The Entrance to Phillips Arm Cordero Channel PROPERTY DETAILS Listing Number: 12327 Price: $699,000 Size: Oceanfront: Zoning: 180 acres 6,400 feet RU3 Taxes: $1,937.64 LOCATION Some of the popular Islands that are located in close proximity are East Thurlow Island, Sonora Island and Stuart Island. DIRECTIONS Contact listing agent. DESCRIPTION 180 acres located at the mouth of Phillips Arm. Situated on the Eastern shore of the Arm the property has excellent sun exposure and faces southwest. The shoreline is approximately 6,400 feet in length and generally consists of low bank frontage with mixed foreshore from gravel beaches to solid granite. There is a salmon farm in front of the property to one side. If you look at the Air Photo that has the boundary plotted you will see where the farm is in relation to the property boundaries. They have a right of way to 1,000 feet of shoreline. The salmon farmers rarely come to shore and the right of way is really only in place to give the farm legal right to be there. The presence of the farm gives you some idea into how sheltered the moorage is and the farm also is a good security measure for absentee owners. There is evidence of the old dock attached to the property. In general the area has deep water at all or most locations of the property. Approximately 2 acres of the property are cleared at the location of the dock. This provides adequate room for on and off loading of supplies, equipment and machinery. There are a few roads that are constructed on the property. Toward the central portion of the property there is a 5-6 acre cleared area along the shoreline where an old 40-foot trailer is located. One of the previous owners set up a little saw mill. The mill consisted of a 60-inch head saw complete with an edger. The state of the mill is unknown. A few years back when the mill was in operation there was a 25 kw turbine with about 600 feet of pipe burred into a year round stream which fed the property with electrical power. There is a significant volume of timber on the property consisting of cedar, fir and hemlock. The lay of the land starting from the shore line goes from flat and gently sloping area which is mostly usable, to high elevations up the mountain side which becomes harder to access and not so practical for use. There are gravel deposits of the property, which are valuable for road upgrading, site and branch development. There are numerous building locations that offer spectacular views of magnificent coastal sceneries and sunsets.

AREA DATA Campbell River Campbell River is located at the 50th parallel on the east coast of Vancouver Island approximately midpoint between Victoria, which lies 175 miles to the south, and Cape Scott 175 miles to the north. This strategic location makes Campbell River the natural hub of Vancouver Island. Population approximately 30,000. Since the turn of the century Campbell River has been known as a resort and sport fishing centre, though the major industry is forestry, mining is also important to the area s economy. It is well prepared to accommodate visitors with many hotels, motels, resorts, campgrounds, restaurants and shopping facilities. Sonora Island Thurston Bay Marine Park was established in April of 1970, it is on Sonora Island, open all year with no fees and no facilities. Anchorage behind Block Island is quite protected. The park is undeveloped except for a trail to Florence Lake. There are several small, attractive beaches. This park is a Class A park that means it enjoys the highest protective status in law. They are intended to preserve outstanding natural, scenic and historic features for public recreational use. No commercial or industrial exploitation is permissible except as may be necessary to planned recreational use. Quadra Island This 276 sq km (full facility) island has a population of 1,962. It has several sheltered harbours. Islands and islets dot its coast. Like Campbell River, it s a good fishing and diving area and also has many lakes. There are communities at Quathiaski Cove and Heriot Bay. There are no provincial campgrounds, but only commercial campsites, lodges, fishing resorts, cottages, and other accommodation. RECREATION The Phillips Arm, Cordero Passage area offers excellent Salmon fishing, kayaking and sightseeing. There is also good trout fishing in nearby Phillips River and lake. HISTORY During the gold rush in the late 1800 s Shoal Bay, with as many as 5,000 people, was the most populated village on the BC coast. By 1898, small entrepreneurs had staked 200 mineral claims, but several of the larger mines were owned by British Columbia Golds, an English company, including the Dorth Morten and Alexandra mines on Phillips Arm. Before the gold rush, the district of Thurlow was a center for commercial logging. People had lived there since the early 1800 s and one of the largest sawmills on the coast operated at Shoal Bay.
