It has good accessibility by road and rail, and a varied retail centre, local health services, further education provision, and a full range of leisure and recreation facilities. It is also an increasingly popular commuter destination, with a regular rail service into Kings Cross St Pancras at just 45 minutes, but house prices are well below the average for towns that share this commute. This is increasingly relevant as Kings Cross is currently undergoing comprehensive redevelopment to transform the entire area into a hub of education, cultural and leisure activity. Situated just over ten minutes from Wellingborough station, the Glenvale Park scheme is well placed to take advantage of the London commuter spill, particularly in the context of affordability constraints within the capital itself. Currently, Wellingborough is a small market town, with a population of around 77,000. This is expected to increase by 8% over the next ten years, a rate broadly in-line with regional expectations, and which will equate to an additional 6,000 living in the borough over the next ten years. The wider market improvements are filtering through to pricing; average values in Wellingborough increased by 3% over the last year, which is the sharpest increase since pre-recession times. In addition, affordability remains extremely favourable in Wellingborough compared with the rest of the country; although average earnings are also lower, this is disproportionate to the relatively low average house price. The new build market currently makes up around 4% of all activity (Q4 2014). However, this is stock-constrained, with a marked slow-down in development activity over the last few years. Reflecting the shortage of supply against a considerable (and growing) backlog of demand, there is a substantial premium for new build property. At Q4 2014, these were trading at an average of 23% above secondhand stock. This is well above the national average at 7%. Wellingborough offers a strategic central location for employment. In 1983, Wellingborough was granted an Enterprise Zone which quickly grew to be one of the most successful Zones in England and is now one of the most established employment bases in the Midlands. The town is home to nearly 3,000 businesses, including the Head Offices of Booker and Whitworths, as well as household names such as House of Fraser, Monsoon, Open University and Budgens. Investors in the town include Axa Sunlife, Unilever, Standard life, British Airways Pension Fund, Aviva and many more.
