All of our shopping centers, both in operation and under development, rise to this challenge by striving to meet the fundamental needs of brands and their customers. IMPROVING EVERY DAY MEANS INVENTING THE RETAIL FORMATS OF TOMORROW TO MEET THE NEEDS OF RETAILERS AND OUR CUSTOMERS. At Altarea Cogedim, taking into account these needs means focusing our development efforts on consumer areas with strong economic and population growth: in Greater Paris with the QWARTZ regional shopping center in Villeneuve-la-Garenne in the Hauts-de-Seine department, or in the South of France with Cap3000 and Toulon- La Valette. We have brought our model in line with the rapid growth of online retail, acquiring Rue du Commerce, a leader in e-commerce in France, in 2012. This acquisition made Altarea Cogedim a true pioneer and the first multi-channel property company. Today, Altarea Cogedim is designing the solutions of tomorrow, both in retail and e-commerce. Non-binding document subject to modifications. November 2013 QWARTZ is the name of the regional shopping center set to open in early 2014 in the Hauts-de-Seine department. This new shopping center in Villeneuvela-Garenne is taking shape over a net floor area of 925,500 ft² (86,000m²) and will emerge as one of the most attractive retail hubs in Greater Paris.

The 549,000 ft² (51,000m²) shopping and leisure center will host a 16-screen Pathé-Gaumont multiplex cinema, two department stores, a dozen mediumsized stores, 60 shops and stands, a food court and an entertainment area for children. Cap3000 regional shopping center is located near the Nice Côte d Azur airport and in the heart of a powerful, quality catchment area with significant and recurring tourist traffic. In addition to a large Galeries Lafayette department store, Cap3000 offers 160 shops, 7 mid-sized stores, 15 restaurants and 3,000. With the upcoming opening of seaside restaurants, Cap3000 is getting an entirely new look. To meet growing demand, a number of healthcare providers have chosen to set up their offices in our Italian shopping centers such as La Cittadella, La Corte Lombarda, Le Due Torri, Casetta Mattei and Le Due Valli. There customers find doctors offices, dental clinics, nutrition centers, and more. What a success! Many visitors schedule consultations at the centers for their more flexible opening hours. They also enjoy problem-free parking thanks to the center s amenities. Meanwhile, with this diversification, the Italian shopping centers offer new services that differentiate them from other centers in the eyes of their customers. Visitors will soon discover new brands such as Boboli, Rituals, Swarovski, 100 Montaditos, Parfois and Double Agent, which come alongside an already large retail offering. The biggest names include Eroski, Media Markt, Zara, Zara Home, Stradivarius, Bershka, Massimo Dutti, Oysho, Pull&Bear, Benetton, Levi s, Foot Locker, Mango, Tous, Women Secret, Yelmo Cineplex, McDonald s, etc. //////////////// UNDERGOING EXTENSIONS RUAUDIN - LE MANS SUD thinking big! Altarea Cogedim is adding a shopping center to the Les Hunaudières Family Village near Le Mans. The program includes an Auchan hypermarket and six mid-sized stores, as well as shops and restaurants. This extension is planned for the eastern side of the Family Village currently in operation. Set to open in 2015.

10 11 UNDERGOING EXTENSIONS UNDER CONSTRUCTION AUBERGENVILLE retail has its village Altarea Cogedim is teaming up with Concepts & Distribution to reinvent the Aubergenville Family Village, including Marques Avenue, and provide a complementary retail offering. Accessible and visible from Highway A13, the center will be the first brand village in western Paris. With 10 million potential consumers, the center will never be short on ideas to bring visitors in and inspire them to keep coming back. The atmosphere will be friendly, with an open-air pathway through the fruit trees. For added shopping convenience all around, the project plans to create beautiful structures that will welcome brands and their customers. In all, 215,000 ft² (20,000m²) of businesses and 120 shops will be available for your shopping pleasure even on Sundays. See you in March 2015! 30 minutes FROM PARIS VISIBLE FROM HIGHWAY A13 10 million POTENTIAL CUSTOMERS BOULEVARD MACDONALD 323,000 ft² (30,000m²) of retail in Paris With 1,900 ft (600m) of shops in the heart of Paris, the Altarea Cogedim project at Boulevard Macdonald, developed in partnership with Caisse des dépôts, spans over a total surface area of 323,000 ft² (30,000 m²). A shoppers paradise! Both a retail and leisure center located across from the multiplex cinema, this complex will be hub of Parisian life. Served by public transportation at the Rosa Parks station, this program will offer unique opportunities to host major brands in large spaces in Paris. PROMENADE DE FLANDRE - RONCQ a cross-border project Located right near the Belgian border along Highway A22, Promenade de Flandre is a truly cross-border project. The architect Jean-Michel Wilmotte designed this emblematic 645,000 ft² (60,000m²) gateway to the city. Promenade de Flandre will benefit from a dynamic shopping atmosphere led by the Auchan hypermarket. PRIMARK AND M&S upcoming at QWARTZ The QWARTZ regional shopping center will host one of the first Primark stores in France. Confident in the center s retail potential, the British tandem Marks & Spencer-Primark will share 108,000 ft² (10,000m²) spread over two floors. As a leading company, Primark has recently established its department stores in France. The Irish brand was seduced by the high-quality location of the QWARTZ regional shopping center in Villeneuve-la-Garenne, in the heart of Greater Paris, where the banks of the Seine meet Highway A86. Primark hence joins the already powerful fashion offering of QWARTZ with first-choice brands (Carrefour, Zara, H&M, Mango and more).
