5 Baltimore Business Journal Nelson Mullins akes Nearly 24,000 Square Feet in Downtown ower Sep 10, 2018, 11:51am ED Nelson Mullins Riley & Scarborough LLP will move up four floors in the 100 S. Charles St. office tower after inking a 10-year lease that will allow the law firm to grow in Baltimore. he South Carolina firm created a stir locally when it opened its first Baltimore office in February with all of its attorneys coming from Miles & Stockbridge. Nelson Mullins has been operating temporarily out of about 16,000 square feet in the former Deloitte space on the 12th floor. With plans to grow, Nelson Mullins is taking 23,500 square feet on the 16th floor of the 17-story tower. he lease includes an option for an additional 15,000 square feet on the 15th floor. Nelson Mullins currently has 21 attorneys. imothy Hodge, managing partner of the Baltimore office, said the current space cannot sufficiently meet the firm's needs. he new space will allow Nelson Mullins to hire more attorneys, staff and have more space to entertain clients. "Even though this space is temporary and not the greatest space or most functional space, people are excited to be here and they are really excited about the future," Hodge said. "It's going to be really neat when we move into the new space because it's going to enthuse even more energy into an already young and energetic and diverse group of lawyers we have here." Nelson Mullins will move in the early part of he firm has contracted with bldg Ltd. to do the design and needs to hire a contractor. he new space's design includes up to 30 lawyer offices and will have room for about 50 people overall. It also includes multiple open spaces that can be used for meetings. A corner space overlooking the Inner Harbor usually reserved for the managing partner's office at most places will be a club area where the the firm will encourage a "social atmosphere." Hodge said the area will be used for hosting clients, happy hours and other events. Attorneys can also invite boards they serve on to use the area for events instead of having to book space somewhere else. "It's going to be a really neat space," Hodge said. Rents in the building average around $27.50 per square foot, according to CoStar Group Inc. Retaining Nelson Mullins as a tenant represents a win for Carlyle Development Group, the owner of the 500,000-square-foot Bank of America tower. Carlyle purchased the building in 2015 for $45 million and has been completing a $20 million overhaul. he ground level has undergone a makeover. On the second floor, Carlyle plans to make 30,000 square feet available as co-working space. Plans also include a cafe, meeting rooms and lounges. Outside of the building, Carlyle plans to construct a 25,000-square-foot build-out that will face Pratt Street and could cost $4 million to $6 million. Other tenants include Bank of America, Morgan Stanley, the U.S. Small Business Administration and U.S. Sen. Ben Cardin's local office. he currently vacant 16th floor used to house the legal services division of the Maryland Department of Human Resources.
