Our Investment Advisory team anticipated the trend for collective sales (p. 3) that started in the second half of We also saw the demand for sharing and flexibility of space, and we have provided leasing service to Deliveroo Editions, a concept which houses multiple restaurants at off-site kitchens (p. 7), and consultancy to integrated development, Marina One, (p. 13) during its conceptualisation. In Malaysia and Thailand, we integrated trends such as a sharing economy, needs of millennials to be collaborative and community malls, in our retail offerings e.g. Horizon Village Outlets in Selangor, Malaysia (p. 30). Sustainability one of the greatest concerns in the world right now, is also high on our list. Representing us is Treetops Executive Residences it has clinched international awards every year in prestige and sustainability (p. 27). We decided to extend this green initiative to our colleagues and participated in our first series of Earth Day movement to increase awareness among ourselves (p. 34). I would like to take this opportunity to congratulate Khun Pom for her promotion to Chief Operating Officer of our Thailand office (p. 33), in addition to her current appointment as Head of Retail. I am confident she will drive our business in Thailand to greater heights. This is another instance where we promote women leadership and inclusivity in our company half of the senior management are made up of women. 3 01 P R O P E RT Y FOC U S 0 1 / IN VESTM EN T AD VISORY INVESTMENT ADVISORY TOHO MANSION SOLD FOR $ M Edmund Tie & Company brokered the sale of Toho Mansion at Holland Road to KBD Ventures at $ m, reflecting about $1,805 psf ppr. The tender exercise was highly competitive, and a total of nine bids were received when the tender closed. Sitting on elevated grounds with views of lush greenery, the property has a site area of 4,427.7 sq m or 47,659 sq ft and is zoned for Residential use with a gross plot ratio of 1.4 under Master Plan The property also enjoys a high development baseline and no development charge is payable to redevelop the site at plot ratio 1.4 and up to 10 per cent bonus balcony area. Located directly across the street is Holland Village and Chip Bee Gardens which host a wide array of amenities including trendy cafes and restaurants, local eateries, banks, a 24-hour supermarket and clinics. Other key landmarks in the area include Holland Village Market & Food Centre, Holland Road Shopping Centre and Raffles Holland V. Urban Redevelopment Authority s recent tender award of the Holland Village site under the Government Land Sales programme for a mixed-use and pedestrianoriented development will also add to the appeal and vibrancy of the locale. ASIA GARDENS SOLD EN BLOC FOR $343M Toho Mansion at Holland Road Freehold Asia Gardens has been sold by Edmund Tie & Company for $343m via collective sale to Sustained Landled consortium including Ho Lee Group and other partners. Located along Everton Road, Asia Gardens has a land area of approximately 6,694.5 sq m or 72,059 sq ft and can potentially be redeveloped into a 36-storey residential condominium project with approximately 264 apartment units, subject to authorities approvals. Completed in the late 1980s, Asia Gardens is a 23-storey development with 80 apartment units and four penthouses. Situated in District 2, the property is well-positioned in a central location, yet quietly tucked away in a serene residential neighbourhood. The CBD is just at its doorstep and popular areas such as Marina Bay, Clarke Quay, Orchard Road and Harbourfront are all within a short drive away. A myriad of amenities and lifestyle options are also within walking distance at the nearby Everton Park, Tanjong Pagar and Bukit Pasoh precincts. Asia Gardens at Everton Road 3 Senior director of investment advisory Swee Shou Fern commented, Asia Gardens represents probably the last freehold residential redevelopment site in the precinct. It is ideally oriented with north-south facing and units in the new development will be able to enjoy unobstructed panoramic views of the city skyline and sea beyond the Tanjong Pagar port area. The sale price of $343m reflects a land rate of $1,722 psf ppr. Due to the high development baseline, there is no development charge payable, which translates to $1,565 psf ppr including the 10 per cent bonus balcony area. At this sale price, owners are expected to receive gross sale proceeds of between $3.476m to $7.73m per unit. MAKEWAY VIEW SOLD EN BLOC FOR $168M Edmund Tie & Company successfully sold freehold Makeway View to Bukit Sembawang Estates Limited via a collective sale for $168m. Makeway View has a land area of approximately 3,863.1 sq m or 41,582 sq ft. It is zoned for Residential use at gross plot ratio of 2.8 under the Master Plan Subject to relevant approvals from the authorities, the site can be developed into a high-rise apartment block of about 21 to 22 storeys with around 154 units assuming an average apartment size of 70 sq m. The property boasts a very strategic central location within the prestigious and well sought-after District 9. It is located across the road from Newton Food Centre and within one kilometre of Anglo-Chinese School (Barker Road), Anglo-Chinese School (Junior) and St Joseph Institution Junior. Newton MRT interchange serving the North-South Line and Downtown Line is about 400 metres from the property. Senior director of investment advisory Swee Shou Fern commented, Units in the new development will potentially enjoy 180-degree unobstructed panoramic views of the city and lush greenery in its surroundings. The sale price of $168m reflects a land rate of $1,626 psf ppr, including an estimated development charge payable of about $21.26m. At this sale price, the owners are expected to receive gross sale proceeds of between $3.86m to $10.74m per unit. It manages a group of resource-based manufacturing companies with global operations and assets exceeding US$18bn. Peak Court at Thomson Road PEAK COURT AT THOMSON ROAD SOLD EN BLOC FOR $118.88M As the sole marketing agent for Peak Court, Edmund Tie & Company has successfully brokered the freehold site via collective sale to a joint venture between Tuan Sing Holdings and Rich Capital. The sale price of $118.88m reflects a land rate of $1,558 psf ppr. The subject property has a land area of approximately 5,330.6 sq m or 57,378 sq ft and is zoned for Residential use at gross plot ratio of 1.4 under the URA Master Plan The site is ideal for redevelopment into an upscale resort-like boutique condominium project with about 106 units. It also overlooks a two-storey landed enclave, which provides unobstructed panoramic views of the surrounding area. Peak Court enjoys a strategic central location within District 11 yet is nestled away in a serene part of Thomson Road. 5 02 BUSINESS SPACE & RETAIL DELIVEROO EDITIONS SECURES SECOND SITE AT CT HUB 2 Deliveroo, an online food delivery platform, has launched its second Deliveroo Editions site at CT Hub 2, Lavender. Singapore is the first market outside London to offer Deliveroo Editions, a concept which houses multiple restaurants at off-site kitchens allowing them to serve new areas. With increasing demand from the first Deliveroo Editions site at Katong, they are looking to open more of such facilities island-wide to expand its reach to customers. People will get to enjoy food from restaurants outside their neighborhood at the comfort of their own homes. Deliveroo required a new site that was attractively priced and within a central location surrounded by a good mix of residential and commercial developments. The search was time sensitive as Deliveroo needed to secure the new premises in less than six months. Additionally, the site must meet Deliveroo s stringent technical requirements. The assignment was made even more challenging as there were very few options that could fulfil Deliveroo s expectations. 7 Deliveroo Editions at CT Hub 2 8

To save on operating costs, some outlets are also coming together to share their kitchens. With the increase in median age of couples in their first marriages and the rise in popularity for CBD and community living, we may see an increasing number of millennials choosing to rent rather than to stay with their parents. Co-living concepts are affordable alternatives to private apartments. Residents, especially those new to Singapore, will also benefit from the flexibility of a short lease term and opportunities to meet people. By 2025, millennials will form around 75 per cent of the workforce, effectively shaping the future of work. I am honoured. ADMINISTRATIVE PROFESSIONALS DAY On 25 April, we celebrated our administrative staff and their contributions to the company. It is in their seemingly routine work and administrative support that the company can operate like a well-oiled machine. This year on behalf of the company, executive director and head of residential, Margaret Thean, distributed frozen flower terrariums to our administrative staff as a little token of appreciation. After my college graduation with a degree in Accounting/ Marketing, I have spent almost all my professional life in various property sectors providing services to both developers and agencies. I have extensive experiences in the retail business and office space leasing, and I am always happy to see our customers grow along with us. I am married with two sons, one in high school and the other will be a freshman in college this year. From these meetings, I get to learn more about the market, customers concerns, and help us to stay competitive. Another area that I focus on is to expand our client base and keep them updated about the latest market insights.
