3 Foreword Welcome to the latest edition of the Liverpool Hotels Update. This document contains detailed information about the range and location of hotels which have been completed, are currently under construction, or are in the pipeline both within the City Centre and outside it. The first schedule sets out hotel schemes which have been completed since This is followed by schedule of schemes currently on site, schemes which have secured planning permission, have yet to be determined or where some expression of interest has been made. The final parts look at the growing trend for Serviced Apartments, Novelty, Hostels and Self Catering in the City Centre. We hope that the data included in the schedules will be useful to individuals and organisations involved in hotel provision. 4 HOTEL ROOMS SOLD RISES AMIDST CONTINUING INVESTMENT As in previous years, Liverpool has seen a steady and continual rise in the number of hotel rooms sold. Although January was unusually disappointing, by March, performance had recovered and numbers of rooms sold broke through the barrier of 100,000 during that month for the first time. July saw the highest ever number for a month recorded at 120,391. Although the above figures are impressive and 2013 is looking set to break the record for number of rooms sold yet again, January s surprisingly weak performance, and the fact that several new establishments have opened in the City Centre since the start of the year, affected the overall percentage of hotel rooms occupied. Overall occupancy rates for January to August only saw a slight increase from 69.5% to 70.9%. Average weekend occupancy fell slightly from 87.5% to 85.0%; whilst weekday occupancy was only marginally affected with a drop from 67.9% to 67.5%. However, some months have been better than others, with the last two months being particularly impressive. Weekend occupancy figures during July and August 2013 were 89.9% and 92.1% respectively, whilst June was the best month for weekday occupancy, hitting 78.2%. If this summer s higher levels are sustained, the end of year average will hopefully be more favourable. Average room rates have remained static and RevPar has slightly increased. During May 2013, Liverpool enjoyed the highest room yield growth out of 44 destinations across the UK. Selling over 100,000 hotel rooms per month is now becoming the norm in the city, which continues to build on the outstanding reputation of its arena and conference facilities which attract big name stars and conferences of both national and international significance. Now in its fifth year of operation, the Liverpool Echo Arena has welcomed over 2.9 million visitors to 600 events since the start of 2008, whilst the BT Convention Centre has played host to 400,000 delegates to 640 different conferences. The facillity is estimated to generate 120 million worth of economic benefit for the city each year, with a significant proportion of this benefitting Liverpool s ever growing hotel industry. ACC Liverpool plans to build a 40 million state of the art exhibition and events complex on the Liverpool Waterfront, on top of which will stand a 200 bedroom 26 million Pullman brand 4* hotel. 5 RECENT HOTEL COMPLETIONS Since the start of this year, several establishments have been either completed or refurbished in the City Centre, seeing an investment of 28.8 million:- Travelodge, Exchange Street East saw125 budget bedrooms arrive courtesy of Aviva Investors; Z Hotels converted the upper floors of State House, 22 Dale Street to 92 bedrooms; whilst Adagio Apartments opened a 125 bedroom apart-hotel as the first major element of Merepark s Central Village development in April 2013; Epic ApartHotel opened in September 2013, bringing 14 new serviced apartments; Hoax Hostel opened its 53 bedroom facility in Stanley Street in July The building includes the Hopskotch Street Kitchen & Bar; Richmond Luxury Living opened their 51 bedroomed apart-hotel on Hatton Garden in spring 2013; The Regent Hotel saw its remaining 17 rooms bring refurbished. HOAX HOSTEL, STANLEY STREET Ashall Properties Ltd started work on converting the former grade 2* listed Royal Insurance Building at 1-9 North John Street to a 116 bedroom boutique style hotel. The operator will be Aloft Hotels, ranked among TripAdvisor s Top 25 Trendiest Hotels in the US and around the world. To be known as Aloft Liverpool, the hotel will feature the brand s signature high ceilings, oversized windows, comfortable platform beds, walk-in showers, atmospheric public spaces and creative spaces for meetings and presentations. It will complete towards the end of Also on site is the 153 bedroom 4* Stanley Dock Hotel. Representing one of the first major initiatives that will boost tourism and investment in North Liverpool, it will complete in time for the International Festival of Business being held in the city in June/July RECENT ANNOUNCEMENTS The Liverpool Echo reported in August 2013 that Gethar Ventures had announced it intend to convert the upper floors of the former George Henry Lee Building on Church Street to a 4 star apart-hotel with 105 bedrooms. Meanwhile, in July, ETS Holdings submitted an application to convert Gostins Building, Hanover Street from offices to a 146 bedroom hotel on the 2nd to 7th floors, with retail on the ground and first floor. It will be named Signature Living Hotel The Home of the Titanic. RECENT HOTEL CLOSURES Whilst new hotels arrive in the city, Liverpool s hotel industry continues to undergo change. So far this year, two of the smaller independent hotels have closed. The former Mount Pleasant Hotel on Mount Pleasant was converted to student accommodation in April 2013 whilst, more recently, the 18 bedroom Eleanor Rigby Hotel in Stanley Street has also ceased trading and an application for its conversion to student accommodation has been received.
