Development Review Committee Northwest Cape Development Updates With summer at an end and the fall season beginning, there s a lot going on in the world of development in the immediate area of the Northwest Cape. As we all know, the North 2 UEP is about to begin. But there s plenty of other projects on the horizon. To make it easy, let s take a trip down Burnt Store Rd. The city has reached an interlocal agreement to bring utilities down from Charlotte County to the luxury RV park at Burnt Store Rd. and Durden Parkway. The last hurdle is for the RV Park developers to develop a site plan on how the sewer and water utilities will connect to the resort. Moving south on Burnt Store to south of Yucatan, infrastructure plans have been approved for the new Firehouse. Construction plans are still under review by the city. This marks a delay from the summer 2017 proposed start date. Again, traveling south, Maronda Homes is well into construction on their new model home on Burnt Store Road. Maronda homes prices range from the 170s to the 280s. At the corner west of Burnt Store and North of Embers, a land use change has been submitted to change the property to Commercial Professional, which would fit in with surrounding commercial zoned properties along Burnt Store Rd. NWNA and all signs point tentatively to a bank and professional office building at the site. It s still early in the process but one thing we are sure of, the developer knows that the location is a key part of the Northwest Vision as it is a gateway to the Seven Islands and the vision calls for some type of signage or architecture to signify the Seven Islands area at that location. A briefing by the developer is tentatively scheduled at the November 30 th general membership meeting. Continuing south on Burnt Store Rd. and then turning east onto Pine Island Road, there is a 7/11 that will be built in the Coral Shores Shopping Center, on the north side of Pine Island Rd. The convenience store/gas station will be located west of the McDonalds, with access from the mall parking lot that already exists. The site plan has been approved. 10/16/2017 pg. 2
Owners of a 9 acre property just east of McDonalds, north of Pine Island Road, is requesting a land use change from Agriculture to Pine Island Corridor which allows for commercial uses. The land is on the east side of the retention lake behind Publix. No specific use for the property has yet been identified but in the middle of the 9 acre property is a lake. Common sense says the lake should play a big part of whatever is developed there. The land change goes to Council October 16 th. Again, heading east, the shopping center on the north side of Pine Island Rd., which used to house the Starlight Diner and Tennessee Whiskey Grill will be expanded by another cluster of storefronts to be built on the adjacent vacant parking lot. Further east, a convenience store/gas station is planned to go in just east of the Boaters Paradise storage location. There is no tenant for the convenience store/gas station as of yet. To the east of that building will be a Tire Choice auto center. 10/16/2017 pg. 3
Moving further east, at the Kohls - Wal Mart Neighborhood Grocery location on Pine Island and Nicholas Parkway, there are two buildings going up in the western corner of the property. One is a retail store and the other is an Asian themed grill called Stir Crazy with outdoor seating. Permits have been approved for infrastructure. 10/16/2017 pg. 4
Catty corner from that location, south of Pine Island Rd., on the corner where it meets Nicholas Parkway, will be a development to consist of two buildings. One is a retail center with 6 storefronts and the other is yet to be determined. Currently in the permitting process. Last, but not least, a land use change to change the Seven Islands to Mixed Use, which falls in line with the City Council approved concepts, will go before council on October 23rd. Since Council voted to send the change to the State for its review and nothing has changed since then, it is expected they will approve the change to Mixed Use.. 10/16/2017 pg. 5
