3 The Area The overall topography of the area is powerful. Jutting out into the Pacific Ocean, the peninsula suggests a rugged and daring energy to the zone, affording inhabitants a truly Dionysian experience. Reflecting the rawness of the area, the town s culture is steeped in a bold pioneer spirit even as modern luxuries pervade and foster a more comfortable lifestyle. Mal Pais is a fast growing town that has become a major jet set winter retreat. Several celebrities own homes and many others come to visit annually. The area has been settled mostly by Europeans. Still insulated from the blight of high-rise buildings, our charming seaside hamlet offers the best of Costa Rica without the downside of dense development. 5 Property Location Liberia Nicoya Puntarenas San José Caribbean Sea Star Mountain is on the southern tip of the Nicoya Peninsula. The property is 2 kms east of downtown Mal Pais Beach on the Cabuya Road. The entrance to Cabo Blanco National Park is in Cabuya, 5 kms beyond Star Mountain on the interior coast of the peninsula. Santa Teresa Mal Pais Tambor Pacific Ocean Montezuma, another tourist destination on the peninsula, is located about 9 kms north of Cabuya. Star Mountain is centrally located to access the entire peninsula, yet still maintains its privacy in the middle of the dry tropical rain forest. Property Description Star Mountain has a total area of 90.15 hectares. Five large 5-hectare lots are configured on the mountain with ocean-view plateaus cleared and ready for building.

There are 2 existing telephone lines, and an internet connection. Water is drawn from springs and wells around the property. Roads are established throughout the property. Water Concession: On October 20, 2006, the Ministerio del Ambiente Y Energia (MINAE) granted a 10 year renewable concession to Star Mountain. Numerous additional spring and well water sources providing some of the best water sources year round on the peninsula. Hiking and riding trails are maintained throughout the property.

Several existing structures on the property comprise 600 square meters of construction under roof. The main house has a 100 square meter area with 3 bedrooms. The casita is a smaller 1 bedroom house.

The attached kitchen has an oversized walk-in refrigerator and a complete set of appliances. There is a separate bathroom structure to service the lodge area.

The attached kitchen has an oversized walk-in refrigerator and a complete set of appliances. There is a separate bathroom structure to service the lodge area. A large 4 room bodega is composed of a: dry storage room, tool room, laundry room and extra bedroom and bathroom room for a caretaker. The horse tack area was built in 2010 to care for the 11 horses on the property. A 64 square meter yoga platform has just been completed. Large pool, Jacuzzi and cascading waterfall Toyota Landcruiser (50th Anniversary Edition) and 2005 Honda TRX ATV included. Furnishings and Equipment are included.

9 Plateaus Star Mountain has impressive views of both coastlines from its many plateaus. The mountain rises 300 meters from sea level to unveil five existing plateaus with ample room to develop many more building sites. From the plateaus you will experience the sun rising over the Gulf of Nicoya, warming the green pasturelands of the peninsula, and setting over the Pacific Ocean. Privacy is the most valuable commodity we offer. Each plateau is accessed through either of two roads and has its own driveway leading to a well-hidden building site. Other than the howler monkeys, the closest neighbors are a kilometer away, affording shelter from the noises of man.

10 Natural Resources Each year enough trees fall on the property to build a couple of small houses. All recent construction at Star Mountain has taken environmental advantage of naturally fallen trees that would otherwise decay. There is room to start a teak plantation in one corner for future use. As water becomes more precious on our planet, rest assured that there will always be an abundant natural supply under your feet. Should future development include solar, wind or hydroelectric power there will never be any dependence on the outside world once you enter Star Mountain. Cabling will be irrelevant as power and water will be drawn from within and telephone and internet is available wirelessly. Even food production can be accomplished within the boundaries. It can be a haven unto itself. Development Potential Star Mountain is a universe unto itself with potential bounded only by the imagination of the architect. The current owner has been approached in the past with ideas ranging from: a canopy tour in the treetops, adventure biking trails, a mountain jungle campsite, a Hollywood set, and a reality TV show. Perhaps the highest and best use is as a family retreat whereby family members or friends can build houses within the same compound. The pervasive jungle provides a buffer to the outside world and affords the dweller an opportunity to rejuvenate. 11 Flora and Fauna Our private nature reserve next to Cabo Blanco National Park makes for superb animal observation. As the animals on our property are relatively undisturbed, you will probably see more wildlife at Star Mountain than in the national park itself, especially howler and white faced monkeys which live in the treetops above the property. A bounty of flowers decorate the land. Tropical plants and trees grow at an incredible rate in the fertile soil of the rain forest. Planting a garden at the beginning of the green season results in an array of colors within just a few months. Within the area live mammal species like ocelots, margay cats, jaguarundis, jaguars, pumas, deer, capuchin monkeys, howler monkeys, pacas, agoutis, armadillos, the tiny kinkajou, the collared anteater, and the nocturnal coati.

Once you've arrived you'll begin to see why all these animals enjoy staying on Star Mountain. The great variety of fresh fruits growing in our vast fruit garden attracts all sorts of birds and other wildlife to the vicinity of the lodge. The orchard produces oranges, lemons, limes, mangos, papaya, bananas, pineapples as well as several exotic fruits like star fruit, water apple and guyabana. A small sugar cane crop is sown each year as a treat for the horses.
