4 TRADE The property trades year-round to a profitable level. The current owners have recently engaged with booking.com and observed an immediate increase in business activity regarding forward bookings. The business has its own website and has a strong presence on the internet. The owners, who purchased the site in Aug 2016, have improved the chalets and feel that the business is now ready to trade to its fullest extent. Trading under the VAT threshold the owners purchased the business in poor condition with very limited business which they are now addressing through positive marketing. The bulk of trade is during the main summer season (April to October). Being situated on the North Coast 500, the business benefits from increased trade. Located adjacent to the excellent Kinlochewe Hotel, guests have access to catering and social facilities. LOCATION Kinlochewe is a picturesque Highland village enjoying an outstanding setting with an abundance of wildlife right on its doorstep. The village is on the popular North Coast 500 route which attracts a great deal of trade to the area. Wild deer are commonplace in the surrounding hills and glens, sharing their habitat with golden eagles, sea eagles, black-throated divers, ptarmigan, wild goats, pine marten and mountain hare amongst others. In the local streams and lochs are otter, salmon and sea trout can be seen. The area is world-renowned for its outdoor pursuits including mountaineering, hill walking, cycling, photography, fishing and game sports. Less energetic visitors enjoy the many historic and fascinating places of interest and, of course, the outstanding natural beauty of the area. The Beinn Eighe National Nature Reserve hosts a Visitor Centre and way-marked trails for all abilities of walkers. The area is home to many unique habitats for flora and fauna that attract visitors from all around the world and are the subject of scientific research throughout the year. Kinlochewe is an excellent base from which to explore the beautiful west coast with Gairloch, Ullapool and Skye all suitable for day trips. The village of Kinlochewe has a hotel, café, general store, Post Office and a petrol station. There is a primary school located in the village and secondary schooling is provided in Gairloch, which is only a 30-minute bus ride away. Gairloch also offers a wide range of other community facilities including a medical centre, shops and a bank, plus other facilities including a leisure centre, heritage centre, the beach and a horse riding/trekking stable. Gairloch is also a centre for fishing trips and pleasure cruises where you can catch a glimpse of minkey whales and seals.

7 REASON FOR SALE The vendors purchased the business in August 2016 and it is a change in personal circumstances that now brings this attractive opportunity back to the market. THE PROPERTY The chalets are situated in the village of Kinlochewe and are signposted from the main road. The properties were built in the early 1980s and are maintained to a high standard. Access is via a gravel road leading through a gate to an open plan site. The chalets are set out in such a way that they each have privacy. There are 6 accommodation units in total; 2 used for private accommodation and 4 for letting. CHALETS The 4 letting chalets are named Beech, Birch, Rowan and Alder. All units are two-bedroom lodges sleeping 4. Alder is the newest, with lounge/diner, kitchen, double bedroom, twin bedroom and shower. Beech, Birch and Rowan are of larger size and have lounge/diner, kitchenette, two twin rooms, and bathroom with overhead shower. The kitchens are well-appointed with a good level of equipment. Beech Lodge has French doors which overlook the Torridon Hills. All the chalets have new freesat TV and WiFi access. Externally each chalet has its own garden space, picnic bench and rotary clothes drier. SERVICE BUILDINGS There is also a larch clad building which is designated as a store and benefits from electricity connection. This building has some considerable potential but new owners would need to satisfy themselves regarding any desired future use in terms of planning consents. Further outbuildings include a large storage facility with power and light which houses the laundry room and offers ample storage space plus acts as a workshop. There is also a substantial car-port with space for three vehicles. OWNERS ACCOMMODATION Chalets, one and two are conjoined and are currently occupied by the owners as their private living space. This living accommodation offers four bedrooms, lounge, kitchen/diner and bathroom. These conjoined units offer spacious family accommodation and provided excellent facilities for an extended family. Throughout is new quality flooring barring the kitchen area.

The lounge, which is off the reception area, has a wood-burning stove which makes the house cosy; this fire is supplemented by electric heaters throughout. An attractive feature of the house is the glorious outlook on to the wooded areas where deer and other wildlife are often observed; access can be gained via patio doors. The accommodation boasts 4 spacious bedrooms which offer flexible living space these rooms can be used for other purposes. There is a bathroom with bath with shower over and white units. GROUNDS The site is accessed from the main A832 in the centre of the village and the business is clearly sign-posted. Parking is to the front of the site with a large gate for vehicular access and a side gate for pedestrians. The subjects extend to circa 3 acres offering ample parking, recreational ground and well-maintained access paths etc. The grounds have wooded areas and the subjects have a river to its boarder. SERVICES With mains electricity, water and drainage, the chalets have electric heating and are double glazed. The site has Wi-Fi throughout. The Larch building does not have water but this could be easily installed.
