubai, UAE. 50 sq.m., 30 sq.m. Design Competition Meydan Diamond Business Park is envisioned to be one of the prime destinations to live and work in Dubai. The project should be a place for modern luxurious living. A hierarchy of open spaces is provided for comfortable urban living. Semi-private open spaces are created by pairing two neighboring plots, and designing the buildings to form a common area between then that is separated from the public road. Public open space is available in the form of the community park in the center of the compound. To increase the dynamic quality of the residential compound, two different building options were designed and distributed among the 27 typical plots. The buildings were designed to maximize the views of each apartment, orienting them based on the plot location, either to the main road, the rear open area or the Meydan racecourse. To decrease the carbon footprint of the district, use of glass facades has been minimized and in some areas windows have been recessed to decrease direct sunlight. An innovative solar tile which can be used on walls or floors & bear a load of up to 700kg/m2 will be used on the elevations and roof of each building, and will be incorporated into the common landscape area between two neighboring plots. 30

38 V. Al Najada Hotel - Souk Waqef Location: Size: Status: Doha, Qatar 30,000 sq.m. Design Competition The aim of this project is to expand the hugely popular social gathering place, Souk Waqef, to include a new hotel, spa, bank, and housing. 44 VI. Location: Size: Status: Ras Al Nasa a Resort Doha, Qatar 15,000 sq.m. Design Competition This project is comprised of 3 elements: a boutique hotel with 150 rooms, luxury suites, villas and palaces for families, a marina, and a retail and banquet hall area, which includes specialty restaurants that serve hotel residents as well as outside guests. The unique design of this hotel earned Dimensions 2nd prize in its competition, putting our firm ahead of many international firms that participated in this competition. Its traditional design creates an added value to the project as it also acts as a tourist attraction. The axial layout of the different elements maximizes use of the site and provides each of the facilities with its desired level of privacy. There are several entrance points around the site. The business facilities are located streetside, while the residential and hotel accommodations lie on internal gardens to add a level of privacy and segregation from the general public while still providing them with views of lush gardens, the pool and the sea. 1. 50 VII. Yukhout Location: Ain Sokhna, Suez, Egypt Size: 1,625,000 sq.m. Status: Design Development Estimated Cost: $1.5 billion. At about 55km south of Suez, Ain Sokhna is frequently used for day trips where people spend their weekends and enjoy its fine beaches, coral reefs, fishing docks and water sports. Yukhout will extend this natural waterfront deep into the Egyptian desert, creating a whole new environment. 24% of the plot area will be covered in water: the 350m berth marina which will be able to accommodate the largest private yachts, the surroundings of the lakes and canals will create pleasant environments for social interaction and relaxation, and for the first time in Egypt, it will be possible to reach one s villa directly by yacht through a net of artificial canals. 1. 56 VIII. Marsa Luxor Hotel Location: Luxor, Egypt Size: 30,000 sq.m. Status: Design Estimated Cost: $100 million. This project is made extremely special by its location. A 5-star hotel complex situated on the Nile River, it also acts as a dock for cruiseships carrying tourists through Luxor. It contains a marina that can accomodate up to 18 cruiseships, which amounts to about 3000 people. This means a huge influx of tourists into the city each day. This is the reason the project is designed to include a major retail area and an active nightlife zone, to serve tourists, hotel guests, as well as Luxor residents. The hotel itself contains 250 luxurious rooms. The project also includes furnished hotel apartments, to accommodate large families and guests who require a longer stay. For those who wish to have a home in Luxor, for sale apartments are provided to serve all differents requirements of the tourism market. This is a unique provision in the city of Luxor, or in any major tourist attraction city worldwide. 56

60 IX. Location: Size: Status: Hadabet el Tout Luxor, Egypt 10,500,000 sq.m. Design Luxor is a world-famous tourist destination because of the large amount of historical artefacts left behind by the Ancient Egyptian civilization. This project is designed to serve the existing demand in the city, and to add new factors to attract more and more people. The project is based on combining business, tourism and leisure. It consistd of 10 themed hotels, Echo hotels, water features, convention centers, major tennis courts, golf courses, horse breeding and racing areas, a large-scal marina, and a theatre. The aim of this project is to introduce into Luxor the concept of combo tourism, where for example people are drawn into the region by a horse-racing tournament or a largescale business convention, and they bring along their families and turn it into a family vacation. Another project component is a high speed train connected to Sharm el Sheikh and Hurghada, that can bring in up to 20,000 tourists per day. When that is combined with the amount of tourists coming in on cruiseships that stop in the marina, that will turn Luxor into the most visited tourist location in the world. 60

62 X. The Circle Location: Suez, Egypt Size: 250,000 sq.m. [excluding the theme park] Status: Development Estimated Cost: $2 billion. The Circle is a mixed use community developed in partnership with the govenment of Suez, encompassing attractive residential towers, office buildings, hotels, Exhibition Halls, Convention Center, Cinemas, Shopping Mall, Marina and Park. Due to these different elements and in order to facilitate the circulation and also the living together in this development, the whole plot was divided into 3 different zones. 1)The first zone is the public zone, which contains the commercial hub with offices,hotels, a free zone and offshore area which is the first of its kind in Egypt, an indoor/outdoor exhibition centre, an opera and convention centre whose landmark designs mark the entry into the Suez Canal, a sq.m. sports arena, and expo center and a marina where boat shows can be held in conjunction with the expo. 2)The second zone is the residential zone containing apartment buildings, hotels, furnished apartments and a mall, that all overlook the stadium and canal. 3) The third central zone is a historical park that will explain the history of the area and of the October 6th war. Linking the residential and commercial areas is a 2km retail strip serving as a walk on the corniche. At the end of this walk in the residential area is a circular plaza which will hold all the traditional events and shows of the region. This modern and sustainable project will be a landmark in Egypt as a whole and will attract people to Suez City. 62

70 XI. Palmera City Location: Damascus, Syria Size: 500,000 sq.m. Status: Design Estimated Cost: $1.5 billion. This new city was planned in partnership with the govenment of Damascus, developed in order to replace the current slum housing in the area, and provide proper housing with basic amenities. It is designed with a high-tech configuration to be the first sustainable project in Syria. The project components are: 1) Residential area, for economical housing and upper middle class housing. 2) A large-scale shopping mall - the largest in Syria 3)A business hub that includes a stock exchange, convention centre and theatre, and a commercial tower that will be the tallest tower in Syria 4) Hotels & hotel apartments 5) Schools and nurseries 6) A mini-golf course 7) Sports fields and arenas 8) Hospitals 9)Museum and culture plaza 10) An indoor/outdoor retail strip Landmark Office Tower 2. 74 XII. Manama Arcs Location: Manama, Bahrain Size: 355,000 sq.m. BUA: 1, sq.m. Height: 150m Status: Concept Design Estimated Cost: $2 billion Hotel Operator: Discussed with Fairmont This large-scale project has it all: a 5-star hotel, offices, residential buildings, villas and palaces. The hotel has a special design where it twists at 2.5 desrees per floor. There are 3 similar residential buildings with a pool, garden, bbq area and kids areas. There is also a retail and restaurant area to provide residents with their needs, making this an all-inclusive community where everythings one needs is at a walking distance. 74

76 XIII. The Cove Rotana Location: Ras Al Khaimah, UAE Size: 400,000 sq.m. Status: Completed Completion Date: 2008 Estimated Cost: $200 million Hotel Operator: Rotana The Cove Rotana Resort, where the traditional charm embraces the uniqueness of the Arabian culture, located on an idyllic water inlet on the Ras Al Khaimah beachfront overlooking the Arabian Gulf with 600 m of pristine beach. With its uniquely traditional villas spread across the mountains and into the water, the design of this project on its own provides its visitors with a sense of peace and tranquility. Iberotel Royal Miramar Location: Fujairah, UAE Size: 17m height Status: Completed Completion Date: 2009 Estimated Cost: $100 million Hotel Operator: Iberotel The Iberotel Royal Miramar Fujairah Hotel is located in Fujairah, UAE. Its delightful setting in an area of unspoiled natural beauty makes it an ideal destination for a relaxing holiday. This luxurious 5-star hotel features Moroccaninspired architecture. The main building is surrounded by clusters of rooms on three floors. There are 313 tastefully-appointed rooms, all of which offer a breathtaking sea view amidst the rocky mountains. Tastefully designed in a low-rise Arabian/ Moroccan style architecture, the interior design keeps the Arabic feel by using authentic materials. The hotel has wooden arabesque mashrabiyas, marble domes and warm, deep colours for the furniture along with Arabic patterns. Designed in cooperation with ElDahan and Farid Architects. 82

90 XV. Fountain Residence Location: Ras Al Khaima, UAE Size: 200,000 sq.m. Status: Design Development Estimated Cost: $1.5 billion This residential project is on the outskirts of the city of Ras al Khaima, to create alternative housing for middle class and upper middle class families who prefer to live away from the crowd of the inner city. It is a self-sufficient community of villas and apartment buildings and their necessary amenities. 90

Ismaili Center Location: Dubai Height: 15m Status: Completed Completion Date: 2008 The Ismaili Centre, Dubai is a complex of creative spaces for contemplative, cultural, educational and recreational purposes, designed to encourage understanding and the sharing of wisdom from a plurality of perspectives. Its courtyards, gardens and watercourses, amidst myriad interlinked interiors on multiple levels, propose an integrative harmony of tradition and timelessness. From the inside classic elegance and modern décor are reflected in every room. This project is designed with the cultural diversity and artistic sensibility of its users in mind. A unique car park management system has been devised for the project to house over 3000 cars in 15 floors.
