5 P A G E 5 Hyderabad Realty News IKEA buys land in Hyderabad for first India store Source: Times of India HYDERABAD: IKEA Group, the leading Swedish home furnishings company, on Friday announced that it has purchased land in Hyderabad to build its first retail store in India. The strategically-located, 13 acre site is close to HITEC City, the IT hub, is within easy access to public transport and next to an upcoming metro line, the company said in a statement. It signed land purchase agreement with Telangana government. The size of the deal and other details of the agreement were not released. The company is in parallel evaluating suitable sites in the cities of Bengaluru, Mumbai, and Delhi NCR to open 25 stores in the long term. IKEA had last year signed an MoU with the Telangana government for opening the store. According to a statement then released by the government, IKEA retail outlets have a standard design and each location entails an investment of $100 million (Rs crore). Headquartered in Sweden, IKEA is one of the world's largest and recognizable international furniture, household goods and textiles retail company. It has been sourcing from India for the last 28 years and it plans to double its sourcing volumes in the country by Around 45,000 people work directly for 50 IKEA suppliers in India and about 4,00,000 in the extended supply chain. IKEA has recently organized three "Make more in India" campaigns, including one in Telangana, to look for new suppliers, said the statement on Friday. Telangana chief minister K Chandrashekar Rao said IKEA will bring best business practices, great employment opportunities and contribute to the overall development of the city. He assured all necessary support to IKEA for its future expansion plans in the state. IKEA India CEO Juvencio Maeztu said, India was a very promising market for IKEA as it offers them the opportunity to source, retail, conduct CSR initiatives through IKEA Foundation and empower social entrepreneurs through next generation projects. "Our focus now is to bring all of it together in Hyderabad as we have bought our first land to build an IKEA store. 6 P A G E 6 Hyderabad Realty News Buyers returning to Hyderabad realty market Source: Business Standerd Property buyers, who had mostly remained on the sidelines in the last one year post the bifurcation of Andhra Pradesh, are now showing keen interest in the Hyderabad residential market. Tracking the changed scenario, realtors acquired lands in the most sought-after locations in the city in the last quarter, and are now hopeful prices would see sustained uptick in the coming months. Driving the positive sentiment among the developers is the upcoming launch of the metro rail project, and the political stability in the aftermath of bifurcation. The buoyant office market activity also has helped regain the market momentum, starting from the last quarter of the previous financial year. All the negative factors are behind us and buyers are now more confident about acquiring property in the Hyderabad market, C Shekar Reddy, president of Credai, said. He said developers were now feeling comfortable to raise prices as they expect sustained demand due to the low valuations here, when compared with prices in other south metros. According to him, buyers are increasingly considering acquiring properties in the western part of the city (in the proximity of financial district), followed by the southern stretch close to the Vijayawada highway. He expects demand to outstrip supply in the Rs 3,000-4,000 per sft property segment as a majority of them lie along the metro rail corridor and enquiries have been significantly higher over here. Overall, there would be around 20,000 new launches this financial year, he said. However, developers are in no rush to launch new projects, and are backing up their plans with adequate bookings, according to him. Market consultant Cushman & Wakefield projects the city would see 45,000 residential launches in the next three years, with launches in the current fiscal to be around 14,000 units. Being a user-driven market, the projected supply was adequate, it said. Predominantly, Madhapur, Gachibowli, and locations near the airport saw per cent growth in the last fiscal and we expect sustained demand for residential units in them. In 2015, we expect market to remain positive, Cushman Hyderabad head Veera Babu said. Meanwhile, upsurge in the office space activity is expected to drive the housing sector demand higher from the current levels. With an 84 per cent growth in net office space absorption for the Jan-Sept period last calendar year, Hyderabad has joined the fastest growing markets in the country in office leasing by adding 3.87 million sft, according to a report from Cushman & Wakefield. While Rs 596 crore was earned in the first quarter of , during the same period this year, it spiked to Rs 802 crore due in large measure to a spurt in business in Hyderabad peripheral areas like Adibhatla, Uppal, Kukatpally, Balanagar, Shameerpet, Gachibowli, Kondapur and Shamshabad. Officials pointed at the quarter-on-quarter revenue in Ranga Reddy district, where it increased to Rs 400 crore from Rs 290 crore which translates into about 40% hike, suggesting stabilisation and growth in Hyderabad post-bifurcation of AP. Ranga Reddy, under whose limits most of Hyderabad s fast developing areas fall, is the prime engine of growth. Therefore, a rise or dip in registrations in this region impacts the overall picture of Telangana. When compared to the uncertain situation prevailing in the first quarter of last year, this year, the situation has been stabilized and transactions are growing steadily, explained Vemula Srinivasulu, deputy inspector general, Registration and Stamps Department. There is a definite spurt in demand in Hyderabad over the last four to seven months. The centre will be formally inaugurated by Telangana IT minister KT Rama Rao on Saturday. The new facility will serve as our global delivery centre (GDC), supporting our global clients, Rajasekhar Gummadapu, chief operating officer of Techwave, said in a press release on Thursday. Besides providing global support, this location enables remote infrastructure management (RIM) services using an integrated monitoring facility built in the new GDC, he said, adding that the company was planning to have 600 people at the new facility this year. We are planning to recruit professional for the new location to further develop various technology service practices from Hyderabad. Our goal is to increase our employee base in Hyderabad to 1,000 by the end of 2016, Gummadapu said. Techwave, currently a $50-million company, will soon be expanding to Africa, Europe, Singapore and the Asia-Pacific region. Telangana govt approves 20 flyover projects worth Rs 2,600 cr for Hyderabad Source: Business Standard In its first major initiative on the urban infrastructure front, the Telangana government on Friday gave in principle approval for the construction of flyovers and junctions translating into 20 projects in the Greater Hyderabad Municipal Corporation (GHMC) area under the strategic road development programme in the first phase. The government has given an administrative sanction for Rs 2,631 crore towards these projects. The state also approved a public private partnership (PPP) model wherein the projects will be awarded for construction on a semi-annuity basis with a concession period of 10 years while payment will be made in 20 equal semi-annual installment, according to orders. The first proposed action targeting the improvement of road transit system in Hyderabad comes after chief minister K Chandrasekhar Rao stated earlier this year that a host of steps, including the construction of multi-level flyovers, would be taken up to enable smooth outflow and inflow of traffic on all roads connecting the city. The government has stipulated a 2.5-year time line for the completion of these projects while it proposes to complete the entire tender process in 30 days. It would allow joint venture with a maximum of three partners duly insisting for a minimum 26 per cent equity for each of the partner all the time till completion. The one with maximum equity in the project will be considered as the lead partner, the government said. The authorities will adopt State Bank of India (SBI) s current base rate of 9.7 per cent as the discount factor to determine the net present value of the project.
