Project Overview The 217-acre Everett Riverfront redevelopment is visible from I-5 with traffic counts charted at 170,000+ vehicles per day with direct freeway access from 4-way interchange. Adjacent to a protected habitat for native flora and fauna, the Riverfront redevelopment will treat residents and visitors to a breathtaking walkable community, spectacular views of the Cascade Mountains and miles of tree-lined trails. The proposed City of Everett Riverfront redevelopment master plan includes: Sustainable development Up to 1,000,000 square feet of commercial space Up to 1,400 residential units Shoreline and habitat restoration Kayak launch points, bike trail and riverfront parks Investment Overview The overall investment in the site will well exceed $200 million. Additionally, the $260 million 41st street - 1-5 interchange opened late 2012. Access Overview Visible from I-5 with traffic counts charted at 170,000+ vehicles perday, the site has direct I-5 freeway access from 4 way interchanges wel as direct access to HWY2. Drivers now have additional lanes in both directions on I-5 between 41st and US 2, and expanded HOV lane between SR 526 and East Marine View Drive, new I-5 / 41st Street interchange, new righthand Broadway Avenue flyover exit bridge, and dozens of new safety, traffic flow and environmental improvements with direct access to the site. Riverfront Park Public Amenities Overview With an extension of the regional Snohomish Riverfront Trail, street improvements to link with a new transit facility, and creation of a signature park that serves as a destination and focal point for the new community, these public amenities complement and integrate with adjacent commercial and residential development. The long-term vision for this new lifestyle community incorporates multi-modal transportation and recreation into the fabric of the residential and commercial development. The master plan and phased development strategy has provided the City with valuable guidance in the restoration of trail, wetlands, shoreline, and park. Residential Overview Everett Riverwalk is a new model of how to live in the Northwest, combining access to woods, trails, open space and parks with an urban-village lifestyle of convenience. Riverwalk is pedestrian and alternative transportation friendly with a network of side walks and trails, making it easy to walk or to bike from place-toplace. The residential portion of the site is currently under construction consisting of the following: 1. Simpson: 235 single family homes, currently under construction with the grand opening anticipated in the 2nd Quarter of 2015. 2. Eclipse Phase 1 & 2: 264 townhomes are under review with the initial construction set for the 3rd Quarter of 2015 and the first townhomes available by the 1st Quarter of 2016. 3. Riverwalk 220 residential multi-family rental residences anticipated to be completed with the entertainment district of the commercial community following successful launch of central retail district with your store. Retail Overview The site will consist of 450,000 sf of neighborhood, big box and entertainment and restaurants in a stunning natural setting along the Snohomish River. The Riverfront District will be a sustainable shopping environment featuring best in class retail situated in the heart of an urban village setting serving North Snohomish County. Designed with a personality that fits the Northwest lifestyle as well as one that will engage the river, the buildings will have unique spaces, memorable experiences and building details that connect with the community. Demographic Overview Located in the heart of the fast growing Snohomish County trade area with an average house hold income of over &71,000 with a population of over 230,000. Riverwalk will be the first major high caliber and neighorhood retail development focused on meeting these needs in this fast-growing area.
