The objective is to create an area that comprises residential and economic activities; to build the town s new frontage to both the C-32 motorway and the agricultural park, and to reconnect the adjacent urban fabric by establishing a residential area adjacent to Bonaventura Calopa street, as well as an economic activity area. This would act as a new façade to the C-32 motorway, developing residential, hospitality and economic activity, ranging from industrial to tertiary uses, as well as offices. Planning approved 15 km 9 km Gavà has developed a new sector located northwest of the Els Joncs economic district, aimed at boosting green and sustainable residential growth. Pla de Ponent consists of an area of 186 hectares, with the capacity to build 4,896 new apartments. This area will allow the municipality of Gavà to move towards a sustainable city model by implementing innovative water management techniques, ensuring the preservation of local species and resources, the re-naturalisation of streams and guaranteeing sustainable forest management. 13 Els Joncs Can Gavarrot Ca n Alemany Els Joncs is located in the municipality of Gavà and covers a total area of 80 hectares. The sector is located around one of the gateways to the city, at the intersection of the C-234 and C-32 motorways. It is a large area between the railway line from Barcelona to the south and the B-210 dual carriageway road. The aim is to expand the space currently used for economic activity into what is currently used for agricultural land. For this reason, the urban plan for the sector, which is geared towards economic activity, establishes only one classification, with predominantly industrial, logistics, tertiary and office uses. Planning approved 22 km 10 km Located on the western edge of Sant Boi de Llobregat, Can Gavarrot covers an area of 32 hectares. It sits at the point where residential and industrial land converge and is a segue to the forestland, a factor which adds environmental value to the plot. Due to its location, it acts as a hinge between the Camps Blancs neighbourhood, the industrial estates of Fonollar Nord, Salas and Abat Oliba, as well as providing access to the Garraf-Ordal mountain range. The development objectives involve planning this section of the town s frontage and promoting a mixture of uses that complement and interact with both residential and industrial land, including industry, tertiary, office and residential uses. Planning approved 20 km 8 km Sant Cugat del Vallès is one of the most active cities in the metropolitan area of Barcelona and in the consolidated economic hub located along the B-30/AP-7 motorway, which has links to Southern Europe. Apart from its excellent location, the area where the park is located is close to the Autonomous University of Barcelona (UAB) and the Polytechnic University of Catalonia, high-level business schools, the Parc de l Alba technological cluster, corporate headquarters of various major companies, shopping centres, sports facilities, hospitals and hotels. The new Can Sant Joan Business Center is located southeast of Rubí, near the Business Park, and offers an attractive range of tertiary and retail options. The first Pla Delta was implemented in the 1990s and involved diverting the course of the Llobregat river in order to extend the industrial port, among other initiatives. The Pla Delta intends to transform this area by reviving areas of economic activity and improving infrastructures, such as Mercabarna, creating a new intermodal station, a platform for growing SMEs and the social economy, and green corridors leading to the river from the urban area. Through a collaboration between the municipalities and shared leadership, the Pla Besòs aims to transform the Besòs Axis into a metropolitan hub, prioritising issues such as city planning, combating inequality, promoting the economy and restructuring industry, protecting the environment, improving infrastructures and boosting research and university facilities with the Diagonal- Besòs Campus. It is a small, industrial area between Collserola and the railway line running from Barcelona to Martorell, near the Sant Feliu sports area and the Can Cuyàs Golf&Padel Club. The objective for these currently undeveloped spaces is to accommodate compact industrial buildings, small warehouses and offices. The urban plan for the area includes maintaining the existing natural environment (transfer of 60%) and restoring some pre-existing buildings, such as an old brickyard kiln.
