21 GRENADA IN 2010 Grenada has coped exceedingly well with the world downturn. Indeed in May 2009, the World Travel & Tourism Council released their report on Grenada forecasting that Grenada s Travel & Tourism sector is expected to post average annualised gains of 3.4% between 2010 and 2019 and that Travel & Tourism Capital Investment is estimated at US$45.6m for 2009 rising to US$75.8m by Additionally, despite a forecast drop for 2009 in Tourist numbers Grenada s tourism actually remained flat compared to that of Indeed Canadian arrivals for 2009 are expected to show a 18% increase! Grenada s property market has continued to be buoyant despite the slump elsewhere. There is in fact little or no excess stock of property on Grenada nor any distressed sales to find. Grenada is also still attractive to investors, as prices are much less in Grenada than on other neighbouring islands mainly due to it being in the early stages of its tourist development cycle. Recently successive governments have recognised the importance of developing the tourism sector. The tourism economy has been subject to stimulus including tax breaks for development. This has resulted in Grenada attracting substantial investment including a Four Seasons project and Camper & Nicholson Marina. Whilst the tourism economy is forecast to grow, the Minister of Tourism confirmed that Grenada intends to maintain its position as a low density exclusive tourist destination.

This issue of price convergence is a particularly interesting point. As Grenada continues to develop the tourism economy, property prices have the potential to increase to converge with the prices of more developed Islands. That price convergence should be in addition to normal market growth. There are notable parallels between the Grenadian market and Barbados in the 1960s, when that islands rise to prominence began. The Real estate market in Grenada has been resilient during the economic slowdown, largely a result of undersupply. The evidence of a resilient market suggests that in terms of price point Grenada has the upside potential of an emerging market but when thoroughly tested by economic conditions the downside appears to have been limited. In fact at Bacolet Bay we have experienced steady increases in prices. We attribute that in part to the limited supply of property and in our particular segment of the market a continued shortage of supply of 5* standard resort property. The price being paid for properties demonstrates that buyers at Bacolet Bay will secure value by paying a price, which is below the RICS valuation thereby creating an immediate gain upon completion. There are also excellent opportunities for growth in market prices. Grenada is an emerging market with good prospects for price convergence with its more expensive neighbours.
