Banská Bystrica : UMB Ekonomická fakulta, Úvod V prvej dekáde 21. storočia predstavuje cestovný ruch najväčší pohyb ľudskej populácie a u moderného človeka stelesňuje hľadanie zmyslu života, stáva sa symbolom sveta, v ktorom žije. Treba preto venovať primeranú pozornosť jeho významu v živote každého jednotlivca, národa a spoločnosti. V roku 2012 sa medzinárodného cestovného ruchu vo svete zúčastnila jedna miliarda 35 miliónov ľudí (v roku 2000 to bolo 689 miliónov), z toho 535 miliónov v Európe (v roku miliónov). Na Európu pripadlo v roku ,7 % zo svetovej návštevnosti (v roku ,5 %). Aj keď relatívny podiel Európy na medzinárodnom trhu cestovného ruchu klesá, návštevnosť absolútne rastie. Snahou Európskej únie je, aby Európa zostala aj naďalej najdôležitejším svetovým cestovným cieľom napriek tomu, že svet koncom prvej dekády 21. storočia zasiahla globálna hospodárska a finančná kríza. Reakciou Európskej únie na globálnu hospodársku a finančnú krízu, ktorá sa začala prejavovať v roku 2008, pripravila veľa ľudí o prácu a spôsobila vysoké zadlženie, bola Stratégia Európskej únie na druhú dekádu 21. storočia. Európska komisia za konečný cieľ stratégie stanovila zabezpečiť vysokú mieru zamestnanosti, produktivity a sociálnej súdržnosti, a to cestou troch vzájomne sa doplňujúcich priorít - vytvorenia hospodárstva založeného na znalostiach a inováciách (inteligentný rast), podporou ekologickejšieho a konkurencieschopnejšieho hospodárstva, ktoré efektívnejšie využíva zdroje (udržateľný rast) a podporou hospodárstva s vysokou mierou zamestnanosti, ktoré zabezpečí sociálnu a územnú súdržnosť (inkluzívny rast). Pokrok v každej prioritnej oblasti sa má dosiahnuť podporou viacerých iniciatív, okrem iného zlepšenia výsledkov systémov vzdelávania a uľahčenia vstupu mladých ľudí na trh práce a podporu konkurencieschopnosti podnikania v tomto sektore hospodárstva vrátane vytvárania priaznivého prostredia pre podnikanie v cestovnom ruchu a vytvorenie spoločensky zodpovedného modelu cestovného ruchu. Zborník vedeckých prác prezentuje výsledky vedeckého bádania slovenských, českých, poľských, slovinských, španielskych, gruzínskych, švajčiarskych a nemeckých pracovníkov na poli edukácie a výskumu cestovného ruchu s dôrazom na zvyšovanie kvality vysokoškolského vzdelávania absolventov pre potreby praxe cestovného ruchu, mobilít študentov a zlepšenia situácie pri ich vstupe na trh práce. Významné v tejto súvislosti je aj formovanie 21

23 spoločensky zodpovedného modelu správania sa subjektov zainteresovaných na rozvoji cestovného ruchu vo vzťahu k trvalo udržateľnému ekonomickému rozvoju tohto sektora, v ktorom sa za dôležitú pokladá nielen ekonomická, ale aj sociálna a ekologická zodpovednosť podnikov, cieľových miest i štátu ako cieľového miesta s dôrazom na zvyšovanie konkurencieschopnosti na medzinárodnom trhu cestovného ruchu. Prezentované state poukazujú aj na rôzne aspekty rozvoja cestovného ruchu ako hybnej sily svetovej ekonomiky. Input variables and required assumptions for the simulation are defined based on business plan. For selected variables both data and expert based distributions are determined. Net present value is calculated according to variability of operating expenses and sales values. On the basis of simulation results, the probability of achieving profit is calculated. Stať prezentuje simulačnú metódu posúdenia rentability agroturistickej farmy. Podnikateľský plán bol podkladom pre určenie vstupných údajov a požadovaných predpokladov pre simuláciu. Na základe prevádzkových nákladov a príjmov z investície rátame aj čistú súčasnú hodnotu investície. Na základe simulačnej metódy sme vybrali projekt s najvyššou mierou rentability. Introduction Village Miałkówek is situated in the Western part of Mazovia, the region of Poland in the middle of Gostynińsko-Włocławski Landscape Park with beautiful forests and clean postglacial lakes. Miałkówek lies in close vicinity of the Lucieńskie lake. This is a unique region of 561

25 quiet, clean air, water, old forests and bogs. Tourists may enjoy bicycle paths, trails and horse routes. Many people have their own summer houses, here but many more rent houses or rooms in numerous guest houses. 28 agritourism households are run in Miałkówek and neighbouring villages by local inhabitants. A private small camping is located on the lake shore and its beach is available for local residents. In 2013 local zoning plan was changed and because of that now there is plenty of land for sale and it is possible to build new houses for example for agritourism purposes. Furthermore in the near future Gostynin commune plans to invest in the region. Due to favourable circumstances, local residents and new landowners consider opening agritourism farms or households. Four neighbours from Miałkówek decided to start a cooperative aimed at running rural tourist resort. Each of them owns a house and between four of them they have 2 hectares located about 500 m away from the lake. They are considering two possible investments; they could buy caravans, park them on the land and let them out, or they could adapt their own houses for tourist use. Regardless of the choice their business will be aimed towards families with children and organised groups. On both cases sport and leisure facilities will be built on the common grounds. 1. Objective, material and methods The aim of the article is to assess two investment options mentioned above. The following analysis is a part of business plan and the income statement was prepared for each investment. Standard financial analyses include many profitability indexes. The most commonly used index is Net Present Value (NPV). Based on the survey conducted among the owners of other agritourism households, private tenants and the camping owner, it was established that the number of tourists depend on the weather. Miałkówek is relatively close to the neighbouring cities and therefore whenever the weather is bad the visitors simply return home and come back when the weather is fine. The goal of the analysis was to determine the probability of obtaining a specific NPV for both projects and choosing the better option. The data-based assumptions regarding NPV were defined. In both projects the variability exists in investments, number of tourists, operating expenses among other factors. Based on these assumptions the NPV forecast was calculated using Monte Carlo analysis (Dimov, McKee, 2007). Based on that, two probability distributions were compared and the better project was selected. 562

26 2. Results and discussion The camping investment is called henceforth Project 2. Land owners are considering buying 8 caravans. Each caravan has 1 double bedroom, living room with 4 beddings, kitchen and bathroom. It is necessary to buy the canvas roofs and some garden furniture for each caravan. The village lacks a sewage system so the investors will have to build a small ecological waste water treatment plant. Many tourists prefer spending holidays in their own tents, caravans or camping vans, it is therefore necessary to prepare extra 60 allotments for them. The toilets and washrooms will also be built on the common area. It is planned to build a smokehouse integrated with grill and bread oven as a central entertaining place of the camping, furthermore there are plans to build field for volleyball, basketball, badminton and similar sports. The speciality of the owners is local cuisine - they prepare home-made meats, bread and grow their own vegetables. Their products will be sold in a little shop on the premises. The shop will also be open to other Miałkówek residents. A little cafe will be arranged in the shop space. Currently there are no cafes in Miałkówek and the owners hope that many tourists and local residents will use it. The owners have a few boats on the lake. The guests could catch and prepare their own smoked fish and meats. The camping site will be run by family members and part-time employees when necessary. The adaptation of existing houses is henceforth called Project 1. In each of 4 houses 2 rooms for 4 to 6 people will be prepared. Each room will include a kitchen annex and a bathroom. Investors will also prepare the kitchen and little dining room for the guests in one of the houses. Family members will prepare meals for the guests and will take care of cleaning rooms and the yard. Like in the camping site scenario the common parts remain the same: shop, cafe, volleyball field and grill. The investors would also like to buy some sport and leisure equipment. All jobs will be performed by the owners families with occasional part-time employees when needed Cash flow and simulation assessments for agritourism projects Cash flows for both projects are presented in Table 1. The cost of refurbishing existing houses is lower than preparing the camping. The profits from guests rooms are higher than from the camping site; additionally the owners are also exempt from the income tax, while camping site is subjected to normal taxation. In both cases owners are allowed to amortize the investment during first year because of low unit costs of investment. 563

Probability distributions were defined for many independent variables of the model. Sample estimations are presented in figures 1 and 2. In Figure 1 the number of days during which tourists will come to Miałkówek in June is presented. In Figure 2 the average money spent in the cafe is established. Number of days during which guests arrive in Miałkówek is correlated with the weather data from previous years. Number of shop customers, cafe guests, room guests, tent allotment rented were estimated on the basis of information from other shop and agritourism householders in Miałkówek. 28 Figure 2 Monte Carlo model assumption, average payment in cafe, PLN Source: Author s own research, According to a survey tourists arrive to Miałkówek in May and in the beginning of June only during the weekends and national holidays, at the end of June, July and August they tend to stay for longer period of time. September is dominated by older tourists, who spend their time picking mushrooms, fishing and in general enjoying the autumn. Cash flows for both projects are presented in Figure 3. Both projects have nearly the same costs, but income from guest rooms is 37% higher than from the camping site. Tourists can also arrive in Miałkówek during the winter. However the camping would be close then, so they would only be able to stay in the guest rooms. Figure 3 Cash flows during the year for agritourism households Source: Author s own research, Standard analysis of the profitability of the project includes Net Present Value (NPV), Profitability Index (PI) and Payback Period (PP) evaluation (Walczak, 2013, 2014). Assuming 565

29 the same amount of annual profits in each year the Payback Period for project 1 is 2 years and for Project 2 it is 5 years. The NPV and PI for Project 1 are respectively PLN and 55 %, and for Project 2 it is PLN and 10 %. Monte Carlo model enables evaluation of probability of reaching positive value of NPV, likelihood of PI, PP and other indexes. In Figure 4 the probability distribution density of NPV for Project 2 is presented. The probability of reaching NPV>0 is only 16 %. By comparison the probability of achieving the value of NPV calculated by the most commonly used simple model (base case in Figure 4) is only 1 %. 30 Conclusion The analysis of both scenarios discussed above using the Monte Carlo Simulation method has not only shown that one project is clearly more profitable (Project 1) but also made clear that same results could not have been achieved using the standard and most commonly used analysis methods. The article therefore proves that the Monte Carlo method is much more precise and can be used to make better and more informed decisions regarding investments, which can also be used in other project assessments (Kludacz, 2006, 2013; Piekut, 2012, 2013), and should be used more often.
