4 DUBAI - A CITY OF DREAMS, WITH A WORLD OF POSSIBILITIES Ideally located in the centre between the East and the West, Dubai is the fastest growing city in the Middle East. Often referred to as a paradise of opportunities, Dubai s unparalleled cultural and economic diversity has seen the city emerge as a pre-eminent business and leisure hub in the region. Dubai has a well diversified economy based on international trade, banking and finance, information and communication technology, tourism and real estate. Its advanced infrastructure, business freedom, multi-lingual human capital, and easy access to Western Europe and East Asia have enabled it to attract considerable investments. Between London and Singapore there is no other city that can call itself truly international, from the point of view of commercial and financial activities, tourism and infrastructure. 4

Airport Capacity by 2020 to handle 200 million passengers (including both airports) and aim is to reach 310 million passengers capacity eventually. 100 million passengers are expected in Dubai by Dubai had about 88,000 hotel rooms in 2014 translating to 27 million room nights. By 2018 there will be 150,000 hotel rooms translating to approximately 42 million room nights. Nearly 5% of all global duty free sales are done at Dubai International airport. Dubai was ranked as the world s eighth most attractive tourist destination. 5

6 INTERNATIONAL FINANCIAL CENTRE The Dubai International Financial Centre (DIFC) is the world s fastest growing international financial centre, bridging the time gaps and the geographical distances between the major capital markets of New York and London in the West and Hong Kong in the East. Firms operating in the DIFC are physically located onshore but are operated as if offshore and are eligible for benefits such as a zero tax rate on profits, 100% foreign ownership, no restrictions on foreign exchange or repatriation of capital, operational support and business continuity facilities. DIFC is also home to 18 of the top 25 global banks, six of the 10 largest insurers, six out of the 10 top law firms and eight of the top asset managers in the world. BUSINESS FRIENDLY ENVIRONMENT Ranks 22nd in World Bank s ease to do business across 189 countries in 2015; No 1 in MENA region. 8 SHEIKH ZAYED ROAD THE REGION S MOST POWERFUL CORRIDOR SITE Sheikh Zayed Road also referred to as the backbone of Dubai - is home to most of Dubai's skyscrapers. The highway also connects to other iconic developments such as the Palm Jumeirah, Dubai Marina and Emirates Living. The road has most of Dubai Metro s red line running alongside it. Within city limits, the highway has five lanes in each direction. The Group proposes to develop a high-end mixed use building on a prime parcel of land covering an area of 56,700 sq. ft. in TECOM Free Zone, on Sheikh Zayed Road, Dubai. 9 SITE ANALYSIS This prime land parcel is located between Interchange 4, which heads towards Mall of the Emirates, Gold & Diamond Park, Madinat Jumeirah and Burj Al Arab and Interchange 5, which leads towards Dubai Marina, Emirates Hills, Dubai Media City and Dubai Internet City. The entrance to the land parcel is through Exit 35, adjacent to Gloria Hotel. This land parcel (open on three sides) overlooks the busy Sheikh Zayed Road and has some reputable institutions within a two kilometer radius. Universities and educational institutions like American University Dubai, Dubai College, University of Wollongong Dubai, Manchester Business College and Eton College are in close proximity. The site is located amongst several, significant community developments in Dubai. Media City is well known as a thriving business community housing global and regional media companies. Knowledge Village, on the other hand, positions itself as the world s only free zone area that is dedicated to the management of human resources and excellence in learning. Internet City has developed into the region s largest information and communication technology business park. These three developments located on the northern side of Sheikh Zayed Road were established between 2000 and 2003, and are thriving, well established communities in Dubai. Commercial area: GFA 120,000 Sqft The group will lease out the entire space to house its corporate headquarters. Office space will be designed and developed to suit the unique requirements of The Group. Floor to ceiling windows with spacious and contemporary offices along with a plush entrance lobby will be the defining features of the commercial space. Retail area: GFA 43,000 Sqft The building will offer a boutique high-end retail experience befitting the premium positioning of the development. The retail area will be leased out by Sobha Group for use by its various businesses. The fit out will be world-class and of highest quality standards. Hotel area: GFA 200,000 Sqft Group s boutique and stylish four star hotel brand, Strada, will operate the hotel component of the development. Designed with the savvy urban leisure and business traveler in mind, Strada will offer 300 guestrooms and suites. It will also feature two signature restaurants, a full-service day spa and state-of-the-art meetings and conference space. The alcohol serving areas of the hotel are not considered in the revenue calculations. 10
