The Spa includes heated indoor pool, sauna, steam room, gym, tennis court, garden terrace and library. Please use the bright-coloured towels provided at The Cider Press for use in The Spa. The Spa facilities are made available for your enjoyment, subject to your strict adherence to the rules governing its use, which are included in this Guide. Failure by you or any of your party to comply with the rules will result in access to The Spa being denied without further notice and with no compensation for such denial of use being due to you. In the case of mechanical breakdown, water imbalance or similar difficulty, such that the continued use of The Spa is not viable, The Spa may be closed without notice. The Spa management will take all reasonable steps to reopen The Spa as quickly as possible but we are afraid that we cannot compensate you for any period of unavailability. Furthermore, if you or your party cause damage to the facilities in the Spa, you may be held responsible for the cost of repair. There are health, safety and environmental risks associated with the use of The Spa facilities and we are uncompromising in our application of the rules to ensure your safe enjoyment of The Spa. Any use of the Spa by you is at your own risk and the owners of The Cider Press and the property managers, Christine and Trevor, do not accept liability caused as a result of your use of The Spa. The facilities are available to you and your party but are not available to your non-resident guests. Rackets and balls for The Cider Press guests are located in the closet in the kitchen. Children must be supervised at all times. If you find any issues with the Spa, please leave a note at reception. This Manual includes The Spa and Estate Guide and Regulations. Please make sure that your party is familiar with these.

3 1. Introduction Welcome to The Spa and Wellesley Park estate. This guide and regulations has been designed to help you get the most out of the exceptional facilities at Wellesley Park, please read the following carefully. Please understand that Wellesley Park is an estate of 18 private residences, some of which are let out for holiday rental. It is not a leisure complex and there is no staff to attend to visitor s needs. The onus is on the property owners to ensure that their residents are made fully aware of the facilities, restrictions and rules. If renting, the property which you are occupying, should have a comprehensive guide to the estate and the regulations which are contained in this document. A current version of the rules is available on the Spa reception desk. A common issue here is that guests fail to understand that we have a biological sewage treatment system. It is vital that nobody puts any bleach or items such as nappies, cleaning wipes, sanitary products and the like into the toilets for flushing away. The system blocks and an expensive repair together with unpleasant odours will be the result. The Spa is a facility built for the use of Wellesley Park residents and their guests. The spa includes heated indoor pool, sauna, steam room, gym, gardens and library. There is no lifeguard for the pool and residents and guests use all facilities entirely at their own risk. In the event of an accident or injury, call the emergency services on 999. There is an emergency only telephone on the Spa reception desk. The caretaker or property owner should be informed of all accidents so that details can be logged according to current health and safety regulations. 2. Access and opening times Access to The Spa is for residents only (which includes those who are renting a property at Wellesley Park). This is does not include those not staying at Wellesley Park. Other persons who are not resident in a Wellesley Park property are not allowed to use the Spa facilities or tennis court. The Spa is open Monday to Saturday from 8am till 7.30pm and on Sundays from 10am to 6pm. Computerised key fobs are used to gain access to The Spa. To access The Spa hold the key fob over the receiver pad at the main entrance, this will release the magnetic lock that keeps the doors sealed, you can then open the door and access the building. The door will close automatically and the lock will re activate. To exit the building, press the PUSH TO EXIT button to the right side of the door to release the lock. The key fob entry system will only operate during the opening hours and there is no access to the Spa other than during these times. Please ensure that you vacate the building by 7.30pm, as cleaning staff needs to clean the building and perform maintenance checks after this time. 3

4 Please do not attempt to enter the building through any other doors, entry to the building via The Spa garden is prohibited and the rear door is for Wellesley Park staff only. The key fob entry system will only operate during the opening times and there is no access to The Spa other than during these times. Please ensure that you and your guests have vacated the building by 8.30pm, as Wellesley Park staff needs to clean the building and perform daily maintenance checks after this time. 3. Spa Facilities Reception Desk and Office The Spa reception desk is located on the ground floor in the main reception area. ALL SPA USERS MUST SIGN IN AND OUT AT THE RECEPTION WHENEVER USING THE SPA BUILDING. This is a requirement of our insurance and fire and safety procedures. The reception desk is not staffed. Children under 14 years must be accompanied by an adult. Please ensure your shoes are clean and if in doubt leave them inside the main door to avoid contaminating the changing room floors. 4

5 Changing Rooms and Toilets There are male and female changing rooms on the ground floor, which are accessed via the corridor leading from the reception. Each changing room has two separate showers, concealed changing area with lockers and a separate WC. The shower controls are hands-free and operate on sensors. To turn the shower on, move your hand in front of the control panel. This will activate the showerhead. To adjust the temperature, softly touch either the red or blue buttons. To turn the shower off, gently touch the centre button. If the shower turns off whilst you are still showering, simply repeat the turn on process again. Please do not leave soiled nappies in the changing rooms or toilets, as we do not have appropriate disposal facilities. Pool Please shower before entering the pool using the pool shower between the sauna and steam room. The pool is kept at a constant 29-degree temperature and is a chlorine pool. We therefore recommend you shower thoroughly and rinse all pool water from the eyes and skin when leaving the pool. The pool water is deck level so please take care when walking around the edge of the pool. Running, diving and jumping is prohibited. The use of rings, balls, toys and floatation devices other than children s safety armbands are also not allowed as they can disturb other users, damage plants etc. Please avoid splashing pool water on the window frames and plants. THE POOL DEPTH IS 1.35 METERS CONTINUOUSLY. There is no lifeguard on duty and safety is the user s responsibility. Children under 14 must be supervised at all times. Sauna The sauna is a dry heat room constructed in a traditional timber finish. Please note the instructions on the controls. There is a push button on the outside of the room to operate the sauna, once the sauna has been turned on it will run for approximately 25 minutes and then turn off automatically. Temperatures within the sauna can become very hot; we therefore recommend that you seek the advice of a doctor, prior to using the sauna, if you suffer from any form of ill health. Please be extremely cautious when close to the heater unit which may cause serious burns if touched. Water must not be poured onto the hot stones as this will damage the heating elements. Children under the age of 12 are not permitted to use the sauna. Steam Room The steam room is a wet heat room and is fully tiled. Please note the instructions on the controls. There is a push button on the outside of the room to operate the steam generator, once the steam has been turned on it will run for approximately 15 minutes and then turn off automatically. Temperatures within the steam room can become very hot; we therefore recommend that you seek the advice of a doctor, prior to using 5

6 the steam room, if you suffer from ill health. Please note the location of the steam outlet within the room as this produces extremely hot steam jets and will scald if you are too close to it. The water tap in the steam room is for cleaning purposes only and must not be tampered with by users. Children under the age of 12 are not permitted to use the steam room. The Gym The gym is located on the first floor and is fully equipped with a range of aerobic fitness machines and a set of training weights. If you are unfamiliar with using any of the gym equipment, then please read the instructions located in the gym. Within the gym there is a wall mounted TV and an ipod docking station where gym users can dock their own ipod to enable music playback via the ceiling speakers. Please note that the dock uses the older 30-pin connector. We ask that you kindly respect other user s preferences when choosing music for the gym if other residents or residents join you. A remote control for the wall mounted TV is available within the gym and again, we ask that other users are respected when selecting TV channels and volume settings. Children under 14 are not allowed to use the gym equipment. The Library On the first floor of The Spa you will find the Spa Library / reading room. The library is a fully furnished communal room for the use and enjoyment of all Wellesley Park residents and guests. The Library is complete with a range of books for your convenience. You are welcome to borrow any book from the library; however we do ask that any borrowed book be returned when finished. Many of the books within the library belong to residents at Wellesley Park so please treat the books with care. There are double doors, which lead from the library to the roof terrace over the pool room. These doors may be unlocked and opened by Wellesley Park staff during periods of fine weather but at other times they are kept locked shut. They must remain secured either in the fully open or fully closed position. 4. The Tennis Court The tennis court facility at Wellesley Park features a classic macadam surface which provides excellent uniform tennis play. The court is open from 8am till 8.30pm (or dusk if earlier). Use of the court is on a first-come first-serve basis. During busy periods a booking form will be made available at the Spa reception and may be used to book the court. The court is for tennis only and no other ball games or the use of scooters, skateboards etc. are permitted. Court shoes must be worn and the net tension should be released after play. In looking for balls knocked out of the court, please do not walk through the shrubberies or damage plants. 6

7 5. The Estate and Grounds As well as private gardens, Wellesley Park has communal areas and amenity access rights over the adjacent lake field. You are welcome to walk around the estate and lake field, but please do not climb over fences and do not enter fields with locked gates, livestock or crop, or where farm machinery is active. There is an expansive network of public footpaths over adjacent land and woods for longer walks. Wellesley Park has a private drainage and sewage treatment facility which is a biological system that converts foul sewage into clean water before dispersing it back into the natural watercourse. This biological system works extremely effectively under normal conditions, but it is finely balanced and can be severely upset by misuse. Care must be taken to avoid this, therefore: Never put bleach down any WC, sink or sanitary ware. Use only biologically friendly (bleach) or cleaning products, and only in very small amounts. Do not put any non-paper wipes or sanitary items in the toilet. Never try to flush away disposable nappies in the toilet. Never pour cooking fats or oils down the sink. Never use caustic sodas or drain unblocking chemicals. Refuse Each property is equipped with a wheelie bin and recycling containers each of these containers have instructions on the side as to what should be put into them for recycling. Residents are requested to use plastic sacks and not put waste directly into the wheelie bin. At The Cider Press we have private refuse collection as the local council (Mendip) only collects every two weeks which is not sufficient or practical for our guests needs. Instructions on what to do can be found in the Guest Manual in the house. Please note that the nearest waste recycling centre is situated close by on Dulcote Lane and is well signposted. Communal Grounds Please be aware of the potential dangers of children playing close to the lake and do not allow them to play near the sewage treatment plant or underground propane gas tank outlets and controls. Please respect the privacy of other residents and take care not to walk over any shrub or planted areas, or climb over fences. Please also respect the site speed limit of 10mph. Not only is this for the safety of children playing, but speeding cars will shift the stone chippings on the roadway and spray them onto the grass which in turn damages mowers etc. 7

8 Dogs are not allowed to roam freely and should be on a leash in all communal areas. Dogs can be allowed off the leash and exercised in the lake field. Dog fouling in all areas must be picked up and disposed of appropriately by the dog owner. Please note that we do not permit guests with dogs or any other pets at The Cider Press. The Lake Field The Lake to the east of the estate is a natural spring fed lake that is fully stocked with a range of course fish. All residents are entitled to fish the lake on the strict condition that they hold a current rod licence and any fish caught are returned to the water unharmed. Night fishing is prohibited. Whilst residents of Wellesley Park have amenity rights over the lake field and fishing lake, it is privately owned and should be respected as such. The extent of amenity land to which residents have a right of access is appended below. Swimming or entering the water of the lake is not permitted at any time either by persons or pets. Wellesley Park has no jurisdiction with regard to grass cutting or maintenance in the lake field 6. Spa and Estate Rules and Regulations General 1. Residents are responsible for their own health and safety when using the Spa and other facilities, or any part of the estate. 2. Rental property occupancy is limited to 2 persons per available bedroom, for example a maximum of 6 persons in a 3-bedroom property. The same restriction applies to users of the joint facilities a maximum of 2 persons per property bedroom; non-resident visitors are not entitled to use the joint facilities. 8

9 3. Wellesley Park Owners Group reserves the right to recover any costs relating to damage because of deliberate or malicious damage to any part of the facilities or estate caused by individual residents or residents. 4. Fireworks are not allowed on any part of the estate including property private gardens. 5. Accidental damage to any part of the estate should be immediately reported to the caretaker. This refers to any damage within the Spa building or anywhere on the estate, e.g. spillage on carpets and fabrics within the Spa building or accidental damage caused gates, fences, walls etc. 6. Residents are responsible for their own refuse. Items of rubbish should be recycled where possible into the appropriate containers. Refuse should be bagged before being deposited in the wheelie bins and no bins should be left at the roadside longer than necessary. Excess waste can be disposed of at the recycling site nearby. The Cider Press has private refuse collection. Please follow the instructions in the Guest Manual located in the house. Joint Facilities (Spa and tennis court). 1. Residents are responsible for ensuring that they comply with all rules regarding the Spa and facilities and the correct use of any equipment or facilities therein. These are available at the Spa reception desk. Abuse of these rules will result in the entry key fob being de-activated for the offending property and offenders barred from using the facilities. 2. The Spa facilities and tennis court are strictly for the use of residents only who must not allow any person or persons who are not resident to access these facilities. 3. The Spa opening times are Monday to Saturday from 8am until 7.30pm, and on Sundays from 10am until 6pm. No access before or after this time is allowed. 4. All users of the spa must sign in with their name, the number of people in their group and the property name in which they are resident together with their time of entry on the form provided on the spa reception desk. They must then sign out with their time of exit on leaving. All children under 14 years old must be accompanied by an adult. 5. The Spa building must only be accessed or vacated via the main door at the reception and not via any other access point except in the event of an emergency. 6. The Spa pool room must only be accessed or vacated via the male or female changing rooms and not via any other access point except in the event of an emergency. 7. Soiled nappies and similar must not be deposited in the spa toilet waste bins as appropriate disposal facilities are not available, they should be taken back to your property and disposed of in sealed bags in your refuse bin. 8. No outdoor footwear is permitted in the pool room. 9. All occupants must vacate the building immediately if you hear the fire alarm or you are told to do so by any member of Wellesley Park staff for whatever reason. 9

10 Pets 10. No food or drink may be consumed within the Spa building other than from water dispensers provided. 11. Smoking is prohibited within the Spa building. 12. Swimwear must be worn when bathing or using the facilities within the pool room and nudity is not permitted. 13. The use of inflatable toys (e.g. lilos, dinghies, large rings, balls etc.) is not permitted in the pool or pool area. Running, jumping and diving is prohibited. 14. Sportswear should be worn when using the gym equipment. 15. Swimwear is not permitted in any area of the Spa building outside of the pool room and changing rooms. 16. Property and valuables left in lockers or any part of the Spa building or estate are the sole responsibility of the owner of the property or valuables and Wellesley Park Owners Group Ltd will not be liable for any loss or damage caused to any property or valuables whatsoever. 17. Wellesley Park Owners Group Ltd reserves the right to monitor rooms within the Spa facility and external areas via CCTV for the safety of all users of the facilities and for the prevention and detection of crime. 18. Residents found abusing the facilities may be excluded. 19. Use of the tennis court is strictly on a first come first served basis and may be pre-booked if necessary by filling in the booking form and time at the Spa reception. Other activities are not allowed on the court and appropriate court footwear is required. 1. Dogs may be walked anywhere on the estate but must be kept on leads at all times unless in the specified dog exercise area. Any dog fouling must be cleaned up immediately by dog owners; including in private garden areas. 2. No pets or animals of any kind are permitted in the vicinity of the Spa and dogs or pets must not be left or tied up outside of the Spa building at any time. 3. Please note that pets are not permitted at The Cider Press. Other properties on the estate may allow pets when renting. Vehicles and parking 1. The use of motor vehicles anywhere on the grass areas or fields is not permitted at any time. 2. All vehicles must be parked in the correct spaces allocated to each property. Extra space is available in the visitor s car park at the rear of the Spa. 10

11 3. Residents are requested to instruct visitors to use the visitor parking area if their own parking spaces are already in use. 4. Vehicles must not be parked on or in front of the hard-standing bay at the end of the visitor car parking area. This area is for the use of Wellesley Park staff and contractors only. The Lake Field. 1. Residents are permitted to fish the lake on the strict condition that they hold a valid rod licence and that any fish caught are returned unharmed. 2. Swimming or entering the water of the lake is not permitted at any time either by persons or pets. 3. The use of motorised or hand propelled boats is not permitted on the lake at any time. 7. Emergency Procedures The Spa is equipped with a fire emergency system and fire panel. The fire panel is located in the main reception and is linked to all fire devices throughout the building. These include smoke detectors, heat detectors and alarms. If a fire breaks out anywhere within the building the fire panel will trip and the buildings alarm system will activate. There are audible alarms and visual beacons located in all areas and if you hear or see these activate you must leave the building immediately via the nearest emergency exit, do not stop to collect personal belongings. The emergency exits are located on the ground floor and are identified by the emergency exit signs over the doors. Emergency exit doors that are normally locked will unlock automatically in the event of the fire panel tripping. If the buildings power supply fails emergency lighting will activate and the emergency exit signs will illuminate. If you discover a fire you must leave the building immediately and you should activate the fire alarm by hitting one of the break glass emergency buttons as you leave the building. These are located at the emergency exits and at the top of the stairs. Once you have exited the building please go directly to the FIRE ASSEMBLY POINT located at the visitor car park area and dial 999 emergency services. Do not attempt to tackle a fire yourself and do not re-enter the building until you are told it is safe to do so by Wellesley Park staff or a member of the fire service. For all emergencies requiring the emergency services please dial 999. There is a first aid box and basic first aid instruction located in the ground floor disabled WC room. 8. Test Procedures There are a number of checks and test procedures including pool chemical/temperature checks, fire alarm/fire panel/fire call point checks and emergency lighting tests that Wellesley Park management is legally obligated to carry out on a regular basis. Therefore there may be times during normal Spa opening hours when these test procedures are being carried out which may temporarily restrict the use of parts of the Spa building, we respectfully ask for your co operation in this matter. 11
