2 Building Specifications BUILDING Three (3) storey office building constructed in 1987 with a total of 53,019 square feet of rentable area and approximately 2.50 acres of land in Buttonville district. INTERIOR FINISHING Typical interior finishings to the office areas consist of a combination of exposed, dropped acoustical t-bar 2 x 4 ceiling grid, with drywall accents and drywall partition walls, commercial grade carpet and tile flooring. CEILING HEIGHT Ground - 14 ; 2nd Floor ; 3rd Floor ELEVATORS The building is equipped with with two (2) hydraulic elevators for general passenger use, providing access to all floors. LOADING FACILITIES The building has a common exterior loading area complete with double man doors entering the building. TELECOMMUNICATIONS Fibre optic wiring available onsite through Bell and Cogeco. SUSTAINABILITY Building is BOMA BEST Bronze Certified. Bicycle racks accomodating up to five (5) bicycles available at ground level. EV charging stations onsite. EXTERIOR CURTAIN WALL The exterior cladding system is primarily comprised of a structural insulated panel cladding system, with aluminum strip windows containing insulated prefinished and textured insulated glazing units. LIGHTING SYSTEMS Lighting in the lobby consists of pot lights with LED lamps, and office areas are illuminated with recessed 2 x 4 fluorescent light fixtures with two (2) T8 lamps. Most interior lighting is controlled by motion sensors. Surface parking is illuminated by pole light fixtures and LED lamps. HVAC SYSTEM The building is heated by two (2) gas-fired heating boilers with two (2) vertical in-line pumps circulating hot water along the perimeter. Cooling and fresh air supply is provided by two (2) rooftop units, circulated by variable air volume (VAV) boxes with thermostat controls for multiple zones on each floor. The building automation systems controls all HVAC equipment and lighting systems. HVAC hours of operation are 7:00 am to 6:00 pm, Monday to Friday. After hours HVAC services are available with prior notice at a nominal cost. ELECTRICAL The main switch board panel is rated at 800 amps at 347/600V, three (3) phase, four (4) wires, consisting of three (3) cells. PARKING Surface parking stalls are provided on the lands surrounding the building on first come first serve basis at a ratio of 3 per 1000 sf of rentable area. LIFE SAFETY SYSTEM Life safety system includes fully sprinklered premises and common areas, with smoke detectors in the two main air handling units. There are elevator recall buttons and pull stations located by the exits. SECURITY After hour and weekend security patrol are conducted on site. 7 Vehicular Access The Norman Bethune Avenue overpass, is a new four lane overpass with a metre-long (west abutment to east abutment), 23-metre-wide bridge, that will cross over Highway 404., connecting East Pearce Street in the East Beaver Creek business area in Richmond Hill with the business park on Centurian Drive in Markham. Construction of overpass started in the spring of 2016 and is expected to be complete in The overpass will feature an on-road bike lane, sidewalks and be fully illuminated. The new road, a two-way, north-south connection from Highway 7, will serve as a relief valve for congestion on Highway 7. This gives north-bound Highway 404 drivers the option to turn either east or west on to Highway 7 or to continue north and bypass Highway 7. The project also calls for a realignment of the existing northbound on-ramp from Highway 7 westbound.
