10 DOWNTOWN CORE Toronto s Downtown Core has traditionally housed a vast majority of the commercial office space in Toronto proper and is understood as the centre for Canadian businesses and international head offices. The office market within the core accounts for roughly 33 million square feet of the total inventory (70 million square feet) of the city. Virtually all of Canada s major investment banks, domestic and international financial service companies and law firms call the Downtown Core their home. Servicing the office network, as well as Toronto s thriving tourism industry, are 32,000 hotel rooms, a public transit network consisting of subway, streetcar, and bus service, the underground PATH network, and countless retail options that includes the well-known the Eaton Centre at the Queen Street and Yonge Street intersection.toronto s downtown hotel inventory holds the highest occupancy rate of any Canadian city at almost 75%. Until recently, much of the pedestrian traffic after business hours consisted of these hotel patrons and those attending shows and local restaurants. In the last five years the core has undergone significant change due to rapid and significant infill development. Key hotel and condominium projects have created a real and viable mixed-use neighbourhood that has not previously existed in the core. The increased residential aspect of the core has fueled new investment and development opportunities that have taken form in the 11 planned office tower developments in and around the core, 12 residential condominium projects, and five hotels in the core. This transformation of the core has redefined and expanded the historical lines of the core and strengthened investor belief in the market and it is widely considered that the future outlook for the core will continue to be strong.
11 DOWNTOWN EAST The Downtown East was once home to businesses specializing in light manufacturing, and the sale and distribution of various dry goods. A change in the zoning was introduced (1996) when the City of Toronto passed legislation for the King East area to allow a wider range of uses. To date, a great deal of restoration has occurred in the Downtown East especially in brick-and-beam infrastructure. Due to increased demand for character space in close proximity to the core in recent years, these newly retrofitted buildings have been rapidly leased up and landlords are receiving impressive rents for the spaces. The Downtown East has seen an influx of both new residential development projects and proposed projects soon to commence. Many of these developments are conversions from existing/original infrastructure in the area, while others include lofts, multi-storey townhouses, and modern condominiums. Businesses which now reside in the area include Coca Cola, Globe and Mail, and Loyalty One. Unique attributes in the area include the Gooderman & Worts Distillery District, the Ontario Design Centre, the refurbished Division 51 Police Station, the Toronto revitalization project for Toronto s East Bayfront, Toronto Sun Building, River City, Pan-Am Village, and numerous residential infill projects. 7
12 TRANSPORTATION 95 King Street East sits on the widely used 504 streetcar route creating a strong sense of connectivity in the city and its surrounding areas - linking the Downtown East to the Downtown West. This streetcar provides direct access to the financial core and an immediate transfer into the TTC subway system at both the King Street and St. Andrew subway stations, respectively.
