2 About Midsomer Cottage Midsomer Cottage is a delightful refurbished and extended three bedroom Victorian cottage with open outlooks, situated in a charming village within the Oxford ring road, and with easy access to the city, and university colleges. The village of Iffley is ideal for a comfortable and relaxing stay in Oxford as it is on an excellent bus route into the city, is close to the river, and offers a lovely old Norman church with a Piper window. There is a community village shop run by villagers, two hotels and two pubs serving good food. The city is a pleasant 30 minute walk along the river tow path. The accommodation inside is presented in a delightful style and provides comfortable space for five or six people. ACCOMMODATION An entrance hall leads to a light and airy living room with Sky TV and wireless facilities. Furniture includes two settees, occasional chairs, and coffee tables. There is a ground floor cloakroom. The living room leads to a well fitted breakfast/ kitchen. Facilities include a double oven/dishwasher/washing machine/fridge-freezer/microwave. The kitchen opens on to a patio and long graveled garden with trees. Upstairs: On the first floor are two attractive double bedrooms, both with double beds (one ensuite), and a family bathroom. A twin bedroom is on the second floor, and is accessed by a steep staircase, making it unsuitable for the very young or elderly. However it s a charming room and the views are lovely.. On street parking is easily available, or a hotel car park is opposite. Access to the city is provided by a regular no 3 or 4 bus service down the Iffley Road, or a very pleasant 30 minute walk along the river bank. A Welcome pack usually with wine, milk, bread, biscuits and cereals will be there to greet you. Shopping: The village shop is nearby, and the Co-Op, Tescos, Sainsburys and M&S are easily accessible. Turn into the Iffley Road towards Oxford city centre, passing Rosehill shops and garage on the left. Continue down the hill through the traffic lights (watch out for speed camera) and turn left immediately after lights - signed Iffley Turn. Cross mini roundabout. Midsomer Cottage is last cottage in the terrace on the right hand side.

4 - BOOKING POLICY Weekend, weekly and monthly bookings are available A deposit of 25% is required to secure a reservation The balance is due one month before arrival Cancelation Should you have to cancel at any time we will re-advertise, and if we get a booking we may be able to refund your money. However if we don t re-book, the following charges apply: Cancellation more than six weeks before arrival loss of deposit. Cancellation less than four weeks before arrival loss of entire payment. A Dilapidation Bond is required in advance. This is returnable assuming the cottage is left in the condition it was found on arrival. A separate cheque is ideal, so it can easily be shredded or returned. Please don t hesitate to chase it up after your departure. We reserve the right not to proceed with your booking should the need arise due to emergency, damage to the flat, or other unforeseen circumstances. In this case we will give you as much notice as possible, return all monies you have paid, and do our best to help you find alternative accommodation. 5 Our aim is that you should have a relaxed and trouble - free stay, and we hope we have everything in place to ensure that happens ACCESS STATEMENT WITH YOUR SAFETY IN MIND Midsomer Cottage is a delightful holiday home, but like anywhere else it has its limitations, and is not really suitable for wheelchair access. Its quirkiness includes a steep narrow staircase to the first floor, and a paddle staircase to the twin bedroom on the second floor. Navigational advice is Left foot first, and hold on to the handrail! So the twin bedroom on the second floor is unsuitable for the very young or elderly. Bedrooms are carpeted and bathrooms are tiled with travertine. There are two toilets on the first floor and one on the ground floor. The ground floor is level from the entrance through to the living room, with wooden floors and rugs. There is a step down to the tiled kitchen, which leads to a level decked area with steps down to the gravelled garden. Easy parking is on the street outside, or in the hotel car park opposite. TERMS AND CONDITIONS 25% deposit guarantees your booking, with the balance due four weeks before arrival. We ask for a 100 dilapidation Bond which is returnable if the cottage is left in the condition it is found. A separate cheque is ideal so it can be shredded later. We are sorry we are not able to accommodate pets. Children are welcome, but the twin bedroom is not suitable for small children or the elderly. Smoking is not allowed inside the cottage. Arrival is after 2pm, and departure by 10am. Gas and electricity is included in short lets only. 7 RESTAURANTS and PUBS Iffley Village: The Hawkwell House Hotel opposite the cottage is open to non - residents. They offer breakfast, lunch and dinner as well as coffee and afternoon tea. Try The Tree Hotel, which does delicious English, Indian and Thai food, both in the restaurant and bar. Sunday lunches are very good value. The Prince of Wales pub offers half portions at lunchtime, and aim to cater for all tastes. The Isis, on the river, is an alternative venue details of opening hours in the cottage folder. In town try Gees - a conservatory restaurant in Woodstock Road, The Old Parsonage - Banbury Road, is a hotel and restaurant that plays quiet jazz, log firs, old relaxing Englishness. Quads Restaurant, at the Old Bank Hotel in the High Street, and an easy bus ride away, is a biggish, popular brassierie These last three venues are all owned by the same company, and are popular with visitors. The Vaults is opposite Quads, reasonably priced home made food in atmospheric surroundings. The Trout is a pub near the river used by academics/students, also there is a Chinese restaurant in the High St, up an alleyway opposite an entrance to the market. Jerico is a trendy suburb with good restaurants and the Pheonix cinema. Cheryl will probably babysit for you if you have children and ask her. 10 per hour is the local rate. Summertown in North Oxford is an upmarket area and a desirable place to live. Ashmolean Museum has been recently refurbished and now offers a good roof top restaurant. The Pitt Rivers Museum, and Sheldonian library offer a good day out. Also Blackwells book shop - where you MUST go as it's known world wide. It has a coffee shop. Colleges - all open to public at some times. Open top buses tour round city the city. Touristy but OK in good weather. You can walk from Iffley down by the river, get to road, turn right and walk towards city with Christchurch College and meadow on right. There is an attractive Italian restaurant near the bridge.

8 Testimonial Guest staying at Misomer Cottage 7-21 September 2015 Dear Sue, I posted a review on TripAdvisor about Midsomer, but wanted to write you directly to tell you that John and I has the most glorious time at Midsomer. From the moment we arrived and were greeted by the most wonderful welcome basket to our last day when we bid Cheryl farewell, our stay with absolutely perfect. We had been looking for an experience like Midsomer and Iffley since we first starting letting flats in Oxford four years ago. While the other flats were perfectly fine, all were in modern apartment complexes in Summertown and Jericho and none had the Iffley feeling a real community. We frequented the Village Shop, the Prince of Wales pub, walked every day along the tow path. In other words for two weeks, we were able to feel like real Iffley residents. We even have the good fortune of knowing someone who lives in the village. Midsomer is a joy so beautifully and thoughtfully designed perfectly equipped comfortable and living next door to Cheryl was so great! She as everyone says is such a bonus. Lovely, knowledgeable, and a fund of local information. I gather you re off to South Africa. I wish you a happy journey and a pleasant stay.
