3 LLOYD CENTER Portland s Lloyd Center opened in 1960 to widespread acclaim as the nation s largest mall with 1.2 million square feet of retail space and 100 stores. Designed by John Graham, the architect of Seattle s Space Needle, the mall was also the first in the nation to feature an ice skating rink. Today, the now enclosed super-regional mall offers 1,280,053 square feet of retail space and is anchored by Macy s, Barnes & Noble and Sears. The mall has more than 150 specialty shops and restaurants, and recently began a multi-million dollar renovation, which will showcase new restaurant, big box, and shop space opportunities.

6 MARKET Lloyd Center s trade area includes downtown and the Pearl District, as well as the Overlook/University Park, Alameda, Irvington, Boise-Eliot, and Hollywood Neighborhoods. Lloyd Center is the only anchored, enclosed mall in this trade area and is situated in the heart of the Portland metropolitan market. There are 360,495 residents and 367,421 employees working at 27,045 businesses in Lloyd Center s trade area. Within the trade area there are nine bridges carrying motor vehicles (10 including transit-only) to the west side of Portland, allowing Lloyd Center to capture this lucrative market. Lloyd Center also pulls customers from Southwest Washington who are looking to escape Washington s sales tax. The closest Macy s and Barnes & Noble to Vancouver are located at Lloyd Center. The Lloyd District, bound by Interstate 5 to the west, Interstate 84 to the south, NE 15th Avenue to the east, and NE Broadway to the north, has more than 2.6 million square feet of office space. Additional activitygenerators in the district include the Moda Center, home to the Portland Trail Blazers (NBA), Winterhawks (Western Hockey League), and Steel (Arena Football League), and the Oregon Convention Center.

9 APARTMENT MARKET 1. Hassalo on Eighth, which opened in Fall 2015 as the largest mixed-use development in Portland s history, added 657 residential units to the Lloyd District and features 1,200 bicycle parking spots, creating the largest bike storage facility in North America 2. Phase II of the Hassalo on Eighth project will add 1,030 residential units to the Oregon Square site along with a large, pedestrian-only public plaza 3. The Lloyd Superblock mixed-use redevelopment will add 677 residential units to the Regal Cinemas site 4. The Burnside Bridgehead project is adding 800 residential units in a 3-block area, tripling the residential population of the Central Eastside 5. Block 45 is a proposed 13-story apartment building along NE Grand Avenue with 264 residential units *red parcel outlines indicate additional residential developments proposed & under construction 6. The Sullivan s Gulch Apartments will add 182 residential units to NE Multnomah Street in 2017

10 ACCESSIBILITY Lloyd Center is located one mile east of Portland s Central Business District and is easily accessible by I-84 (177,400 cars per day), I-5 (124,000 cars per day), MAX Lightrail (8,585 weekday riders on/off at Lloyd stop), and the Portland Streetcar (6,992 riders per weekday on A & B Loops). 10 minutes from Vancouver, WA No Sales Tax in the state of Oregon Across the street from Lloyd Center MAX and Portland Streetcar stops 17 bus stops surrounding the mall 5,500 parking spaces on site (4.29:1,000)

11 THE NEW LLOYD CENTER Newly re-imagined, Lloyd Center is undergoing major changes to enhance the shopper experience and to add to the ongoing renaissance of the Lloyd District. Some of the enhancements include the renovation and activation of Holladay Park and a mall exterior and interior remodel.

14 Grand New Entrance The grand new entrance, west of Macy s facing Multnomah Street, features a unique and modern facade with wood details, a green wall and an all-glass vestibule, showcasing the addition of Lloyd Center s iconic spiral staircase. New street-facing retail and restaurants will add new life to the primary entry into historic Lloyd Center.

15 Southwest Box Repositioning With the acquisition of the Nordstrom box, Lloyd Center will reface the exterior of the building. Wood accents will enhance the exterior facade of the center, along with spacious windows, highlighting Lloyd Center s fresh tenant mix. The former Southwest Box space will be transformed into a custom concept, specifically tailored to the new Lloyd Center. The Southwest Box offers over 130,000 square feet of retail space on three levels. The space is divisible wth anchor, restaurant and shop space opportunities available.

16 Interior Renovations Inside, Lloyd Center has received a total remodel, with new ground floor retail space and wood accents continuing throughout the interior. A refreshed food court now looks down upon the reconfigured ice rink. New flooring, furniture, fixtures and amenities are displayed throughout the new Lloyd Center.

17 Holladay Park Programming This 4.34-acre green space lies between the mall and the Lloyd Center MAX light rail station to the south. The park hosts community programs and has amenities such as bike racks, Wi-Fi, and more. Current activities include group fitness sessions, ping pong, chess, evening movies, family programs, and musical performances.
