3 Introduction TRock Climbing Hotel Resort, Kirehe District, Rwanda is seeking to utilise the rocky land as shown below as an investment to attract International Tourists for the mutual benefits of the Republic of Rwanda Government, the People of Rwanda, and the investor. The site is located in a steep rocky near-vertical surface. The rocky land, which is of little agricultural use due to the steep gradient and soil-less rock surface, will be well utilised to bring in income to the Rwanda Government through International Tourism, Job creation and trade opportunities to the local communities and tax ingestion into the economy. Rock Climbing resort is planned to be on 21 acres, with 3 phases each of 7 acres each. A four star 100 room hotel accommodation to international standards is proposed, which will comprise of restaurant and lounge, conference facilities, health and fitness/gym and Spa facilities and a Sports training centre for Athletics. Rwanda, with a high population density per acre, requires excellent utilisation of land whereby non-agriculturally productive rocky extremely steep land is carefully utilised for productivity through tourism such as the proposed Rock Climbing Resort. Introduction

4 Investor Information Evelyn Batamuliza Andrew. Evelyn Batamuliza currently works for the United Nations, stationed at the Gigiri, Nairobi, Kenya office. She has a wide range of international experience, having worked in USA, Canada, Europe, Asia, East, Central and West Africa at international service positions. This international exposure will be of great benefit to the Rock Climbing resort which is designed to attract international tourists to Rwanda. Tecla Loroupe Evelyn will be assisted by Ambassador Tecla Loroupe on the sports tourism centre set up. Tecla is the current World Record holder for 20, 25 and 30 kilometers and previously held the world marathon record. Francis Gichuhi. Evelyn will be assisted by Architect Francis Gichuhi on the technical aspects of constructing the resort to meet international standards. Arch. Francis Gichuhi holds a Bachelor of Architecture degree from University of Nairobi and has previously worked on construction projects in Botswana, South Sudan, Zambia, Zimbabwe and South Africa. His international experience will come in handy to ensure the envisioned international tourist clientele is well reached for the project.

6 The Site The site is located at Kirehe District, on an extremely steep and rocky ground, overlooking Lake Nasho. The breath-taking scenery overlooking Lake Nasho will attract the international tourists, ensuring that the rocky, non-agricultural ground, gets to be useful to full potential in improving the economy of the Republic of Rwanda. The Telecommunications equipments, located at the highest point nearby, which already have Government Security, can now work together with the Rock Climbing resort to pool infrastructure resources for more development in the neighbourhood. Since proposed site is on rocky, non agricultural ground, a non agricultural use of the land to contribute to the Rwanda economy has been devised, by utilizing the rocky, steep landscape as a tourist attraction.

11 The Site The area proposed for the resort is a 21 acre strip of land along the length of the steep rocky slope. Phase 1 of the project is proposed within the 7acres and Phase 2 and 3 within the remaining 14 acres.

12 Market Demand Tourism is Rwanda s largest Foreign Exchange earner. Tourism and Services contribute 43.6% of Rwanda s GDP, higher than Agriculture, at 33%, according to Wikipedia. Mountain Gorilla watching at Volcanoes National park is among the main attractions. The proposed Rock Climbing Resort aims to boost Rwanda s tourism through activities such as Bird Watching, Rock Climbing, Spa, Health and Wellness centers and Athletics training. Hot air balloon excursions will also form a hinge to the main tourist attraction in the proposed Rock Climbing Resort. The international tourist market, tapped from neighboring countries of Kenya, Uganda and Tanzania, will sustain the 100 room resort to capacity all year round.

13 Design will utilise ample locally available construction materials. Emphasis on natural materials that are in harmony with nature, efficient and aid in reduction of Carbon Footprint to the environment will be done. Breathtaking views towards the lakes from all rooms will strive to be achieved.

14 Market Demand Liaison offices in Kenya to tap on local Kenyan tourists and international tourists will be set up to boost the visitor numbers for the Rock Climbing Resort. This will go a long way to ensure that the 100 room resort enjoys high occupancy rates through out the year.

USD 600,000 Helipad, Hot air balloon infrastructure USD 60,000 Restaurant. 50m2. USD 30,000 Kitchen. 25m2 USD 15,000 Outdoor Lounge. 100m2 USD 30,000 Swimming pool, Spa, Gym 50m2 USD 20,000

16 Return on Investment Phase room accommodation. USD 750,000 Helipad, Hot air balloon infrastructure USD 60,000 Restaurant. 50m2. USD 30,000 Kitchen. 25m2 USD 15,000 Outdoor Lounge. 100m2 USD 30,000 Swimming pool, Spa, Gym 50m2 USD 20,000 The Resort is expected to operate at an average of 70 to 80% occupancy rate. In Phase 1, the 10 rooms will bring in revenue as proposed below. Daily rate. USD 100 Yearly revenue from accommodation at 80% occupancy- USD 360,000 Yearly revenue from food, beverages and other services-usd 180,000 Total yearly revenue- USD 540,000. Running costs at 50% of revenue. Net revenue USD 270,000. Total construction cost-usd 125,000. Return on Investment is therefore approximately 2.1 years. Average return on Investment for similar projects in other countries is 5 to 8 years.

17 Benefits to Rwanda Foreign Exchange earnings. Tourism is Rwanda s largest Foreign Exchange earner. This foreign exchange bracket will be increased by the presence of the Proposed Rock Climbing resort. Employment opportunities. The construction of the resort and the subsequent day to day management of the resort will provide a means of employment for many Rwandese. Trade opportunities. The proposed resort will have space set aside for Local citizens to sell their wares such as farm produce, curio and art works to the resort and resort visitors. Athletic sports. Emphasis on Athletic sports, assisted by current 20,25 and 30 km marathon World Record holder Ambassador Tecla Loroupe, will attract world class athletes from all over the world. This will also serve to spurn interest in competitive athletics for Rwandese citizens, thereby opening doors of opportunities for future earnings through sports. Opening up the region. The resort will give African and International V.I.Ps an avenue to travel and visit Rwanda away from Kigali, helping to open up new business opportunities for the future.
