MANAGER S MESSAGE I hope everyone s enjoying their summer, whether in the resort or at your other home. In the resort we have several things going on this month in addition to the traditional Monday Night Movies; another presentation by speaker Bill Harrison, a Sunday Sundae and Musical Entertainment brought to us by resident Jean Ingrum working with the Activity Director to bring the Rockin Country Music Show. We also have a Board of Directors tele-conference meeting on Wednesday, August 22, at 1:00PM in the Social Hall. Tennis Court 1 thru 4 have been removed and replaced with concrete post tension courts with the light poles installed as well, many items still to be completed as part of this project. You can check out photos of the progress at www.carriagemanorrv.com. I would like to thank the Tennis Enhancement Committee and the Tennis Club for their contribution of time and funds to this project. The Patriot s Park Casita project was resubmitted to the City of Mesa to address their questions and comments regarding the first submittal for permit with the city now having until end of this month to approve or submit additional requirements. Again, please remember the membership will have the opportunity to vote on this project including funding of it prior to a contract being executed. Refurbish of the Craft Room is underway with new LED lighting expected early this month. We had issues with the hot tub jets, which is currently under repair and took the opportunity to correct issue regarding the steps into it that were a struggle for some residents. If you have not received your survey from the Long Range Planning Committee please contact Administration to request another. Please take the time to complete it as the committee and Board of Director s would like to hear from you, the members as to how you would like the community to move forward on multiple subjects. REAL ESTATE ROUNDUP Greeting from Carriage Manor Realty, I hope your summer is going well and you are all enjoying cooler temperatures than what we have here! It s about 115 today and heading towards 120 over the next few days! Whew! It is HOT! However, that has not stopped Buyers from coming in to look at what we have For Sale or For Rent. I NEED LISTINGS!!! There are only 26 total listings in the entire Resort. In June; 2 of my listings closed, #719 and #500. In July: I listed #761 on July 3 rd, sold it July 5 th and closed on it July 12 th. I Listed both #50 and #276 July 13 th and sold them both the SAME DAY! #675 Closed July 24 th. 5 more are Pending. I am the Agent for both the Seller and the Buyer on all the above transactions which means ALL the commissions stays in Carriage Manor. I have had multiple showings on all my other listings and clients are making their minds up on which one is going to be the best one for them in the coming days. When I list, I try to learn as much as I can from the Seller so I can point out all those features to the Buyers. If you have told me about the upgrades or the storage space behind the couch, or a pull-out drawer in the shed, I make sure potential Buyers hear about it. Having as much information about the units makes a huge difference in selling. I keep a pretty good size folder full of potential Buyers that are just waiting for that perfect place that matches their list of particular things they are looking for. When I get a new listing the first thing I do is to go through my client file for a match, which is what occurred with those 2 new listings I had a few days ago. I love the fact that ALL of the commissions come back into the Resort to benefit YOU. Yes, it is true any sale by any Realtor does bring in the $522 Capital Improvement fee and that goes into the Capital Improvement Fund and the HOA Transfer fee brings in $200 that goes into the HOA Fund. All sales by ALL Realtors must pay those BUT I am the only one that in addition to those, brings 100% of the commissions earned back into the Resort, which helps fund other things. Did you know that the fitness equipment was almost ALL funded from commissions?! If you compare our HOA monthly dues to the other comparable Resorts, our HOA fee only went up $10 this last year and the others increased almost double that. My earned commissions help to keep your expenses down! The commissions have also gone towards maintaining our beautiful appearance as well as the many activities you enjoy. It is always a pleasure to give potential resident s a tour and see them appreciate what we have to offer. For those of you that have listed with Carriage Manor Realty I want to thank you for your trust and loyalty and I promise to always work hard to get it sold.
