This large-scale project is set up to renovate numerous infrastructures, businesses, hotels, offices and public areas. A BOOMING CITY Professional Conventions Over the last 10 years Marseille has become an increasingly attractive destination for French and European business travellers. In 2009, Marseille had moved to 87 th place on the International Congress and Convention Association (ICCA) list of convention locations, (its previous ranking was 150 th in 2007). In 2010, the city hosted more than 900 convention days, 370 events and 83,500 participants. International tourism. With the increase in leisure cruises, Marseille is to the forefront in international tourism. In 2010, the city welcomed over 710,000 cruise passengers, an 11% increase on 2009.These results show the growth of this industry in the Phocean city, with more and more companies choosing to make it a primary port of call. THE HISTORY OF THE BUILDING IS CONNECTED TO THAT OF THE CITY Marseilles Hôtel-Dieu is one of the major creations of French 18 th century hospital architecture. Founded around the year 1188, given the name of Saint-Esprit Hospital, this place was originally a collection of narrow interconnected houses that looked after sick and abandoned children. Following a first extension, major work began in earnest in 1753 under the direction of Jacques Hardouin-Mansart and was completed around 1865 thanks to the efforts of architect Félix Blanchet. From the end of the 19 th century, important maintenance, repair and even reconstruction were undertaken, which connect the history of this site to that of Marseille. HISTORY IN THE MAKING -The remains of a 12 th century chapel are buried under the hotel s gardens. The chapel s foundations are composed of mosaics from an ancient Roman village (200 B.C.). Listed and collected by the city s archeological services, a fragment of this mosaic is on display in the cultural area of the hotel. -The Hôtel-Dieu hospital was the theatre for the first-ever operation on a cataract. It was performed in 1750 by the eminent Jacques Daviel whose name was given to the square in Marseille where the InterContinental Marseille Hotel Dieu now stands. -Today, the façades, the roof, the vaulted passageways and monumental staircases in the main building are listed in the Supplemental Inventory of Historic Monuments. 10

11 A LOOK AT THE VARIOUS HÔTELS- DIEU IN FRANCE The first Hôtels Dieu appeared in France at the end of the Middle Ages. This was the term used to describe the main hospital in many cities, (Marseille, Paris, Lyon, Toulouse, Nantes, etc.). These charitable institutions, founded and run by bishops, were apparently meant to house pilgrims and minister to travellers. The Hôtel Dieu, in the shade of the cathedral and administered by the chapter, was also a refuge for the city s inhabitants.

REAWAKENing THE HOTEL-DIEU TRANSFORMING A BUILDING SO STEEPED IN HISTORY IS COMPLEX: EVERYTHING NOTEWORTHY IN THE FORMER HÔTEL-DIEU HOSPITAL HAD TO BE RESTORED, ENHANCED AND PRESERVED TO ENSURE its USE IN THE FUTURE INTERCONTINENTAL MARSEILLE HOTEL DIEU. THE AIM OF THE TRANSFORMATION Marseille city s authorities wished to transform the Hôtel-Dieu in order to boost its overall hotel capacity to host international visitors. The ultimate goal was to ensure that Marseille would become a leading destination for international tourists. THE ACQUISITION OF THE PROPERTY BY THE MUNICIPALITY In 2003, the city Council gave their approval to the agreement with the Public Assistance Authorities for Marseille Hospitals for the acquisition of the entire property. Their aim was to create a hotel that would offer all the services available in topquality establishments, while in no way disfiguring the existing building with its beauty and its history. It would add to and enhance Marseille s history by subtly integrating the old and the new. THE RACE IS ON Large-scale consultation among professionals (investors, promotional, construction, architectural, and hotel management groups) began in April bids were in competition in October, On February 5, 2007, the city Council of Marseille named the winning consortium. The choice was based on the exceptionally high quality of the proposed project and the meticulous respect for the site s cultural heritage brought to bear throughout the period of construction. The winning group included an investor, AXA Real Estate, a developer, Altarea Cogedim, and a hotel operations group, the InterContinental Hotels Group, operating under the trade name of InterContinental Hotels & Resorts. The architectural design was entrusted to the Anthony Béchu Agency, and to Tangram Architects, while the interior design was assigned to the group composed of the Nuel Agency, Tangram Architects and Volume ABC. 12

13 AXA REAL ESTATE S HOTEL EXPERTISE Aware of the specific issues surrounding hotel investments, AXA Real Estate has developed specialized skills in this domain since The group s savoir faire in real estate development is hugely valuable in hotel development. With a hotel portfolio valued at 500 million euros in 2007, AXA Real Estate has built up an asset base of 2 billion euros across Europe (Austria, Belgium, France, Germany, Italy, Spain, Switzerland and the UK). The portfolio includes all hotel categories, from budget to luxury. AXA Real Estate currently manages over a hundred hotels in the region, with 15,700 rooms, 10% of which are currently under development. As with, the Radisson Blu in Nantes, the Hotel-Dieu in Marseille perpetuates this tradition of excellence in hotel development, backed by proven expertise in the conversion of historic monuments into modern buildings. The proven expertise of AXA Real Estate on development, on conversion of historical heritage and hotel investment, allowed to restore life in this emblematic building, intimately bound to the history of the city of Marseille, highlights Jean-Manuel Rossi, Global Head of Development at AXA Real Estate.

14 KEY FIGURES IN THE TRANSFORMATION 23,200 m 2 : Total SURFACE INCLUDING 5,000 m 2 NEW BUILDINGS 85 RENTAL UNITS ERECTED TO RECREATE A LINK WITH THE PANIER NEIGHBORHOOD AND ENSURE THAT THE SITE REMAINS PART OF THE INTRINSIC FABRIC OF THE CITY. 3 OUTLETS AT STREET LEVEL BELOW RESIDENTIAL BUILDINGS 57 Parking spaces for the hotel and 165 parking SPACES FOR THE RESIDENTIAL BUILDINGS Transforming a local landmark from the past into the future RENOVATE BUT RESPECT THE HISTORY A thorough and highly detailed historical analysis was necessary to define the listed elements that had to be conserved and renovated as well as open areas where historical remains might be found. In this manner, excavations took place over 6 months beneath the garden of the Hôtel-Dieu. Accompanied by Mr. Bouillon, Architect for the Bâtiments de France, and by Mr. Jourdan, Regional Director of Cultural Affairs, the restoration of the façades, roofs and all classified parts was undertaken. This consisted in particular in placing struts and shoring, crucial to the protection of the building during the necessary renovation work carried out on the structure and on the skeleton of the building. Studies were conducted to locate the origin of the stones on the façade (Fontvieille and La Couronne) for the monumental staircases in order to restore them to their original aspect. SEEKING THE ORIGINAL SPIRIT The terraces were entirely rebuilt, while the halflevels on the two wings were removed to restore the building to its former glory, particularly those parts of the building that now house the main suites. The refurbishment also restored the façades to their original aspect, the windows and French doors are identical to those in the 18 th century drawings. The rear of the building, disfigured by extensions to the hospital in the 1960s, was the ideal place for the hotel car park, not marring in the slightest any history here. Thanks to the historical knowledge they had garnered, the architects from the AAAB and Tangram agencies were able to restore the central axis of the building, thus opening up a large esplanade that would house the hotel s main entrance and forecourt. A TRULY URBAN PROJECT Not only was the overall architecture preserved, but the Hôtel-Dieu s close links with the city were also conserved. To do this, the rue de la Roquette, which had been eliminated by the construction of the APHP was once again opened, connecting the Place Daviel to the rue des Belles Ecuelles, allowing easier access to the Panier area. These urban advances were then connected to the hotel by means of a large staircase that arrives at the foot of the hotel terrace. Housing units have been constructed along the rue de la Roquette and the rue des Belles Ecuelles. These are characteristic of the the style and tradition of the Panier and with their colour and texture serve to connect, perfectly, this old historic part of Marseille to its newly renovated neighbour. The InterContinental Marseille Hotel Dieu has proved to be a gigantic undertaking of multiple aspects, created and completed by the creative, the curious and the ambitious in order to transform this site that soars happily between the city s history and its future. 14

15 Anthony Béchu Architect with the AAAB agency A graduate of the Academy of History and Conservation of Historic Monuments, Anthony-Emmanuel Béchu has been a DPLG architect since Director of the American Art Schools in Fontainebleau, he is a professor at the Special Institute for Public Works in Paris. A member of the Academy of Technologies and the Academy of Fine Arts, his work distinguishes itself by his large-scale international architectural and urban design operations, especially in Paris with the rehabilitation of the Edward the 7 th islet in the Opera neighbourhood, the Madeleine-Cambon islet, and the Vendôme-Capucines islet, as well as the installation of eco-cities in China. Passionate for history and archaeology, through urban design projects, repurposing of ancient centres, renovation of buildings, and contemporary architecture, his principal objective is to unify histories while implementing strategies that address current problems, and to restore roots to the places and to the people that have lost them. Mindful of the need to build for sustainable development and following the lead of the Grenelle environmental accords, he optimizes HQE design, Lead, in all his projects: urban improvement, infrastructure, urban design, and construction. He also brings his passion to a number of cultural projects: the Edward the 7 th Theatre, the Winter Circus, the Theatre of the Three Baudets, and the renaissance of the legendary Olympia Music Hall! The A. Béchu architectural agency has designed corporate headquarters like Dassault Aviation, Chanel, HSBC Champs Elysées, many residential buildings, hotels, the famous CELAP University in Pudong (Shanhai) and the future cinema city in Tsingtao. The firm is active in Asia, in China, Vietnam, Mongolia, in the Middle East, in Qatar, Iraq, the Lebanon, and in Eastern Europe, in Russia, Poland, Romania, and in Africa, in Senegal and Ivory Coast. This is first and foremost an urban design project. The hospital had closed off its properties to the city. It was important to reopen the site to the city. The Panier neighborhood is once again accessible. The Hôtel-Dieu is now on display along with its architectural heritage here in the Vieux-Port. Anthony Béchu

Respect for heritage and sustainable development AN ENVIRONMENTAL PILOT PROJECT Respect for cultural heritage and environmental concerns have been watchwords from the start of the construction of the InterContinental Marseille Hotel Dieu. Optimized design and attention to strict environmental requirements have constantly guided the architects in the choice of both new and existing materials, with the aim of ensuring a framework wherein High Quality Environmental design requirements could be integrated while allowing the building to honour its primary function as a hotel. This hotel is a pilot project in France and is the second in the hotel industry to receive the High Quality Environmental Certification (the first was awarded to the Palais de Justice in Nantes, also renovated by Altarea Cogedim and Axa Real Estate and completed in November 2012, aradisson Blu hotel). A RESTRUCTURED HOTEL AWARDED A HIGH QUALITY ENVIRONMENTAL CERTIFICATE AXA Real Estate and Altarea Cogedim have done everything financially, technically and humanly possible to obtain the new certification: NF Bâtiments Tertiaires-Démarche HQE, Hôtellerie ( NF Service Industry Buildings - HQE Procedure, Hospitality Industry). This certification demands scrupulous compliance with very strict specifications, principally with respect to the choice of materials, energy and water management, visual and acoustic comfort, and public health air and water standards. This specially certified hotel restoration is part of the Altagreen ongoing programme, a sustainable development procedure by Altarea Cogedim that conforms to the objectives set by the Grenelle agreement. THE SUSTAINABLE DEVELOPMENT PROCEDURE This extraordinary construction has also raised a number of issues linked to the conservation of listed monuments and their improvement, as well as the assimilation of modern technology into a transparent and continuous sustainable development programme. ARCHAEOLOGICAL EXCAVATIONS Preventive excavations were conducted in 2008 in order to preserve a trace of the remarkable history of this building. These efforts were primarily concentrated in two areas: - The Saint-Esprit 12 th century hospital chapel beneath the gardens of the InterContinental Marseille Hotel Dieu. - The 18 th century bronzesmith s oven located in the residential zone on the rue des Belles Ecuelles. To allow visitors to admire the historical riches of the site, a fragment of an antique Roman mosaic, discovered in the foundations of the 12 th century chapel, will be on display in the hotel. 16

17 ALTAREA COGEDIM, a brand with high standards. ALTAREA COGEDIM is working around a specific model. As much a real estate investment trust specialised in retail as a property developer for business or housing, purpose it participates to create entire parts of cities. ALTAREA COGEDIM has been developping over the years a specific expertise in the luxury hospitality industry; Marriott-Renaissance Paris Arc de Triomphe, with the architect Christian de Portzamparc, a 118-room 5* hotel including on ground floor 1,600 square meter of commercial area, an indoor patio with access to the newly restaured Wagram concert hall; the renovation of the Court House in Nantes into a 4* hotel or the Hotel- Dieu in Marseille are the most emblematic projects of the Group. With over 800 rooms to deliver until the end of 2013, ALTAREA COGEDIM has imposed itself as a major operator on the hotel property development market. Those sites are emblematic of the company s expertise over complex projects, says C. de Gournay, CEO Cogedim. It was not an obvious thing to combine a new function for the building, implementing new environmental standards while preserving the heritage, highlights Florence Comte-Sperling, Program Director at Cogedim Provence. The financial context was also complex as the program lived through the 2008 financial crisis, also integrating a vast building program at the heart of the Panier district But eventually, we retain the pride of having been part of the rebirth of an exceptional landmark. Marseille and the Hôtel-Dieu well deserved it, declares Jean- Yves Raimond, Managing Director of Corporate Real Estate at Cogedim Régions.

18 ARCHITECTURE INSPIRED BY THE essence OF THE BUILDING THE INSPIRATION FOR THE PROJECT It was the very building itself that inspired the architects from AAAB and Tangram Architects. An 18 th century construction based on plans by Mansart, regarded as one of the most wonderful hospital buildings of the French Ancien Régime. The architects recognized the scope for opportunity provided by the history of the place. Their idea was to connect this same history to the new role of a hotel, while assuring a certain coherence with the original building, architecturally. The mineral character of the building, seen in the magnificent façades of Cassis and La Couronne stone with their effective colonnades, imbues the project with a spirit and provides a sense of identity for the new hotel. A LINK WITH THE CITY The refurbishment of the Hôtel-Dieu is also for the inhabitants of Marseille. It is completely part of the city, hoping to become an integral part of the daily life of the citizens of Marseille. We wish to respect this portion of the city s cultural Heritage and to merge with the city, both geographically and culturally,whilst giving the people of Marseille the chance to enjoy this place, said Didier Boidin, speaking on behalf of the InterContinental Hotels Group. The forecourt is accessible to all those who wish to revel in a novel experience and enjoy the panoramic view of Marseille. The spa, the bar, the brasserie and the restaurant are open to the public at large, you do not need to be a resident. The gardens overlooking the Villeneuve-Bargemon space and the cultural space that is part of this site serve to remind us of the long history of the Hôtel-Dieu. The cultural space was a direct request from the Marseille s city council, keen to offer its population a place to promote the building s cultural heritage. The Tangram agency have managed to restore the building s original historical hallmark in this stone setting by conserving the vaults with their bare walls and pillars, the dark castle-like parquet floors and the massive entrance doors. In the hotel, there is a brasserie, a bar, a restaurant, and a spa that opens onto a large natural terrace overlooking the Vieux-Port. To the rear, we have built 85 dwellings along the Rue de la Petite Roquette and the Rue des Belles Ecuelles to refashion a link between the Panier and this new construction. Anthony Béchu OVERALL ARCHITECTURE The entance to the walkway on the forecourt was reshaped and the lobby placed under the grand terrace illuminated by a glass wall that allows visitors to admire the architecture from every vantage point. Two monumental staircases and two elevators allow access to the first floor. Here you will find the terrace with its view of the Vieux-Port, the Spa, the bar, the brasserie and the gourmet restaurant. These two staircases also take you to the rooms, down long corridors with the lofty galleries, along the main façade. Within these galleries, the depth of the wall allows for furniture and installations within the wall itself. The patio provides calm, shade and is a haven of sunlight at the end of the day. The setting sun illuminates the planes of the façades. The aim in reviving this structure was to provide a vital asset for Marseille, to welcome visitors and provide a suitable venue for conventions, cultural events and festivals in the city. The interior patio serves as a shady terrace that, in winter, extends into the area provided by the glass wall with the bar and meeting rooms along the side. REFINEMENT AT ITS BEST Sophistication is seen in the quality of the mineral elements present in the original building and also in the refurbished parts, where modern mineral elements have been used. This association offers a unique architectural arrangement that fluctuates between innovation and tradition. The absolute immensity of the place, often attained by removing half levels that were added over time, gives visitors a sense of fascination and a feeling of continuous discovery. From monumental staircases to vaulted passageways, from rooms of extraordinary size to gardens overlooking the city, the architecture of this building changes from history to extravagance, providing a unique opportunity to experience the very essence of Marseille in every room, wall and stone. 18

19 TANGRAM ARCHITECTES Founded in Marseille in 2009, Tangram Architects is comprised of some 70 staff of 11 different nationalities, managed by Christopher Green and Emmanuel Dujardin. Tangram takes its name from a geometrical game with 7 shapes that can be combined to form a square or an infinite number of figures. Sense can only be found in the assembly and the complementarity The seven Tangram shapes correspond to the seven trades to be found within the firm: architects, town planners, landscape artist interior designers, artworkers, quantity surveyors and engineers. The firm has a large part in the metamorphosis of Marseille, with their work on the pedestrian areas of the Vieux-Port and numerous restoration projects; the renovation of the Palais de Justice Monthyon, the conversion of l îlot Feuillants on the Canebière to a 4 star hotel and last but not least the 5-star InterContinental Marseille Hôtel-Dieu. The firm s architectural production comes from a pluridisciplinary, international association with multiple architectural references in France and Asia in various fields including hotels. Bench seats, the glass and mirrors, place this in the centre of a contemporary interpretation, giving the whole place a certain intimacy. A unique contrast is achieved by the parallel juxtaposition of the restored historical wall and the modern wall symbolized by the glass. THE CAPIAN BAR History is expressed in the 18 th century paintings that represent the Bay of Marseille, in the colour blue that is traditional to Marseille used for the seating. The bar and brasserie extend out to the terrace with its superb view over the Vieux-Port and Notre-Dame de la Garde Basilica. GASTRONOMIC RESTAURANT «ALCYONE» Created by VOLUME ABC and located in the east wing, the gastronomic restaurant has all the decorative characteristics associated with gastronomy. Decorated in warm, intimate tones where beige and brown predominate. ROOMS & SUITES The decoration of the rooms and suites evokes both the history of the place (retro style bathtubs and embroidered throws) and the refinement offered (bathrooms that open onto the guest rooms, mirrors, and full length living walls). 21 JEAN-PHILIPPE NUEL Architect and interior Designer Jean-Philippe Nuel s creativity stems from his personal story. Born to a family of architects, he studied Les Beaux Arts in Paris before taking part in a number of competitions (he won one presided by Kenzo Tange) that allowed him to become an undeniable force in the field of hotel design. Here he found an outlet for his creativity. With each new project, he refined the art of creating a new generation of hotels and luxury resorts, where the guestis never overawed by ostentation or impersonal decoration. According to Jean-Philippe Nuel, the creativity within the hotel industry anchors his roots in the reality of each project, making him a magician and an interpreter of the dreams that are within reach of every client.
