2 UDIA NSW TOKYO STUDY TOUR Following the success of the Study Tours to Singapore and Shanghai, UDIA NSW will this year host a study tour to Tokyo, Japan to take on board lessons from the local property market. The tour will focus on technology, sustainability and innovation. Tokyo, the largest mega-region in the world, is home to 35 million inhabitants. It is a city whose architectural fabric is renewed on average every 20 years and few buildings have survived past epochs. Tokyo's urban development is characterised by a continual process of restructuring and growth. This constant transformation can be attributed to the importance Japan places on the need to showcase its capital as the image of the modern age. Several natural disasters, WWII and the 1964 Olympics paved the way for new approaches to urban and architectural planning. Today, there is a realisation that Tokyo must take part in the global effort to achieve sustainability with its growth. Urban planning is now linked closely with Japan's native culture and sensibility, and Tokyo is focused on finding solutions to the problems facing its city. On this tour you will learn about Tokyo's approach to strategic planning, development and infrastructure. You will meet with officials; local and international developers, and consultants to learn and exchange views on planning, urban renewal and development; housing technology, engineering, adaptive reuse, sustainability and much more. The UDIA NSW Tokyo Study Tour itinerary has been designed to showcase lifestyle transformations taking place in urban centres to combat global warming, increasing populations, and the high cost of resources. 3 WHAT YOU WILL SEE AND LEARN Mixed-Use Development - Roppongi Hills Roppongi Hills is a redevelopment project in a densely populated area. The new urban centre, constructed by building tycoon Minoru Mori, is one of Japan's largest integrated property developments. Minoru Mori previously constructed Japan's first large-scale redevelopment project, Ark Hills. Public Space Redevelopment - Odaiba Odaiba is a large artificial island in Tokyo Bay. Since the 1990s it has been developed into a major commercial, residential and recreational area. It is home to some of Tokyo's boldest architectural creations, such as the Fuji TV Building, Telecom Center and Tokyo Big Sight. Odaiba is a good example of public-space urban design and features plenty of green space and elevated walkways. Urban Renewal - Tokyo Midtown Tokyo Midtown is one of Japan's largest mixed-use redevelopments. The development uses advanced sustainable planning and technologies. Forty percent of the development is open greenery which forms an important part of the cities' green belt. Key features of the development include a wastewater plant and energy management system, solar power and an advanced waste disposal system. The grounds and structures are designed to be adaptable to meet future needs. Transport Infrastructure - Urban Rail Network Tokyo s world-class, public-transport system combines an extensive train network, underground subway lines and bus system. Tokyo has one of the world's most convenient and efficient urban rail networks with 40 million passengers using the rail system daily. The itinerary includes travel on various forms of public-transport. Heritage Conservation - Tokyo Station Tokyo Station is the main intercity rail terminal in Tokyo and the busiest station in Japan. The station opened in 1914 then bombed during the war in It is a good example of heritage building preservation and restoration, as well as a look into advanced transport infrastructure and seamless traffic management. Public-Private Sector Partnership - Toranomon Hills Tokyo s latest mixed-use development, Toranomon Hills, is a new flagship for urban living. The Tokyo Metropolitan Government selected Mori Building as a partner in a joint public-private sector effort to transform their vision for the redevelopment along Loop Road No. 2 from Toranomon to Shimbashi into reality. The landmark Loop Road project will help push traffic underground and out of sight, creating a pleasant pedestrianised area, while underground parking areas will free up more space at ground level. Large-Scale Urban Development - Minato Mirai 21 Minato Mirai is an urban renewal and reclaimed land project connecting a port and industrial area. The development of Minato Mirai linked two major city centres and now form part of the business and central 'core' of Yokohama. Tokyo Metropolitan Government Building The Tokyo Metropolitan Government Building houses the headquarters of the Tokyo Metropolitan Government, which governs not only the 23 wards, but also the cities, towns and villages that make up Tokyo as a whole. Located in Shinjuku, the building consists of a complex of three structures, each taking up a city block. The distinctive architecture and 202 metre-high observation decks that provide panoramic views of Tokyo and beyond make this a landmark development in Tokyo. To secure your place on the tour at earlybird rates, complete and return the registration forms with a $4,000 non-refundable deposit, by Friday, February 28, Registrations after this date will incur additional costs. 2. Registration is confirmed upon receipt of deposit. 3. No refunds, cancellations or name changes will be accepted after this form has been submitted and flights have been arranged. 4. Final payment is due no later than April 11, Changes to your flight details once booked will incur additional costs. 6. Flight upgrades are an additional expense that must be organised by the delegate. UDIA NSW s appointed travel agent can assist with arranging an upgrade or alternate flights. 7. Delegates wishing to book their own flights must advise UDIA NSW before booking to obtain a land-only tour package price. 8. Leisure touring is an additional expense which can be booked though the UDIA NSW via the options available or delegates are welcome to organise their own leisure activities. 9. You must have at least six-month validity left on your passport. 10. A final tour itinerary will be provided to all participants before the travel date. 11. Every effort will be made to deliver the advertised program, however the content of the tour and days on when activities are held may be subject to change. 12. Where replacements are required, they will be of the same quality and consistent with the intent of the study tour. 13. UDIA NSW requires a minimum number of 12 participants for the tour to proceed. If minimum numbers are not achieved, UDIA NSW has the right to cancel the tour and a full refund will be made. 14. We are restricted to a maximum number of 20 delegates and places will be allocated on a first come basis. 15. Please ensure you book your own travel insurance as soon as possible to cover any unforeseen circumstances. 16.
