2 Mike Scott Colin Hawkins Chairman s Report 2010/11 Aberdeenshire Housing Partnership. There can be no doubt that 2010/11 has been most challenging for Registered Social Landlords throughout the United Kingdom. Significantly reduced grant levels as a result of the cuts in government expenditure allied to the changes in the operating methods of the high street banks has lead to a dramatically new environment in social housing. Whilst Governments must deal with the scale of the national debt and the banking sector come to terms with the excesses of the past; the demand for social housing continues to increase each year. There can be little doubt that as house completions fall to their lowest level since the nineteen twenties, the need for social housing of all tenures has never been greater. Tenants interests have always been at the forefront of AHP business planning and in planning for housing provision in the future; the new funding environment cannot be ignored, but significant opportunities still exist and the Board and management team of AHP will endeavour to be innovative and creative in shaping the future activities of AHP. We will continue to focus on the provision of high quality services to our tenants. Our approach has enabled us to grow in the last four years, while continuing to provide high quality, focused services to existing customers and develop new business opportunities. I want quality to remain at the heart of AHP s activities even during these stringent economic times and it was particularly gratifying to me and the Board that our development at Westshore Gardens, Fraserburgh won the prestigious Sustainable Design Award promoted by Homes For Scotland. This award provided a timely recognition of the improvements in North Fraserburgh in which we have played an integral and significant part over the past 5 years. AHP has responded effectively through the changes in the operating framework described earlier and completed 63 new houses at Aberchirder, Portlethen and Westhill through a range of unique approaches, tenants and shared owners are now enjoying the benefits of their new, energy efficient, homes. In addition we have taken steps to strengthen our Board and staff team to meet the challenges outlined together with those arising from the Scottish Social Housing Charter and the requirements of the new Regulator. Achieving our aims will be more critical now than during the previous decade in which AHP has been operating. As we respond to this challenging environment, we will continue to optimise the opportunities for growth, improve customer engagement and community focus and support economic activity at all levels. To position AHP to achieve these aims, the AHP Board reviewed its business strategy this year and reaffirmed AHP s commitment to quality services, growth and business development. The following strategic objectives were agreed, which will ultimately have a positive impact on tenants and users of our services. Support and develop our people staff and Board members Extend market coverage and service diversity Increase income streams from niche markets Relocate our HQ to Westhill Make best use of our reserves and surpluses Information/communications systems development During 2010/11 the AHP Group achieved: A surplus of 0.4m Capital expenditure on new or improved housing for rent and shared ownership of 1m Gross turnover of 6.2m Excellent results, confirming that the Board, staff and all our partners have helped AHP not only to steer a course through the most testing times but also to be well positioned for the future. It would be remiss of me not to thank the Directorate, staff and my fellow Board members for their work and support through this most challenging time for AHP. 15 Glenn Adcook, AHP s new Housing Services Director looks to the future.. I m really delighted to have joined AHP and, at a time of great change look forward to working with the Board, my colleagues and our tenants to positively influence the quality of homes and services we provide. We recognise that tenant expectations are high and that indeed, the coming year will bring us a number of challenges. However, our future is exciting and we will continue to work hard to better understand the needs and aspirations of our tenants, service users and partners whilst being creative in the way we work. In relation to our Housing services we are committed to establishing AHP as one of the best social landlords in Scotland. We will encourage innovation and aspire to deliver the best services for tenants and service users The focus of our future activities is very firmly on looking after our existing customers and their homes. During the coming years we will invest in a significant programme of major home improvements designed to ensure properties will be fully compliant with Scottish Housing Quality Standards by the 2015 target date set by the Scottish Government. This will include a window and door replacement programme, new bathrooms, new kitchens and newly designed replacement heating systems. In addition we will be restructuring our housing and support services to adapt to the changing needs of our customers, with a particular emphasis on energy use, energy efficiency and the recent welfare reform measures. Our goals going forward include: Implementing an intensive programme of major improvements to tenants homes Improving service delivery through a newly configured staff structure Development of a new and more efficient ICT system The development of a new, customer-focused asset management and repairs service designed to deliver higher levels of customer service, quality and efficiency The introduction of a new Energy Advice service for our tenants Rolling out a series of tenant surgeries across our stock to make our staff and housing services even more accessible Working closely with AHPTA (Aberdeenshire Housing Partnership Tenants Association) to provide ways to ensure tenants can become involved with and participate in the work of AHP. More emphasis on making our website an easy to use and effective part of our approach to communications and service delivery Examining new opportunities to grow and expand our range of services Many challenges lie ahead but we are determined to make our tenants; service users and partners feel that AHP will always be their landlord of choice.
16 Tenants testimonial Being offered the chance to move in to an Aberdeenshire Housing Partnership home has, quite honestly been, the best offer we have ever been given! Moving in to the three bedroomed bungalow has been above and beyond our dreams and expectations. The build quality of this Stewart Milne property is exceptional; there is little we could possibly find fault with. From the outside the bungalow looks small, though the rooms are spacious....the three bedroomed bungalow has been above and beyond our dreams and expectations. The garden is a great size for the three kids and their pets to enjoy, the view is lovely of Kerloch and the Durris mast. The girls love spending time with their new neighbour friends. We benefit greatly from family members being close and no changes of school. There have been many, though the main points which have been particularly beneficial for us have been the wide driveway, no more scraping the car doors or playing twister in a narrow drive! No clearing a snow covered bike/car on a cold Uni/work morning due to our smashing car port! Our lives have benefited greatly from no longer being over crowded in a small two bedroom house; the teenager can enjoy a fully concentrated day at school and space to sleep lightly without frequently night waking by toddler sister in pain (the preteen sleeps like a log!). Mum and Dad can finally sleep in a bed, that living room futon no longer requires folding up every morning! Mum can concentrate on coursework after a half decent night sleep! Mum can have a shower without the intense pain of a flight of stairs and the balancing act of an over bath shower and two stools. Mum s permanent disability s will always be part of our lives, the events of a difficult end to 2010 will always be part of our lives. The chance Aberdeenshire Housing Partnership has given us has made life much happier. We have seen some sunshine after a period of rain. For this, we are most thankful.
